3 Bushmead Design & Building Guidelines 1.0 Introduction Introduction 1.1 Purpose of these Design Guidelines These Design Guidelines are in place to encourage the best possible housing design outcomes and to reflect the project vision at Bushmead Estate. These Guidelines also reflect Cedar Woods commitment to deliver sustainable communities and will help ensure you future proof your investment and reduce your home operating costs. Every lot purchaser is provided a copy of these Design Guidelines through the sales process. Please provide a copy to your builder/architect and work with them to ensure these guidelines are addressed in the design of your new home. 1.2 Relationship to Local Government These Guidelines do not replace or override, but should be read in conjunction with, the statutory planning requirements of the City of Swan, including its town planning scheme, local planning policies, any Detailed Area Plans / Local Development Plans, the Residential Design Codes and such other planning controls which may apply.

4 Bushmead Design & Building Guidelines 1.0 Introduction Design Approval Process In order to ensure the highest standards of housing, landscaping, streetscapes and sustainability, and to qualify for your boundary fencing and front landscaping package, all house designs are to be reviewed and approved by Cedar Woods. The design approval process is outlined below. Cedar Woods Approval Flow Chart Prepare design drawings in accordance with guidelines Step 1: Decide on your builder, house type and facade. Ensure you have read our Sustainable Living Guide to get a good understanding of sustainable design, and that the builder has a copy of the Design Guidelines. Submit to Cedar Woods nominated representative Step 2: Step 3: Complete the Building Elements and Sustainability Checklist with your builder. Ensure that all of the Design Requirements are addressed. Have your builder compile the required documentation and submit a complete application to Cedar Woods for approval. Applications need to include all of the Application Requirements on Page 5. Application approved Application assessed by Cedar Woods nominated representative Application not approved House Design amended Step 4: Cedar Woods will assess your house design for compliance with these Design Guidelines. If your house design, your application will be approved and returned. If your house design requires changes in order to comply, Cedar Woods will provide written advice detailing the non-compliance and return the application for amendment and resubmission. Cedar Woods and/or your builder may be able to suggest ways to ensure compliance. Submit development approval application to Local Government Step 5: Lodge your Cedar Woods approved house design for local government approval(s).

5 Bushmead Design & Building Guidelines 2.0 Building Elements Application Requirements To apply for approval of your house designs simply: 1: Complete the Building Elemets Checklist on Page 5 2: Complete the Sustainability Checklist on Page 16 3: Complete the Application Form on page 22 4: And submit it, along with the required building and design plans, to - approvalswa@cedarwoods.com.au 1.5 Bushmead Design Vision Bushmead presents a unique opportunity to create a crisp, fresh, modern development in a bushland setting. A modern bush architectural character will be actively encouraged. House designs will be encouraged to be designed with simple forms, warm tones and texture to provide a creative architectural style using a palette of textured materials with honest and simple built forms 2.0 Building Elements 2.1 Completing the Building Elements Checklist Complete the compliance boxes in the Building Elements section clearly indicating: YES NO N/A where the requirement has been met in whole where the requirement has not been met in whole or part, including reasons where the requirement is not applicable or relevant, including reasons (i.e., where no outbuildings, utilities or facilities are proposed to be provided) Applicants must demonstrate compliance with all the Building Elements. The application requirements allow Cedar Woods to thoroughly assess your house design to ensure it achieves the best possible outcome for you and Bushmead Estate.

