4 Premise To monitor or not to monitor that is the question. Being in control of a situation is defined by the knowledge of that situation Therefore where there is no data there is no control Great if you thrive on Chaos How to identify issues without prior knowledge is a costly exercise Plus a drain on limited resources
5 Obvious Option BMS serves as a tool for major plant control and identification of malfunction This is generally locked in a broom cupboard behind the sign that says beware of the leopard. Is useful right upto the point when the person that implemented it leaves.
6 First to Define the Problem Energy reduction is sometimes termed as a simple task Turn off switches Recycle Etc Benign by the fact of financial and moral obligations Reality is different Not knowing what the baseline energy usage Limited budgets Variance in age of infrastructure Challenges in internal adoption
7 What is a solution Energy Management or Building Monitoring is not the solution but the tool to elucidate the issues which arise from situation which requires control and data. It presents the fundamental concept of control through knowledge Essentially based in the cloud it is a low cost form of information transfer, which can be presented in a way which is both easy to understand and functional in the data provided
8 What are the Benefits Online monitoring can address the following: Make energy usage more visual Baseline energy usage data is available as and when required in real time Assist in continually driving down baseline energy use Spot abnormalities as and when they occur Translate data to a simple anyone can understand format Involvement of all stakeholders and a wider audience Generate a wider concept of cultural change to energy reduction
9 Examples kw Mon Sat Thu Tue Sun Fri Wed Mon Sat This abnormally was picked up retrospectively using an Energy management tool. It represents higher base load consumption over the 356 hours (including 4 weekends) translating in excess of 40,000 kwh or $ 3, of wastage. There might be an explanation for this event but the probability is high that this was due to all equipment not switching off when not required. This could have been rectified quickly if the FM s were aware of it.

11 Examples kw Sat -100 Thu Tue Sun Fri Wed Mon Sat Thu The consumption illustrated mechanical plant not switch off or functioning to its optimum Demonstrated by a much lower base line over certain periods Based on this identification of correct operation baseline the associated wastage for this plant equates to 2,178,664 kwh or $ 179,739 for the year.
12 Examples kw Demand Peak kw Occurrence of much higher than normal spikes. The result would be that the annual demand kw is escalate and the end consumer is penalised for a period of 12 months. The spike was 800 kw more than any other spike during the measure one year period. Having an active energy management solution interacting with the BMS could have prevented the spike through load management and thereby saved $26,300 for the 12 month period following the spikee.
13 Clear and Present Benefits From the previous slides the clear benefits are from quick identification of anomalies resulting in the potential of fast response rectification Clear accurate data allows for change management to reflect on better operation and control of plant A transportable web based system are quick and easy to translate reducing time spent fault finding and monitoring Easier and clearer reporting functions allow for quicker translation of information freeing up key individuals The system provider should provide a monthly performance report and meeting with staff, thus providing additional expertise in how to continually optimize plant and drive down energy usage
14 Undefined and Intangible Benefits This represents what can not be quantified based on long term integration of the Building Monitoring / Energy Management system Cultural change leading to habit forming Turning lights off Disconnecting plugs The half flush Fresh look at waste management / renewables Tribal competitiveness leading to dramatic reductions in energy Interdepartmental / building competitions (described later)
15 What are the Barriers By-in is essential by the Facility Management Identification of anomalies have to be rectified by a living breathing individual most of the time There can be a reluctance to change Capital cost of submetering can be prohibitive on small sites Monitoring and reporting adds to outgoing costs Data needs to be reviewed and addressed
16 Mitigating the Barriers Create a strategy determining the following: Generate a stakeholder engagement plan Forums and demonstrations are key Create a energy management / building monitoring team Identify energy champions to monitor and engage with FM s Understand and translate the key achievable tangible benefits based on expectations of reductions of baseline usage Timed KPI s relating to future target reductions Use these targets to offset and prove return on investment
17 Knowledge Transfer So you have identified tangible benefits Have all major stakeholders on board Have a clear path of installation of meters and modems What next? In order to maximize the benefits both tangible and non tangible an additional strategy should be developed to include the wider audience to create a cultural adoption of the tools implemented Remember the system should make energy usage more visual
18 Knowledge Transfer Key points to include Set your team and champions KPI s based on target to baseline reductions Engage regularly with your provider to insure you are get value for money Insist on monthly meetings and reports from them Light access to platform for staff and students Push partial responsibility / KPI to faculties to use system to drive usage down Create visual statements around Campus Generate faculty / building competitions Name and shame underperformers Create a learning zone / area
19 Envisaged Broad Spectrum Outcomes By Implementing an Energy Management / Building Monitoring platform you should be able to see. Easier and more translatable information exchange and reporting will reduce work load of key individuals Obvious reduction in energy usage over the short term in excess of 15% based on quick response to anomalies / age of plant The medium term will see further reductions based on alignment of processes to implement plant operational changes In the long term if implemented correctly a cultural change will see further reductions based on behavioural change
20 Other Opportunities As an add on option keep your energy provider honest by integrating a Bill Management system to the Building Monitoring
