3 Environmental Site Assessments Cameron-Cole has successfully completed over 5,000 environmental site assessments (ESAs ) for clients throughout the United States. We customize our approach to address liabilities so that property transfers can proceed smoothly. We offer: Standard ESAs that follow the guidelines set forth in the ASTM Designation: E Standard Practice for Environmental Site Assessments: Phase I Environmental Site Assessment Process Expanded ESA services, including asbestos and lead-based paint surveys, and endangered species/habitat review Phase II investigations and site remediation U.S. EPA All Appropriate Inquiry technical guidance
4 Property Condition Assessments Performed in general conformance with the scope and limitations of the ASTM International Standard E , the purpose of the property condition assessment (PCA) is to identify and communicate visible physical deficiencies as observed during our field observer s site visit. In addition to the list below, Cameron-Cole also offers building energy-efficiency assessments (advanced energy modeling) that provide a clear overview of the building s energy and water usage, a comparison of results to those of similar buildings within the region and to industry standards, and an evaluation of current performance that includes an option list of building improvements to achieve the greatest potential in both cost savings and reductions in natural resources. This service aligns with the proposed 2018 changes to the ASTM standards to include energy-efficiency assessments in Property Condition Assessment reports, as an optional item. Our PCAs include: A review of property drawings, literature, and documentation Information on site development, including the presence/absence of wetlands, flood zone information, site accessibility, and regulatory considerations On-site inspection of the property s exterior, grade, slab, pavement, foundation, structure, mechanical, electrical, plumbing, life safety/fire protection systems, and interior finishes Property photographs, and a Property Analysis and Summary that identifies items that warrant attention with an opinion of the probable hard costs to address those items

6 Site Remediation Cameron-Cole offers full-service remediation (design, construction oversight, certification) for impacted soil and groundwater associated with historical manufacturing operations, leaking underground storage tanks, and nonpermitted landfills. We also manage and oversee building demolition and restoration. 7 Asbestos Management and IAQ We offer asbestos and indoor air quality (IAQ) management services that include comprehensive monitoring and sampling per industry standards for contaminants, such as biological materials (molds and bacteria), metals, nuisance dusts, indoor air pollutants, asbestos, and volatile organics. We develop site-specific programs based on our experience with building systems and construction practices, communication with owners and occupants, and identification of the root causes of a problem for industrial and commercial facilities. In order to ensure that projects are in compliance with the latest federal and state environmental waste regulations, our team conducts workplace audits and detailed exposure assessments with an emphasis on early identification of site-specific conditions through sampling and analysis.
8 Brownfields Redevelopment The U.S. EPA defines brownfields as real property but where the expansion, redevelopment, or reuse of may be complicated by the presence or potential presence of a hazardous substance, pollutant, or contaminant. Cleaning up and reinvesting in these properties helps protect the environment, reduce blight, and reduce development pressures off green spaces and working lands. Cameron-Cole has performed brownfields redevelopment services for a variety of industrial properties, including rail yards, commercial properties, manufacturing facilities, and retail. Our services include: Site characterization Cleanup Cost estimating Design and execution of site cleanup Environmental and health risk assessments Technical document preparation and coordination and communication with regulatory agencies
9 Cameron-Cole has significant experience in the development and implementation of Stormwater Pollution Prevention Plans (SWPPPs) and Best Management Practices (BMPs). Through this experience we have developed an easy-to-use checklist in creating SWPPPs under federal and state requirements. Cameron-Cole will recommend BMPs that can either eliminate or reduce treatment requirements. This can be accomplished by minimizing stormwater volume and protecting stormwater from contamination. Our experience includes generic and sitespecific development of BMPs, revisions based on an analysis of efficacy, design of retention basins, stormwater hydrology, and point-ofdischarge permitting. Additional experience includes recommending the implementation of BMPs to minimize stormwater effects on adjacent wetlands. Such BMPs have included erecting entrenched silt fencing, proper sloping techniques, and using sod, seed, or native vegetation for stabilization purposes. Stormwater Management Our services include: Development and implementation of Stormwater Pollution Prevention Plans and Best Management Practices Engineering design, calculations, and grading and drainage plans for industrial and commercial clients Implementation of BMPs to minimize impacts to stormwater Client support under both individual and general stormwater permits for a variety of facilities
