1 VININGS JUBILEE SPECIALTY CENTER AND VININGS JUBILEE COURTYARD SIGN CRITERIA ISSUED: JANUARY 2006 AMENDED: March 2009
2 General Signage Criteria This criteria sets forth the basic guidelines by which the Landlord will review and approve all Tenant signs for Vinings Jubilee Specialty Center and Vinings Jubilee Courtyard. The purpose of sign criteria is to ensure consistent, tasteful, quality signage throughout the center, setting specific restrictions as set forth below. The Landlord maintains the right to reject, or to require modification of any Tenant sign. 1. Number of Signs Permitted All Tenants will be required to have one (1) Tenant ID sign. Stores having corner storefronts may have one (1) on each storefront, but limitations will be enforced by the Landlord dependent on individual storefront circumstances and design. No tenant will be allowed more than one (1) Tenant sign per storefront. Tenant shall install at Tenant s expense an exterior sign conforming to these sign criteria and specifications. Tenant shall at all times keep all signs in good condition, in proper operating order and in accordance with all applicable government regulations. 2. Type of Signs Tenant may select one (1) Tenant ID sign shown on sheet to apply their trade name or customary logo for identification. All signage is required to be constructed of aluminum. Tenant ID Signage Specification: 2" deep aluminum panel sign. Frame is 1" x 2" square aluminum tubing rolled to match radius as needed. Frame has 1" square aluminum tubing internal frame. Internal frame is welded on center with 2" tubing or recessed 1/2" inside 2" tubing. Face panel is 1/8" thick aluminum, welded to 1" square tubing internal frame. Painted per landlord specification. With tenant graphics as required. Tubing frame to be tapped for concealed stud mount. Tenant Blade Signage to be provided at discretion of landlord depending on architecture of storefront. Tenant Blade Signage to be purchased and installed by landlord and is the property of landlord. Storefront window graphic guidelines are indicated on sheet 7.0. and limited to Second Surface Applied White Vinyl. Second Surface vinyl is applied to interior surface of glass. Due to customization of individual Tenant Storefronts, final designs will vary and are up to the landlord's discretion. Tenant Signage, other than those illustrated in these guidelines, shall not be permitted. Storefront signage must be located within the storefront area defined by the Tenant s lease. Signing may occur anywhere within the limits of the basic storefront area as dictated by the architecture, but should maintain the design intent illustrated within these guidelines. 3. Lighting Lighting must be in keeping with the lighting plan of the overall center appearance. Sign illumination must be controlled on at sunset and controlled off at 10:00pm via timer as a minimum criteria. Signs shall be limited in brightness subject to Landlord s discretion. All signage must be illuminated using one of the following product lines and preferred vendors: (1) Abolite Angled Reflectors mounted with Abolite Gooseneck Wall Brackets unless otherwise approved by Landlord. Tenant may select one (1) Reflector size and one (1) Gooseneck Wall Bracket style shown on page 8.0 and 8.1. (2) Pen Lights ISSUED JANUARY 2006 Page 2 AMENDED MARCH 2009

Letters Sign Text is limited to Tenant s trade name or Tenant s customary logo as it appears in the Lease Agreement. Individual logos, typefaces, and colors shall be approved by landlord. Landlord reserves the right to limit use of logos. Color Specifications The following color specifications will apply to all Tenant signage: - Background color for all signs: Benjamin Moore Black Jack Benjamin Moore White Ice OC-58 Benjamin Moore Stardust Benjamin Moore Rustic Brick Benjamin Moore Marblehead Gold HC-11 Benjamin Moore Eucalyptus Leaf Benjamin Moore Autumn Orange For frame of all signs: Benjamin Moore Black Jack Benjamin Moore White Ice OC Submittal of Sign or Graphics Drawings Tenant must officially submit 2 copies of scale drawings of their proposed signage and lighting plan to the Property Manager for approval before any fabrication of signage begins. Written approval from the Property Manager is required prior to any fabrication. The drawings must indicate all pertinent information such as ISSUED JANUARY 2006 Page 3 AMENDED MARCH 2009
4 material, overall size, letter size, typestyle, accents, fastening system, color scheme, and proposed placement on elevation of building. Layouts must be resubmitted until marked Approved by Landlord. Incomplete layouts will be returned without approval. 7. Mounting of Signs Signs must be mounted as designated in this guideline. The landlord must approve any alternate method of mounting. Sign installer must verify conditions under which sign will be installed. Penetrations to the building structure or roof system must be approved in advance by the landlord and coordinated with the landlord s contractor for proper flashing and/or sealing methods. Any condition considered not suitable for proper and safe mounting is not permitted. 8. Code Requirements It is the tenant s responsibility to insure that all signs and their installation meet all code requirements set forth by government bodies having jurisdiction over Vinings Jubilee and that the appropriate signage permits are obtained. Cobb County Code Enforcement Division 191 Lawrence Street Marietta, Georgia Storefront Graphics Any graphics applied to storefront windows must be approved by Landlord. All graphics applied by tenant must be applied to interior side of storefront glass. See Page 13 for additional information. General Signage Criteria 10. Specific Limitations Landlord prohibits any additional storefront signage which does not conform to established design guidelines or convey a sense of permanence, use of quality materials, or enhance the overall project design. The following means of communication are prohibited. - Flashing, oscillating and moving. - Formed plastic or injection-molded. - Noise producing signs. - Odor producing signs. - Boxed or cabinet type unless recessed and an integral part of the storefront design and approved by the Landlord. - Exposed raceways, transformers, ballast boxes, crossovers, conduits, sign cabinets, etc. - Decals and lettering on shop window glass, door glass or any other part of storefront unless in keeping with design intent illustrated within these guidelines. - Temporary signs, banners, posters, notices, announcements or advertisements except standardized ail signs specifically approved in advance by Landlord. - Exposed labels of underwriter, manufacturer, etc. - Neon signage of any form is prohibited. - Paint, decorate or make any changes to the store front of the Premises. - Install any lighting, awning, or protrusions, or any exterior signs unless approved by Landlord. - Install any drapes, blinds, shades or other coverings on exterior windows and doors unless approved by Landlord. - Erect or install any signs, placards or decorations, or advertising media of any type that can be viewed from the exterior of the Premises, excepting only dignified displays of customary type in store windows. - Landlord reserves the right to limit or prohibit the use of logos. - No sign shall be installed without Landlord s written approval. It also means that ample time must be allowed for the review and possible resubmittal. Likewise, we recommend allowing at least 4 weeks for manufacture and installation following design approval. Tenant must officially submit 2 complete sets of drawings and color samples, etc. to the Landlord s representative: Vinings Jubilee 4300 Paces Ferry Road Suite 245 Atlanta, Georgia fax In all cases, Landlord s judgment as the aesthetic quality, number, color size, material and method of installation of all signs shall be binding and final.
