The existing facility does use modular buildings. The structure of the overall facility is steel joist on load bearing masonry type of construction and concrete block wall construction in the interior. The floor system is concrete on metal deck on steel joists, cast concrete and concrete slab on grade. The roof over the gymnasium and cafeteria is a gravel surfaced built-up system installed in The roof over the remainder of the overall facility is the original gravel surfaced built-up system installed in The ventilation system of the building is inadequate to meet the needs of the users. The classrooms are slightly undersized to meet with the current standards established by the State of Ohio. A Silent Knight door contact, motion sensor and camera type security system does exist in the school. The building does not have an automatic fire alarm system and sprinkler system. The overall building is not fully compliant with ADA accessibility requirements. The school is located on a 6-acre site adjacent to residential. Heating System Recommendations: The existing system for the overall facility is 2 natural gas fired hot water boilers with 2 zone pumps, cabinet ventilators and finned tube radiators installed in 1970 and is in good condition. There are several signs of past leaking. Access to the roof was gained by steel ladder that is in good condition. The access hatch is in fair condition. Flashing, roof edges and roof drains on the gymnasium and cafeteria roofs are in good condition. 11 D. Electrical Systems Recommendations: The electrical system in the overall facility is a 120/240 volt, 1200 amp, 3 phase, 4 wire system and is in good condition. The transformer is owned by Cincinnati Gas and Electric and located outdoors. The panel system is in good condition and 1970 age and cannot be expanded to add additional capacity. The classrooms are not equipped with adequate electrical outlets. The corridors and exterior of the building are equipped with adequate electrical outlets for servicing. 3 Needs Replacement The entire electrical system requires replacement to meet OSFC guidelines for the addition of air conditioning.
