34 With such a huge renovation of a large scale for the church, they wanted to set an example for the community, for other churches and in the process wanted to educate their parishioners about resource conservation and energy efficiency. 35 Goals & Strategies Building reuse The building reused 79% of the exterior wall, interior structural walls, foundation, and structural roof deck during the renovation. 53% of the interior non structural elements, such as finished ceiling and floor, doors, and wall partitions, were reused as well. Due in part to the reuse of existing materials, 77% (143 tons) of construction and demolition debris was diverted from entering a landfill during the construction and renovation of this project. 42% of building materials (by cost) for this project contain recycled content and 67% of building materials (by cost) for this project were manufactured, harvested, and extracted within 500 miles of the project site. Energy Efficiency Energy efficiency was an important part of the reason for pursuing LEED Certification. In spite of starting the LEED process late, there was enough time to run an energy model to tweak the design in terms of the building systems and controls to maximize energy savings. Through the use of the model, this project was designed to be 18% more energy efficient (energy cost savings) than ASHRAE Community Engagement & Awareness The educational component is ongoing and important. Educating members to use public transportation, turn off lights, be cognizant of HVAC programming, etc. People feel that walking to church is now a thing to do because it creates a sense of community and reduces fossil fuel usage. Now that street lights have been added around the area, people feel safer now to use public transportation. It has caused a positive ripple effect in the congregation.

38 Goals & Strategies To fulfill our Christian duty as responsible managers (Genesis 1:28) of God's creation. The owner took a value driven approach to LEED and had an overarching goal to promote stewardship of energy and material resources. This focus allowed them to fix their attention on the underlying purpose of LEED credits and provide the best solution for their project and situation. To set a good example to future generations that we should value God's creation. We are most proud of the innovation and design credits where we were able to develop strategies for sustainability education beyond the standard strategies. We developed information in both English and Chinese to communicate about the building, developed Sunday School lessons to teach children about stewardship both from the building and also the Bible, and also encourage the leadership to develop a teaching series for the weekly services for the whole community. 39 Due to a detailed and project-specific commissioning / quality assurance testing method, many building discrepancies were noticed and corrected. This ensured a healthy, comfortable and productive environment for building occupants. As a result of the energy modeling and mechanical systesmsystem commissioning, the building was designed to operate at 20% below California Energy Code requirements, resulting in an estimated $41,000 in savings per year. 40 One of the nation s first faith- and school-based LEED certified buildings. In 2001 when the residents of the Felician Sisters Convent began to think about the future of their community, they realized that in order to maintain the convent s long term sustainability and viability they had to make significant changes. The sisters were living in two buildings on campus: St. Joseph Hall, a 1960 s infirmary building that housed the ill and maturing sisters, and a 1930 s era Motherhouse, which was also home to Our Lady of Sacred Heart High School. Neither building was operating effectively and the poor air quality in the buildings took a toll on the health of the aging sisters. The average population age was 77 years old for residents of the convent. Over time, it was apparent that convent population decreased while their expenses only increased. After completing a feasibility study with Perkins Eastman Architects, the decision was made to pursue a LEED certified renovation on the Motherhouse and move all of the sisters into the renovated building. 41 Goals & Strategies Preserve the historic character of the building The greenest building is the one that is already built." In most cases, this just means embodied energy but in this case, it was more sophisticated than that. the building systems had not been upgraded since the 1930s, there were no individual temperature controls, and existing partitions contained asbestos.the challenge was surgically extracting the original materials; cataloguing and storing them; then clean, refurbish, and repair each piece. While this proved to be quite the effort the building kept its original character even though the space was very different to meet their needs. Reduce resident operating costs Residents had lower gas bills because they installed 15 solar thermal panels on the roof for heating water. Implementing green cleaning, residents began to use vinegar and water for almost everything even saving money on cleaning agents. The property already had a cistern but it was buried and they hadn't used it for years. Part of the renovation was adding a cooling tower, and using the cistern to feed into it. This saved tons of water per year, and all they had to do was add two pumps, which was minimal. Mixing the old with the new provided a cost effective solution. Carbon dioxide sensors and occupancy sensors (which help identify when a room needs to operate at full capacity, when CO2 needs to be removed from a space, and when oxygen/ventilation needs to be infused) were helpful in saving operational costs. Improve air quality The sisters had originally been living in two buildings the main house and the infirmary. Those living in the infirmary had their own chapel and dining room, so when an elderly or ill sister left for the infirmary, there was always a fear that she wouldn't come back to the mother house. The sisters wanted to combine the two living quarters so the ill and elderly sisters wouldn't be isolated from the rest of the community. The project team incorporated a few living quarters in the renovated building near main congregating spaces so the ill and elderly sisters could remain involved. The air in the newly renovated building was healthier for everyone to breathe. Create a more integrated community Even though the sisters were already committed to the environment through their Patron Saint, they hadn't fully understood the connection before. The project transformed their view and their role in working to be good stewards of the environment. They became advocates for what they called "the gospel of green" and this became part of their mission.
42 Inside, anyone who comes into the building says how clean the air is. I know that there was a decrease in sick days for students, and I can tell you my own example. I had been on oxygen for three and a half years prior to the renovation. Six months after we moved into the new building I was reevaluated, and I have been off of oxygen for 10 years now. 43 Outcomes & Lessons Learned This project came in UNDER budget. In total, more than half a million dollars was saved because the project salvaged and reused items rather than buying new. The biggest savings by far in this was the reuse of the doors and tansoms, which alone saved the convent $400,000. The school's enrollment went from 205 to 240, and the renovated building became a place where people wanted to send their kids. The school is even looking to expand now. As great as the building is, the advocacy that the convent adopted became a great benefit, too. Because the sisters made a whole hearted transformation, they became advocates on the project and were very involved in all the decisions. They wanted to know the environmental impact of each decision and their focus helped keep everyone engaged and more committed.
