3 OBJECTIVE OF THE ROOF INSPECTION AND ANALYSIS Per your request and authorization, a roof inspection and analysis procedure was conducted on the commercial/industrial property located at 166 Shore Drive in Burr Ridge, Illinois. The inspection and analysis procedure was conducted under the direction of Quinlan Associates, LLC. The purpose of the roof inspection and analysis was to examine the existing roof membrane assemblies and related components to determine the general condition and provide recommendations and budget estimates for the necessary repairs and/or roof replacement. The inspection was conducted on Tuesday, October 22 nd, FINDING OF THE ROOF INSPECTION AND ANALYSIS Building Specifics The subject property is a single-story, office facility. The subject property totals approximately 15,500 square feet divided across two roof areas over two elevations. Roof Specifics The roofing assemblies present on the West and central roof sections consist of granule surfaced modified bitumen roofing assembly installed over 1 perlite insulation. The perimeter and penetration flashings consist of matching granule surfaced modified bitumen membrane. Roof penetrations were typical of commercial/industrial construction, consisting of plumbing stacks, pipe penetrations, various vent assemblies, skylight and HVAC curbs. Drainage of the roof planes was fair, sloping from the perimeter to internal roof drain assemblies located throughout the field of the roof. The perimeter of the building consists of a metal gravel stop detail. The required roof repairs/preventative maintenance issues noted during our inspection of this building consist of the following: Clear all debris and loose granules from throughout the roofing assembly to allow for proper drainage. Monitor the low areas of standing water noted throughout the field location for premature deterioration of the field membrane at these locations. Properly trim the trees away from the roof surface along the Northwest building exterior location to ensure that physical damage doesn t occur to the field membrane at this location. Monitor the minor granule loss noted along the middle of the West perimeter field membrane location. If this condition worsens, corrective action will be required to ensure protection from UV sunlight.
4 Replace the deteriorated wood blocking noted at the RTU gas line support locations. Ensure that the new treated wood blocks are properly set atop a slip sheet and secure the gas line to the support block locations. Properly reinstall the roof drain strainer along the lower West roof section location. Reinstall the missing service panel noted along the West roof section at the RTU location to ensure a watertight installation. Monitor the single wire penetrations noted through the side of the RTU curb adapter location for future sealant maintenance issues. Along the middle field it was noted that the RTU condensation line is draining directly onto the field membrane. This condition as noted has resulted in premature deterioration to occur to the field membrane at this location. Install a matching granule surfaced sacrificial ply of membrane at this location to ensure protection from UV sunlight. The area affected is approximately 3 x8. There is rust noted along the duct lift location in the middle field. These areas should be wire brushed clean then primed and painted with a matching rust inhibiting paint. Install a matching granule surfaced modified bitumen target patch along the side of the RTU curb locations where the membrane has been over-torched. No roof warranties were provided at the time of our inspection. Any warranties that exist will need to be transferred to the new property owner upon acquisition of the building. CONCLUSIONS AND RECOMMENDATIONS OF THE ROOF INSPECTION Based upon our inspection and analysis, the granule surfaced modified bitumen roofing assembly is considered to be in fair condition at this time with a remaining useful service life of 7-9 years. The cost to conduct the immediate roof repairs is estimated at $2, A roof recover procedure can be conducted for an approximate cost of $4.50 per square foot resulting in a budget of $70, for the 15,500 square feet of roof area around 2020 based upon current industry pricing. Projected Budget Immediate Roof Repairs (2013): $2, Annual Maintenance Budget (2014): $1, Annual Maintenance Budget (2015): $2, Annual Maintenance Budget (2016): $2, Annual Maintenance Budget (2017): $3,500.00
