5 Renovation Scope-BEFORE pics Renovate guest rooms and bathrooms Create an upscale feel and environment Be sensitive to environmental issues Utilize sustainable materials Design is the primary focus Sustainability is a key factor
6 Design Process Update and Refresh with sustainable materials in mind Modernize with the use of spa like bathroom features and color scheme Working with a team to achieve the design vision Keep Recycled content in mind
7 Team approach How we determined the priority items to be replaced (i.e. casegoods, lighting, bedding, etc) with hotel staff and ownership G1 provided a base budget for this scope based on FF&E and construction costs Team identified items that should specifically be targeted for sustainability Team was held by designer to dates to maintain schedule
8 Decision process Clear that we would not be able to evaluate all design aspects in a very simple format G1P developed design / sustainability matrix It was key to involve hotel, ownership, Procurement Company and Contractor in the decision process which was led by the design team Some design aspects that were reviewed Low VOC Minimizing waste and reusing existing materials in new ways (mirrors) Recycled content in carpet (put in elevators to test durability) Worked with local manufacturer to reuse existing plumbing valves Fluorescent decorative lighting (formerly incandescent lamps) Longevity and durability of materials

10 Mock up Three(3) mock up rooms were developed ranging from the least invasive (lowest cost) to the most invasive (higher cost) Each of these options had different aspects of green design that needed to be acknowledged The team met on site several occasions to evaluate the mock-ups At the end it was a blending of pieces of each room that won out for the best overall comprehensive design, green and budget. From this point the final specs were compiled and documents were completed
11 Implementation Group One Partners, Inc. Purchasing Final buyout bidding about 16 weeks Delivery was sent to a warehouse for processing Removal of existing furniture pieces (liquidation) Programs to send FF&E for reuse. Installation Shipping of goods to minimize trucking Recycling of all boxes and materials Construction Noise / dust control was maintained by GC Carpet recycling program was handled by GC General construction recycling program by the GC Protection of HVAC equipment was maintained by GC Caulking materials were all low VOC Adhesives and ventilation Delivery of completed rooms back to the hotel Expediting punch list Limited rooms out of commission Limited and controlled disruption

16 Summary Design has to be approached in a different manner Having the contractor and procurement group on board early on is crucial to maintain schedule and budget To truly be successful in any renovation project, especially one based on sustainability a team approach is critical.
