2 Do you manage the maintenance for a commercial or industrial property? Do you find it hard to get tradesmen when you need them most? Do you have a preventive maintenance plan for your equipment such as air conditioners? Are you aware of the Legislative requirements that apply to you as a property owner or manager? Do you have better things to do with your time? Wouldn t it be nice to have a professional team conduct all of your property maintenance for you? Wouldn t it be nice if all you needed was 1 phone number for maintenance and to know that you will be speaking to someone who understands your maintenance needs? 3 Introduction Watts Constructions and Multitec Plumbing and Roofing are locally based and Townsville owned Companies. Together these two companies employ over 120 employees and consequently have access to a large and diverse skill base. These two principle companies are backed by an extensive list of specialist subcontractors who have a long history of repeat business over many years. Watts Constructions are a long-term provider of construction and/or maintenance works for: Townsville Airport The Department of Defence Queensland Health The award of a cornerstone two-year maintenance contract by Townsville Airport Pty Ltd (TAPL), provided Watts Constructions with a genuine opportunity to diversify it s deliverables and provide an integrated maintenance service. Mission Our mission is to provide our customers with a total property maintenance solution tailored to their specific needs. The solution when developed may include: Scheduled Preventive Maintenance: Maintenance based on use or time (similar to vehicle maintenance Maintenance required by Legislation: Maintenance for high-risk plant such as air conditioning, water towers, lifts and escalators Emergency Breakdown Maintenance: Things can go wrong and when they do we will be there for you. We are on call 24 hours a day. Planned Maintenance: Occasionally, a tradesman will observe that a component is wearing out or coming to the end of its serviceable life. They will inform the customer of their findings and with the customer develop a plan to change the worn part when next the equipment is off line for scheduled maintenance or replace the equipment. This allows the customer to plan for the additional expenditure and ensures that the equipment continues to function as required without breakdown. We can assist to develop a 5 year rolling maintenance budget which is reviewed annually to provide ongoing certainty. A Vision for the Future We shall endeavor to provide our customers with a professional and reliable level of service so that overtime we shall become an integral part and valued facet of our clients business. 4 Our People Watts Constructions is focused on providing a professional service that caters for the specific needs of our clients. This service is resourced independently to ensure that our people are empowered to achieve the levels of service required to succeed. Jamie Letts has been employed by Watts Constructions in excess of ten years. Jamie is responsibility for administering, logging, tracking, reporting and closing out all our maintenance activities. Jamie has experience in administering defence maintenance over the past 4 years and will be the principle point of contact. Jamie has direct access to the relevant trades persons as required for technical support. Gordon Jepson a carpenter by trade and has a broad range of experience in maintenance relating to carpentry, roofing and plumbing. Gordon holds an open builders licence, and is a BSA Accredited Site Supervisor. Gordon has for the past 6 years been actively involved in the management and provision of maintenance services conducted by Watts Constructions for the Department of Defence and Townsville Airports. Michael Shine will facilitate purchasing. Competitive pricing will be achieved by leveraging off the purchasing power of Watts Constructions. This will ensure that our customers attain the best value for money. Page 4 of 7
5 Our Resources Watts Constructions has access to an extensive range of company owned plant & equipment. This includes excavators, bobcats, trucks, cranes, scissor lifts, knuckle boom, scaffolding and miscellaneous small plant and equipment. Watts Constructions have direct access to plumbing and roofing services through Multitec. Having such a diverse support system means that Watts Constructions can not only handle the small jobs but it also has the capability to undertake substantial refurbishment of existing buildings prolonging their usable life including refurbishment and the removal of asbestos and other hazardous substances e.g. Lead paint and PCB s. Customised Maintenance Solutions Watts Constructions will work with you the customer to develop a maintenance solution that meets your needs. To do this we undertake an audit of your property to identify all opportunities where we may be able to assist you. During the audit our assessing officer uses a comprehensive checklist to ensure that we identify all legislative requirements. The checklist is broken down into eight specific areas as follows. 1. Structural Systems (concrete, blockwork, roofing and all associated components) 2. Interior and Exterior Building Finishes (paint, flooring, cabinet work) 3. Grounds and Landscaping Facilities (lawns, gardens, reticulation systems) 4. Housekeeping (includes access and egress, fire alarm and suppression, signage, pest control) 5. Mechanical Systems and Equipment (air conditioning, lifts, escalators) 6. Electrical Equipment and Systems (HV and LV electrical and communications) 7. Hydraulic Systems and Equipment (plumbing, HVAC, hydraulic systems) 8. Maintenance Management (expenditure planning, reporting, considerations for the future including environmental changes (Green Building) Following the audit we put together a comprehensive maintenance plan based on the findings of the audit. Our Maintenance Manager will then contact you to arrange a time when they can go through the plan with you. This gives you an opportunity to select those items that you wish to include or exclude from any future maintenance contract. What Are the Advantages There are many advantages to having a maintenance contract with Watts Constructions but for most it will be one or more of the following: chasing tradesmen to do work (one phone number 24/7); Guaranteed response times for emergency repairs; Page 5 of 7
6 Improved serviceability due to the reduction in downtime; Improved budget control as you will know what it will know the labor cost upfront (less parts); Extended life of equipment due to regular servicing; Factual reports on the status of your equipment, which allow you to make decisions in regards to its repair or replacement; Advice from people who know what they are talking about; and Lower overheads as most procurement activities shall be undertaken through our established supplier network. te 1: The comprehensive maintenance plan and the methodology used in its development remains the intellectual property of the Watts Group of Companies. As such the plan or any associated documentation may not be used to attain other quotes. Our Systems Watts Constructions Systems have the ability to: Interface with MEX. This is the dedicated computer maintenance management system used to manage the maintenance on Defence sites and the James Cook University. Report and track works programmed but yet to be complete over a specified period; Track work orders raised for legislative compliance and provide evidence of compliance Report and track completed works completed over a specified period; Each work order includes any specific comments entered by the tradesman. These items will be provided to our clients for follow up action as required; Compliant with AS9001:2008 for records management, Typical Services The following list provides a general overview of services offered. It is intended that this list will evolve over time as our clients needs dictate the service required. The ability to accommodate both minor and major works and provide single point of contact for maintenance requirements is our point of difference. Inspection, testing and servicing Backflow prevention devices, oil separators, hot water system checks, eyewashes, blockages. Roof leaks, downpipe and gutter maintenance. Clean out and repair Blockages, breakdown, routine checks, Emergency Routine and statutory maintenance Page 6 of 7
