2 WET? Block & Poured Walls with Wall Crack Floor will be cut 12 from the wall. After cement and debris are removed a channel will be dug out, going down to the footing. After a channel is cleaned and the proper slope installed, each cylinder in the blocks will be drilled, exhausting all water stored in them. After the blocks are drilled, water will not build up in them. It will now flow freely through the holes into the drain system. Air will now circulate causing the wall to dry out Description of the Drain Tile System: (except on poured walls). Waterproofing paneling will be placed over the 1-1/2 rows of blocks with a waterproof barrier placed behind panels. Water pressure that was built up under the floor is now released, exhausting it into the drain system. Drainage tubing will be laid in the channel and enveloped in 1-1/2-2 sone to prevent mud, silt and sand from clogging up the drain. A gradual slope in the channel will direct the water to the sump pump liner. The sump pump will discharge out the foundation wall according to local code. Customer will provide an electrical outlet for sump pump installation. Floor will be re-sealed with concrete. After completion of the job, all debris will be picked up and hauled away. Contractor agrees to furnish all labor and materials unless otherwise indicated in contract. 5 Basement Construction There are basically two types of basement construction: poured concrete and concrete block foundations. Slab Concrete Pour Poured concrete basement foundations set upon a wide concrete footer. The walls of the basement are all poured at one time inside either wood or metal forms. The metal forms may have designs imprinted on the inside of them. Those designs are then transferred to the concrete as it sets up and cures. The designs can resemble any number of shapes from brick to stone. Metal rebar is configured inside the forms before the concrete is poured for added strength to the solid wall. Although the cost of poured concrete is more expensive than block foundations, the overall strength is greater. Standard Block Concrete block basements, like poured concrete, must be laid upon a solid concrete footer. The block is stacked and held together with a Portland cement mortar mix. Sometimes the cavities of the block are filled with solid concrete after metal rebar rods are placed inside the cavities. This adds strength to the block wall. The advantage of a block basement over solid concrete is the lower overall cost in construction. Once the walls have been constructed, gravel is dumped into the interior of the basement, and a 2-4 slab is poured over the gravel. This slab is the basement floor. Monolithic Pour Most basements are constructed on concrete footers, but some basements are built with a monolithic slab. Instead of concrete footers, a thick floor slab is poured, then the foundation walls are built on top of the slab. Drain pipes are laid around the exterior perimeter of the foundation to collect water. The excavated area surrounding the basement is then back-filled. 6 Monolithic Foundations A monolithic foundation requires a different waterproofing approach. Since the walls are supported by the floor in a monolithic foundation, removing the floor will undermine the foundation. A drainage system cannot be safely installed under the floor. The solution is to use a surface drainage system to collect incoming water and relieve hydrostatic pressure. The Aqua-Tec Cove System is a surface drain channel that is permanently attached to the basement floor with waterproof epoxy. The Aqua-Tec will collect incoming water and direct it to the pumping system for disposal. 6
7 Why Basements Leak Water seeks the path of least resistance and will find its own level. One inch of rain on one acre of ground equates out to 27,658 gallons of water Over a long timeline, every basement will eventually leak. Let s take a look at some of the most common reasons. The fill dirt around your house is less dense than the original soils that have not been disturbed. Settlement of the fill dirt can continue for 7 to 10 years, and combined with seasonal expansion and contraction, it will put much pressure on your foundation walls. Water that flows and settles around your house in the fill dirt decomposes the lime in your concrete or concrete block and mortar joints. Concrete and concrete blocks are made of sand, stone and lime (lime is the bonding agent in the formula). Exterior waterproofing treatments deteriorate over time as they are subjected to hydrostatic pressure and freeze/thaw cycles. Once this occurs, the water starts seeping through the porous concrete walls creating leaks and possible structural damage. The exterior drain tile eventually becomes clogged with sediment and dirt. Even if the pipe is clear, the small holes or slits that allow water to enter the pipe will clog. This allows a water table to rise around the house creating hydrostatic pressure. Hydrostatic Pressure Cove Joint Once the water is a a level above your basement s lowest point, hydrostatic pressure is constantly applied to your foundations walls and floor. The water will find the path of least resistance in order to find its level. The cove joint (where the footer, wall and floor meet) is the most common area to leak because this is the weakest point in the foundation 7