6 Bushmead Design & Building Guidelines 2.0 Building Elements Dwelling Materials & Treatment Options The front elevation and any secondary street elevation must contain a minimum of two different materials from the following, please check the box of which items have been used: Brick t applicable to Render Timber or Stone cladding Tile Articulated fibre cement* Other materials considered by the developer based on merit The lesser material is to occupy no less than 30% of the surface area (excluding doors, windows, down pipes and garage doors). Roof materials shall be corrugated or flat profile metal sheeting, or low profile, shingle roof tiles in colour tones which complement the dwelling appearance. Roof colours are to be selected from the palette provided in Roof Colours on page 9. Houses are to have an articulated façade, providing at least one indentation or projection of at least 450mm in the floor plan (excluding garages, porches and feature walls). This projection should be mirrored in the roof plan. Wet area rooms are not to be opened to the front elevation unless well disguised. Where colours are used for the primary and secondary materials, they are to be selected from the Colour Palettes provided in this document. *Fibre cement claddings are only permitted where they have a jointing system to create texture and interest, and joints are to be no more than 500mm apart.

10 Bushmead Design & Building Guidelines 2.0 Building Elements Architectural Features The front elevation must contain either a pitched roof porch or a verandah. The pitched roof porch must be at least 2.5m wide and 1.2m deep. A verandah is to be at least 1.2m deep and ideally extend across at least a third of the elevation. Wrap around verandahs are encouraged particularly where there is a secondary street frontage. The exception is where a skillion roof or parapet roof design is used (see Roof Design on page 11) Other design options will be considered by Cedar Woods on their merit. t applicable to 2.7 Entry Doors Front entry door is to be visible from the primary street and include glazing within the door or a sidelight provided adjacent to the door. t applicable to 2.8 Front Windows The dwelling front elevation must include a window with transparent / clear glass, configured for passive surveillance. All windows which address a street (or are visible to a street) are to have brickwork or walling above the window to the eaves. Roller shutters are not permitted on front facade windows. t applicable to

11 Bushmead Design & Building Guidelines 2.0 Building Elements Roof Design Where a sloped roof is proposed, the roof visible to the street(s) must be a minimum 25-degree pitch for the main roof. Eaves are to be at least 450mm wide. A skillion roof is permitted with a minimum 10-degree angle. There must be a visible overhang to the skillion roof. A flat topped parapet wall to a sloped roof behind is permitted where the roof is fully concealed from the street(s). Gable roofs are permitted where simple in design. Gablets and finials are not permitted. t applicable to 2.10 Corner Lots The dwelling shall address both street frontages. Materials and design detail from the front elevation are to be used within the secondary street elevation. At least one major opening from a habitable room must have a clear view of the secondary street not obscured by visually impermeable fencing. t applicable to 2.11 Garages and Carports Except on laneway lots, a garage must be incorporated into the main building. The garage is to be setback at least 0.5m behind the house front (excluding porches, verandahs and other features). Carports are permitted for laneway lots only and shall include a solid garage door. Colorbond is not permitted for garage pelmets. t applicable to

12 Bushmead Design & Building Guidelines 2.0 Building Elements Front Fencing side boundary fencing is to extend past 1m behind the front of the dwelling unless it has been provided by Cedar Woods. t applicable to 2.13 Side and Rear Fencing Side and rear boundary fencing will be provided by Cedar Woods in accordance with its rebate package. Side fencing shall return to the house at a minimum of 1.0m behind the front facade. t applicable to 2.14 Letterboxes The letterbox shall be designed and finished in materials and natural colour tones to complement the dwelling appearance. Pier format letterboxes are encouraged and novelty letterboxes are not permitted. Where front fencing is provided by Cedar Woods, the letterbox design is to be integrated into fence design. t applicable to

13 Bushmead Design & Building Guidelines 2.0 Building Elements Driveways Driveway locations must be approved by Cedar Woods. The driveway and crossover shall comprise of brick paving, liquid limestone or exposed aggregate and finished in materials and colour tones to complement the dwelling appearance unless otherwise approved by Cedar Woods. Grey concrete or grey concrete blocks are not permitted. t applicable to 2.16 Outbuildings, Utilities and Facilities Outbuildings, sheds, meter boxes, bin storage areas, drying areas, rainwater tanks, air conditioning units, solar hot water systems, satellite dishes, TV antennae and radio masts are not to be visible from the street/s unless designed to complement the dwelling or concealed from view through use of appropriate screening. Structures greater than 25 square metres shall be constructed in the same materials and finishes to match the house. t applicable to

