1 Requests for Information pm Draft for Request for Proposals Sprouts - Shell/Civil Issued on April 25, 201 RFI 01 Is the RFP due at 4pm or 5pm on May 16th? Response: RFI 02 Do you have an anticipated start date for this project? Response: Assume July 01, 201 RFI 03 There is a Bid Form issued with the RFP labeled Sprouts Bid Form April 201. This bid form has (3) break-outs (Sprouts T.I. Build-Out / Shell Build-Outs / Civil). The RFP and Sample Contract reference (2) proposals & SOV s. There is also a separate Sprouts Bid Form in each of the Project Manuals provided in the Bid Documents. RFP / Section 2 / Item 2.1-A lists Bid Proposal Forms Complete, Exhibit A. There are no documents labeled Exhibit A in the RFP which was issued. Please clarify specifically what Bid Forms are to be submitted by the GC. Response: An Addendum is being issued that will remove the bid form from the Project Manual(s). A bid form will be formally included with the Addendum. An advanced copy has been added to the Share folder within the Addendum Folder. RFI 04 The improvements indicated on the Civil Exhibit for Bid document provided in the Bid Documents are not shown on the Civil Drawings provided in the Bid Set. There is insufficient information on the Civil Exhibit for Bid document which will be required in order to provide a hard bid for this scope. Please provide revised Civil Drawings which include the proposed improvements along with relevant specific details if this scope is to be included in the GC base bid. Response: Ignore the Civil Exhibit for Bid document. A new document Sprouts Retail Exhibit has been added to the Sharefolder within the Addendum folder. Provide a budgetary dollar value. The exhibit will be formally issued in the Addendum.
2 RFI 05 There are no Site Demo drawings in the bid set detailing the existing improvements to be removed or what the thickness is of the existing asphalt & concrete. Please provide Site Demo drawings, details and additional information. Response: Sprouts_Civil_Demo_Plans_Add1 has been added to the Sharefolder within the Addendum folder. The demo drawings will be formally included in the Addendum. RFI 06 Can the RFP due date be changed Response: Yes. RFI 07 The Responsibility List on Sheet T1.0 of the Sprouts TI Bid Set (See Below) lists several items which are to be supplied and/or supplied and installed by the Developer (D). Please confirm & verify that all of the items shown as supplied and/or supplied and installed by Developer on the Responsibility List will be the sole responsibility of the Developer and are not part of the GC bid scope and should not be included in the Bid. Response: The bid form has been revised to have an add/alt for the GC to provide and install all Owner/Developer scope. The revised bid form will be added to the Sharefolder, and will be formally be included in the Addendum.
3 RFI 0 Sheet A1.0 / Keynote 11 references pilasters provided by others under separate permit. These (4) pilasters are shown with hashed lines. These pilasters are not shown on the exterior elevations but they are shown on the Sprouts TI bid set on sheet A1.0. Please clarify the scope of work involving these pilasters and what portion, if any is to be included in the GC bid. Response: The whole "tower" element is going to be provided by others. Allan Industries will be doing this work. Allan Industries will also be completing the canopies on the Sprouts façade. Our shell documents show the canopies along the 3 adjacent tenants, which the GC will be responsible for providing. RFI 09 Sheet A4.0 / Detail 1 shows a tower by others & (7) canopies by others. These items are shown with hashed lines. Detail 3 shows (2) canopy locations which are shown with standard solid lines. Please verify that the items identified as by others are not to be included in the GC base bid and that only the canopies detailed with standard solid lines are to be included. Response: The whole "tower" element is going to be provided by others. Allan Industries will be doing this work. Allan Industries will also be completing the canopies on the Sprouts façade. Our shell documents show the canopies along the 3 adjacent tenants, which the GC will be responsible for providing. RFI 10 There are two specification manuals included with the bid documents totaling over 1500 pages. One is 14 pages (RI Project Manual ) and the other is 745 pages (TI Project Manual 04231). Please clarify which specification manual is to be used for the bid? Response: Both spec manuals will be used. The TI manual for the TI project and the RI manual for the RI project. RFI 11 Document (CIVIL-EXHIBIT-FOR-BID ) What is the intent of this document? If this document is meant to be used in bidding, we will need civil plans with pavement sections for the various different asphalt conditions as well as there appears to be a new water line going diagonally thru the Home Depot Garden center, and the new water lines in the public street (Cline St).
