2 realroof by Ultraframe is a tiled roof extension solution. It is a packaged solution, off site manufactured and which meets part L of the Building Regulations in England and Wales and part J of the Scottish Regulations. realroof has LABC Registered Details which assist with demonstrating compliance to all relevant parts of the Building Regulations. realroof accommodates all popular forms of slates, tiles and metal sheet products. As it is factory pre-fabricated, it is speedy to install on site saving a number of days when compared to traditional on site roof fabrication. The packaged solution is a SIPS based product and the roof structure is delivered in one package only fascias/soffits, tile coverings and plasterboards have to be sourced locally. 3 OVERVIEW The set out information in this guide is based around 300mm wide cavity walls. Product defi nition realroof is a tiled roof extension solution. In summary, it is a packaged solution, off site manufactured for rapid assembly and compliance with relevant Building Regulations. realroof is classed as a warm roof and gives a vaulted/loft type ceiling. There are three major elements to realroof; A patented polystyrene bead filled box eaves beam that forms the soffit structure - approx 450mm front to back depth. 2. A hidden structural aluminium framework for hips, ridge and starter bars. 3. Mechanically fixed Structural Insulation Panels (SIPs) are attached to the box eaves and structural framework. Once it is counter battened and roofing membrane fixed (both supplied) the selected slates/tiles and battens are attached in the usual manner. (These items are not supplied) Key performance criteria - The product works with ribbon glazing, full masonry walls, brick piers, on its own structural posts (which can be insulated and clad with Loggia elements). - The standard soffit projects approx 150mm beyond external masonry box eaves beam is approx 440mm front to back depth. - Pitch range suits all commonly available tiles/slates/metal roof coverings pitch range: Always check with the roof covering manufacturer on the minimum pitch for your selected tile/slate brand. - System U value using 190mm SIPS panels is 0.16W/m2 C - it is feasible to achieve 0.12W/m2 C by the incorporation of additional slab insulation at vaulted ceiling level. - The system can incorporate roof windows e.g. Velux - 2 distinct opening size choices are possible. - Cut outs for roof windows must be selected at point of ordering. Under no circumstances can this operation be done on site. U-Design U-Design is a piece of design and configuration software that exclusivly specifies realroof extensions. As well as visualising and pricing upon entry of the customers postcode it checks the wind and snow loads at the exact location to ensure compliance with Building Regulations. 3

9 SUPPORT REQUIREMENTS The roof can be constructed with a variety of post and brick pier combinations. The critical criteria are 1. Support at each corner 2. Maximum unsupported span 4m 3. Maximum beam length 6m, joint to be supported by a post or positioned mid pier 4. Joints to be minimised Guidance on brick pier sizing As the UK s dominant building material it can wrongly be assumed they are suitable for all situations. Bricks largely rely on their mass to provide stability particularly given the relatively uncontrolled way in which mortar is mixed on site. Brick piers can fail in two ways 1) through flexure where wind is hitting the wall head on, bending the wall between the ground and the roof and 2) is lateral stability where the wall is supporting the adjacent panel. For guidance on the construction of piers, we have used a wind speed of 23m/s at an elevation of 150m which covers the majority of England and Wales and part of Scotland as the default. This is the guidance on brick pier construction, given the rules above. Where the construction is brick and block alone the minimum size of pier is 787mm (3.5 bricks). Where a windpost is incorporated such as an Ancon WP1 or WP3 this prevents the flexural failure and the pier can be reduced to 562mm (2.5 bricks). At this point the lateral stability becomes the limiting factor and a portal leg with secure fixings to the foundations is required, such as the realroof standard posts. Other solutions are possible but it is necessary to consult a structural engineer for what is most appropriate for conditions at any particular project.