14 Bushmead Design & Building Guidelines 3.0 Sustainability Sustainability 3.1 Sustainability Cedar Woods encourages homes which are efficient in energy and water. A home which has good orientation, ventilation and light will not only be more comfortable to live in, but also cheaper to run in the longer term. These design standards work together with Cedar Woods Sustainable Living Guide to encourage you to make smart choices to future-proof your home and ensure that it holds its value. The Sustainable Living Guide is found at The following summarises the main sustainable design criteria which apply across Cedar Woods estates. 3.2 Passive Solar To begin with, good solar orientation is the cheapest and easiest way to make your home efficient. A home will require less heating in the winter and cooling in the summer if the following principles are covered: Living areas on the northern side of the home Bedrooms on the southern side of the home Larger windows on the north side of the home, which have awnings to prevent the summer sun from directly entering the rooms Smaller windows on the east, south and west sides of the home East west windows to be openable (such as louvered) to let the cooling breezes in for cross flow ventilation 3.3 Energy Renewable energy promotion through solar panels, heat pump hot water systems and gas boosted solar hot water systems are encouraged. These systems have the potential to reduce energy costs over the long term. Other potential energy saving options include: Peak smart, zoned air conditioners Ceiling fans in living areas and bedrooms Energy efficient lighting Automatic light sensors Smart meters Wall insulation Whirly birds or e-vents 3.4 Water Water efficiency is also promoted by Cedar Woods. Using alternate sources of water such as rain water and grey water you can reduce the water bill and save the precious resources available.

15 Bushmead Design & Building Guidelines 3.0 Sustainability Accessibility A home that is designed to accommodate the aged or mobility impaired people can be potentially more valuable. Ensuring accessibility will mean the home will not need to be retrofitted as the owners age, or become dependent on mobility aids. Some items to consider are: 3.6 Waste Waste management is also important to maintain a healthy environment, particularly given the rich bushland surrounding your new home. Builders are required to manage waste generated during the construction & demolition stage, by: Level, well illuminated entry from car parks and the street Minimum 850mm doors and 1000mm wide passageways Accessible, well laid out bathrooms with hobless shower, recessed basins and turning space on a ground floor Reinforced walls should grab rails need to be installed Lever door handles and taps Producing a brief waste management plan, demonstrating how construction materials will be recycled & sediment contained Obtaining a letter from their waste management contractor detailing their % recycling rate in weight or volume by a DER licenced facility. The target is at least 80% recycling Controlling any windblown waste in an appropriate solid sided receptacle Following applicable local government bylaws or building permit requirements Maintaining a clean and tidy building site that discourages illegal dumping 3.7 Affiliations Cedar Woods has affiliations with solar panel providers and rain water tank providers. Complete the points list in the table below by checking the appropriate box in the column. You are required to achieve 25 points and, if agreed to by Cedar Woods, your house design will be approved. Is the ground level bathroom wheelchair accessible, with internal flooring dimensions of at least 2300mm x 2000mm? b) Internal Access and Movement: Are doorways 850mm or wider?

21 Bushmead Design & Building Guidelines 4.0 Sustainability Checklist 21 d) Accessible Facilities: Is the hand basin semi-recessed? 4.8 Innovation There is provision to be awarded up to 6 additional points for other sustainable building initiatives which are not recognised in this checklist. To qualify, the applicant must detail the additional initiatives in writing, together with any supporting documentation as may be required by Cedar Woods. Refer to Cedar Woods Sustainable Living Guide at for ideas. Some examples of additional initiatives include: Is the shower hobless-step-free? Thermal performance exceeding the BCA minimum 6 star requirement Use of framed construction with light weight cladding (less embodied energy, higher recyclable content and reduced footings compared with brick construction) Inclusion of ancillary accommodation to increase the design life of the building and make it more adaptable to the changing needs and circumstances of the occupants