4 Response: This exhibit is no longer valid and should be removed from the bid package. There is a new exhibit which provides a schematic layout of proposed waterline improvements, which are in addition to the civil plans provided in the RFP. Contractors should provide a budget for this waterline work as a hard bid is not expected since we do not have construction documents for this work, at this time. RFI 12 In Brixton Retail Improvements page D1.1 keynote 2 calls for interior slab to be removed but it also calls for keynote to remove only the flooring down to slab. The area for keynote 2 does not have the hatching to indicate slab removal. Please clarify the limit of slab removal at the retail improvement area. Response: The slab inside the Sprouts space will need to be removed flush with the proposed demising wall. In the adjacent retail tenants the existing floor material will need to be removed down to top of floor slab. RFI 13 In Brixton Retail Improvements page A4.0 states tower and canopies by others. There are no exterior elevations in the Sprouts plan set. Please clarify the responsibility for the scope of work for exterior elevations. Response: The tower and canopies on the Sprouts will be provided by others. All other work will be the responsibility of the GC. RFI 14 In Brixton Retail Improvements page3.0 keynote 2 states match existing roofing. What is the existing roofing specification to be matched? Response: The GC will be responsible to match the existing/adjacent roofing assembly in its entirety. RFI 15 In Brixton Retail Improvements page A5.2 & A5.3 exterior wall sections call for dens glass over fire treated plywood over metal studs. Is this required? Either of these materials (dens glass & fire treated plywood) are suitable for EIFS substrate, the manufacturer does not require both? Response: Yes. It is required. The places where we have plywood is where signage will be placed. RFI 16 In Brixton Retail Improvements architectural demo plans call for the existing slab in the future Sprouts space to be removed and replaced, but the structural plans call for it to be existing to remain. Please clarify the scope of work for the Sprouts slab on grade. Response: This is a coordination issue. The slab will be removed and replaced in the Sprouts space.
5 RFI 17 In the Sprouts Farmers Market plans page T1.0 on the responsibility schedule for BTS, all the items on this list are either provided by Sprouts or the Developer. Is this correct, the GC will not be responsible for providing any materials or equipment on this list? Response: The T1.0 responsibility list is correct. This matches the prototype drawings. Please proceed with the responsibility stated on there for each item. See response to RFI 07. RFI 1 In the Sprouts Farmers Market plans page T1.0 on the responsibility schedule for BTS and Page F1.1 & F1.2 provide conflicting information for a few items. Please clarify which page will have precedence for the supply of conflicting material and equipment responsibilities. Response: The T1.0 schedule trumps that F1.1 and F1.2. Please use the T1.0 for reference. RFI 19 In the Sprouts Farmers Market specification manual section 3543 states Sprouts CM to provide name of concrete polishing subcontractor prior to bid. Please provide concrete polishing subcontractor name and contact information. Response: National Concrete Polishing & Grinding, Inc. will be the concrete polishing sub. The contact is: Brian Cribbs (bcribbs@nationalpolishing.com) 5145 Brecksville Road, Suite 101, Richfield, OH 4426 RFI 20 Will a piping diagram and branch/loop piping sizes be issued for this store? Additionally, there are several circuits on the refrigeration schedule that list multiple CDS valves. Can you clarify what the correct valves are? Response: This has been updated in the ADD#1 please refer to the piping plan on Sheet R3A. The overlaid text boxes calling out Kit 2CDS is the correct and intended CDS selection on legend. The text box insert was a solution for an internal spreadsheet calculation issue on legend, nothing more. RFI 21 Does the interior pour back of the Sprouts slab on grade go in the Sprouts or Shell column of the bid form? Response: Sprouts scope of work goes into the Sprouts column of the bid form, Shell scopes of work go into the Shell column. RFI 22 Does the exterior concrete curb at the storefront of the Sprouts go in the Sprouts or Shell column of the bid form? Response: Sprouts scope of work goes into the Sprouts column of the bid form, Shell scopes of work go into the Shell column. RFI 23 Do the skylights on the Sprouts go in the Sprouts or Shell column of the bid form?
