2 2GRADUATE LEAFLET 2014 Who we are Lewisham Homes is an ambitious organisation set up to improve housing in the borough, currently managing 18,000 homes on behalf of Lewisham Council. We are a not-for-profit organisation undertaking a major local investment programme, operating our own maintenance company and building new homes through a partnership with the local authority. As a local employer we work in London s third largest borough where diversity is both a defining characteristic and strength. We re committed to delivering great customer service, investing in Lewisham neighbourhoods and growing our business to shape a bright future. What we re looking for We are seeking five enthusiastic and motivated graduates to join our graduate development programme in one of the following service areas: Housing Management - a 12 month programme focusing on the provision of generic services to residents; Responsive repairs a 12 month programme focusing on delivering an effective repairs service and further development of the commercial business going forward; Asset Investment a 24 month programme for surveying graduates focusing on building surveying in the delivery of the capital programme.
3 What you will need Competencies A passion to work in social housing A 2.1 degree in any subject, except for the Graduate Trainee post in Asset Management when your degree should be in Surveying Three A levels at grade C or above or, the equivalent Right to work in the UK Ability to commence full-time on 15 September 2014 We seek ambitious and dedicated people who share our values and are excited about the opportunity to work in an innovative, challenging and customer focused organisation. You will need to be self-motivated as you will move between teams and work activities and colleagues will change. You will need to manage your time well, be able to prioritise your work, settle into new work situations quickly and deliver high standards of performance. In return we offer a salary range between 20,665 to 22,646pa, 26 days holiday plus public holidays, a range of career development opportunities, staff benefits and a Career Average Pension Scheme. We ll support your personal and professional development, including support for a relevant professional qualification and APC, if appropriate. Throughout the programme we ll be looking for candidates that can demonstrate strengths in the following competencies: Planning, organising and achieving Equality and diversity Managing resources Taking initiative, solving problems and managing risk Customer focus Managing change Communicating with influence Leadership What to to expect You will spend time in various parts of the organisation gaining valuable insights into our work. Example placements include Tenancy Management, Antisocial Behaviour, Estate Services, Income, Capital Works and Planned Works, Responsive Repairs, Voids, New Build, Business Planning, Policy and Performance and Community Engagement. You ll have the opportunity to work on interesting and demanding projects and through technical and skills workshops, mentoring and support from a range of staff around you, you will develop professional competence and skills in areas such as project management, commercial acumen and building relationships. 3 GRADUATE LEAFLET 2014
4 Future opportunities At the end of the programme, a permanent post cannot be guaranteed and will be dependent on business need and personal performance. However, advice and training will be offered to assist trainees in carving out a successful and fulfilling career. the workplace. I most appreciated the opportunity to think about my performance as a whole, outside of my day-to-day role. When I think over the last year, I couldn t be happier; I ve gained a thorough knowledge of the housing sector, gained experience in a supportive environment, and got to know a vibrant community. What our previous graduates have to say 4GRADUATE LEAFLET 2014 Trainee, Housing Services Felicity Knill As someone with an interest in the not-for-profit sector, Lewisham Homes Graduate Scheme had a strong appeal for me. My placement in the Tenancy team offered the face-to-face customer contact I was seeking and involved a mixture of working on projects and assisting Tenancy Officers with casework, which includes home visits, court attendance, and Tenants and Residents Association meetings. My personal development was also supported during the scheme by the graduate training I received, which focussed on improving skills used in Trainee, Business Transformation Roland John The graduate programme combines a structured but flexible development programme within a sector that has a positive influence on people s lives and their communities. My current placement in the Business Transformation team is focused on working with service delivery teams to identify business process improvement opportunities or problems and to then implement new ways of working. Ongoing support from my manager and team has played an important role in my development at Lewisham Homes. Regular meetings and the support of a mentor have also been hugely beneficial to my development. Overall, I believe the Lewisham Homes graduate programme has prepared me for working life after university and given me a valuable insight into the housing industry.
5 The programme gave me the opportunity to work through problems with fellow graduates and receive training on themes such as customer service, team working, communication skills and stress management. One of the best aspects of the programme was being allocated a mentor who offered me support and advice whenever I needed it. My mentor also organised opportunities for me to shadow other teams where I experienced wider aspects of the business and developed my contacts throughout the organisation. I have now secured a permanent post at Lewisham Homes and will be working in the Development Team whose focus is building new housing in Lewisham.
