6 Green Building Rating Systems ENERGY STAR facilities are among the top 25% of facilities in the country for energy performance Commercial ENERGY STAR buildings use on average 35% less energy than similar buildings and generate one-third less carbon dioxide Buildings must also be professionally verified to meet indoor environmental quality standards 6
7 Goals of Energy Star Program To convey superior energy management performance to tenants, customers, and employees. To publicly highlight the ENERGY STAR qualified buildings to lenders, appraisers, owners, investors, and potential tenants or customers. 7

11 Energy Star Program - Overview First introduced in 1999 for commercial buildings Expanded to manufacturing plants in 2006 Facilities are scored and rated according to their energy performance Three major categories: Commercial Industrial New Construction 11
12 Energy Star Performance Portfolio Manager is an interactive energy management tool used to track and assess the energy and water consumption of buildings Facilities are scored on a scale. Must achieve a score of 75 or higher to be eligible 12
13 Energy Star Building Energy Performance All types of commercial and institutional buildings can use Portfolio Manager to track and benchmark energy use over time. Certain types of buildings can benchmark their energy use relative to the national population of similar buildings. In Portfolio Manager this benchmark is called a national energy performance rating. 13
14 Benchmarking Statistically representative models are used to compare your building against similar buildings from a national survey conducted by the Department of Energy s Energy Information Administration. This survey, known as the Commercial Building Energy Consumption Survey (CBECS), is conducted every four years and gathers data on building characteristics and energy use from thousands of buildings across the United States. 14
15 Criteria for Rating In order to be eligible for an energy performance rating, buildings must meet several criteria. These criteria can be organized as followed: Building Designation Operating Characteristics Energy Data 15
16 Criteria for Rating Building Energy Performance Building Designation Building Gross Floor Area > Parking Area Floor area of computer data centers cannot exceed 10% of total Spaces classified as Other cannot exceed 10% of total Hospitals have additional restrictions At least 50% of gross floor area must be defined by one of the following designations (next slide): 16
17 Eligible Commercial Buildings Bank/Financial Institutions Courthouses Hospitals (acute care and children s) Hotels and Motels K-12 Schools Medical Offices Offices Residence Halls/Dormitories Retail Stores (Exceptions: electronics stores, malls & restaurants) Supermarkets Warehouses (refrigerated and non-refrigerated) Wastewater Treatment Plants 17
18 Criteria for Rating Building Energy Performance Operating Characteristics Gross floor area of the building (excluding garage and parking lot) must be at least 5,000 square feet, with two exceptions: Hospitals must be at least 20,000 square feet Bank/Financial Institution must be at least 1,000 square feet All buildings must be in operation at least 30 hours per week Additional criteria for specific occupancy types on energystar.gov website 18
19 Criteria for Rating Building Energy Performance Energy Data There must be energy meters that account for all energy use regardless of fuel type There must be at least 11 full consecutive calendar months of energy data for all active meters. No individual electrical meter entry can be for a period longer than 65 days. 19