6 Response: Sprouts scope of work goes into the Sprouts column of the bid form, Shell scopes of work go into the Shell column. RFI 24 Will the Sprouts building exterior get elastomeric paint? Will it be required on the white shells exterior for elastomeric also? Response: No none of the façade will have elastomeric paint. RFI 25 When will the contract be awarded? Response: Target is mid-june. RFI 26 Is there an owner's required roofer? Response: At this time, no. RFI 27 How old is the roof. Response: 10 years. We are working on getting an extension (warranty expired in Feb. 201) RFI 2 Who is responsible for the structural special inspections? GC or Developer. Response: Developer is responsible for QAA-3rd party Special inspections - GC is responsible for ALL other testing, certifications, reports, etc. RFI 29 Is an empty suite available for construction office or is trailer needed? Response: No empty suite is available. GC is responsible to provide the lay down area, office, trailer, and dumpster to include safety and security RFI 30 Provide any drawings available for the Allan Front Structure. Response: Final drawings are not available. Allan Industry drawing(s) has been included in the Addendum folder to use for reference and GC coordination RFI 31 Define rework to front elevation area that buts up to new Allan structure. Response: Please refer to sheet A4.0 for new materials that will abut the Allan Industries structure. Please construct 33'-0" lineal feet of new parapet to replace tower to be demolished. RFI 32 Clarify all areas to be removed for new Allan structure.
7 Response: No finish is to be removed from storefront, unless noted. Please refer to Sheet D1.0 and D1.2 for extent of demolition to occur at façade. RFI 33 Confirm Sprouts will direct purchase RO system, GC will assemble and install per plumbing drawings. Response: Per the F1.2 in the Sprouts drawings, Sprouts will furnish, receive, assemble and install the Whole Store R.O. System. Final control/power connection by Plumbing Contractor/Electrical Contractor. RFI 34 Confirm Existing bolts in slab at owners Tenant area are to be sheered off at ground level. No other work to be done. Response: Only shear off bolts at ground level. No repair of spalling included in bid. RFI 35 Confirm Roof is a wood 4 ply system Response: Existing roof system will have to be GC field verified and identified on site. RFI 36 Complete Civil drawings for utility portion? Response: Yes, budget the water schematic scope, all other utilities are covered in the current set of drawings. RFI 37 Existing scrim/insulation to remain. Patch or repair allowance # Response: Yes, existing scrim/insulation is to remain. RFI 3 Confirm removing all existing sprinkler system at Sprouts area. Reroute for TI spaces. Response: Fire Protection sub to design and submit to city, deferred submittal. RFI 39 Fire Protection sub to design and submit to city, deferred submittal. Response: Correct. RFI 40 Verify: Do not include refrigeration cases in bid number (Huessman to provide). Add later. Response: Correct. Hussmann to provide.
8 RFI At the job walk, it was directed that the existing ductwork was to be left in place and reused. Sheet D1.1 & D1.0 of the Shell / Civil plans reference remove all lighting, conduit, ceiling and associated accessories, diffusers, ductwork and associated equipment. Please clarify the correct bid scope and whether or not the ductwork, diffusers, and HVAC related equipment is to be removed. Response: Please proceed with plan direction. Please refer to MEP drawings in both sets regarding new scope of work. RFI 42 Are there As-Built plans available for this project? Response: Yes, included for reference in the RFP Sharefolder. RFI 43 What is the thickness of the existing slab and base section which is to be removed at the Sprouts tenant space? Response: This will have to be field verified at the site. RFI 44 At the job walk, it was directed that the project would require (2) superintendents. Please confirm that the bidding GC s are to include costs for (2) superintendents in their bid. Response: No. 1 superintendent should be able to handle this. Especially with a majority of the facade work being a sign vendor. RFI 45 Please provide reference plans for the Allen Industries scope of work discussed at the job walk. Response: Included for reference within the RFP Sharefolder.