8 Six Components of a Complete Waterproofing System There are six critical components of a complete waterproofing solution. If any one of the components is eliminated, the chances of system failure and potential flooding greatly increase. Moisture Barriers Moisture barriers are non-porous products applied to the interior of the foundation. All moisture and vapor is prevented from entering the interior of the basement. A basement waterproofed without moisture barriers will continue to have moisture and dampness on the interior walls. Diverters Diverters establish and maintain open water pathways to direct any and all water into a drainage system. Diverter products relieve hydrostatic pressure by facilitating water flow and removing resistance. Waterproofing systems without diverters are easily overwhelmed when heavy rainfall occurs. The volume of incoming water cannot get into the drain fast enough to prevent flooding. Drainage Drainage products are placed under the floor in the basement to collect and discharge all storm water from the basement. It is very important that the drain system can accommodate a high volume of water. An undersized drain system won t be able to handle the demand during heavy rainfall and flooding will occur. 8
9 Six Components of a Complete Waterproofing System Sump Pumps All water must be properly discharged from the drain system. A pumping system is installed to remove all collected water from the structure. It is important to have a pump that is capable of removing the volume of water collected by the system. If a sump pump cannot meet the demands of the system, basement flooding occurs. Back-up Pumps A backup system takes over pumping duties whenever power service is disrupted. Without a backup system, flooding will occur when power to the home is disrupted. A proper backup system will maintain the required pumping capacity of the system until power is restored. Structural Repair The foundation walls must be inspected for any damage caused by hydrostatic pressure. If there is damage, the integrity of the entire foundation could be at risk. By permanently repairing any damage, the foundation will remain structurally sound. 9

13 Structural Repair The foundation is responsible for supporting the entire structure. If the foundation is damaged, the entire structure could be at risk. These two products will make sure your foundation is structurally sound. Fortress Carbon Fiber Reinforcement When the foundation wall has minimal damage or movement, the wall can be repaired and stabilized using Fortress carbon fiber straps. After applying Fortress carbon fiber, your foundation walls will be stronger than when they were built. The Fortress system can be installed in just a few hours. 13
14 Wet Crawl Spaces A crawl space is constructed the same as a basement, except for the shallower depth. Since crawl spaces cannot be used as living space, many crawl spaces have a dirt floor, rather than concrete. Dirt floor crawl spaces tend to be very damp, even when a proper waterproofing system is installed. This can lead to mold and mildew growth in the crawl spce and the rest of the home. BEFORE AFTER BEFORE AFTER The solution is to install a proper waterproofing system, then completely seal off the interior of the crawl space using Flexi-Seal, a flexible moisture and vapor barrier. Flexi-Seal is applied to the walls and over the floor of the crawl space, creating an air-tight water barrier. By conditioning the sealed crawl space, all mold, mildew and odors are eliminated. Flexi-Seal is durable enough to be walked on. A sealed crawl space can be utilized as a storage area. 14

16 Pumping Systems & Backup Systems A pump system is the key to any waterproofing system. The system is responsible for removing all the collected water from the foundation. Sump pumps can come in several different configurations. Your consultant can help choose the best pumps for your specific situation. Here are a couple points to consider when choosing pumps. Horsepower Horsepower, a measure of motor strength, is a commonly used specification for sump pumps. However, more horsepower does not necessarily equal higher pumping capacity. Many 1/3 hp pumps remove more water than some 1/2 hp pumps, due to motor and design efficiency. Gallons per Hour Gallons per Hour is the best measure of pumping capacity. However, it is important to see the performance curve of the pump s output. A pump may output high volume when the amount of vertical lift required is only 5, but output falls off sharply when required to pump 10 of more. Backup System A quality backup system insures that your basement remains dry in dire situations. If electrical service is disrupted, a backup system can maintain pumping requirements. In extreme rainfall situations, a backup pump will assist the primary pump in removing excess water. Make sure to check the Gallons per Hour capacity of the backup system. Inferior backup pumps only output a fraction of water that the primary pump discharges. 16
