1 TRIPP Commercial, LLC has an opening for a Commercial Real Estate Broker for our growing firm. We re looking for a strategic thinker, with an interest in corporate real estate, who can serve on the critical front lines in making sure that all we do supports our marketing and business objectives. The right candidate will have a deep experience in B2B marketing and strategy. This role reports directly to the Broker in Charge and has huge opportunity to make a direct impact on TRIPP Commercial, LLC,s. In this role you will learn to identify the real estate needs of corporate users, qualify their timing, estimate values, understand their decision process, and make marketing recommendations so that we can find them the optimal solution Compensation: Commissions. Successful brokers can expect six figure income by 2nd or 3rd full year. Position: Commercial Real Estate Broker Company: TRIPP Commercial, LLC Qualifications: 4 Yr Degree or better, NC Real Estate License REQUIRED Relevant Work Experience: Business to business sales/marketing; Financial degree or background Skills/Personality Required: Entrepreneurial, Self-disciplined, Motivated, Passionate, Storyteller Potential compensation: $100K-$200K, with potential for significantly higher (see details below). What does "Corporate Services" mean? If you think of the many facets of Commercial Real Estate, our niche is to help corporations who use commercial property in the course of their business to house employees (Offices) and their products (Warehouses). We do this all across America and our team has completed many projects outside of North Carolina. Here's some things that we DON'T do: Retail space (Starbucks, BestBuy, Panera, gas stations) Hospitality (Hampton Inn or Marriott) Speculative Development (Build to Lease), Investment Sales (Sell to Investors) Take listings on property

2 Mission: Our Mission is to help corporate space users minimize their costs related to real estate and facilities. We put ourselves in our client's shoes to understand the critical components of their business and how they can best accommodate their staff and move products. Then we use our real estate expertise to help them evaluate their options and make the best long term decisions. Many of our clients have multiple locations across the country, and so we become their single point of contact to assure that each facility requirement is determined and completed with the same logical and well thought out process. In many ways we act as an extension of our client's own real estate department or, if they are smaller, we sometimes ARE their real estate department. Our Industry If you make the decision to pursue a career in Corporate Real Estate, it's just that - a "career" not a "job". It is your opportunity to be rewarded in direct proportion to your commitment and achievements. Many positions are simply "jobs" and don't offer that opportunity. Once established in the industry, almost nobody leaves it because the lifestyle and compensation are superior to most other industries. There are many people who've been active for 30 years or more, and that low turnover of established consultants means that there are few opportunities to break in from a cold start. Remember that we're talking about the industry, not our particular company or this opening. Many people bounce from one career to another looking for something new, perhaps an easy way, to make their fortune. That strategy will not serve you well in most industries, and particularly not in corporate real estate. It is a marathon, not a sprint, but one that is very rewarding both in terms of satisfaction that you are performing a valuable service and financially. And once developed, it is a talent that you can repeat over and over again throughout your working lifespan. No company and few careers can offer that type of security. Your most valuable asset in our industry is your reputation, and you'll take that with you wherever you go. Compensation In most cases we're paid commissions, as is common in commercial real estate. Relatively large commissions. Typically our fees are tens of thousands of dollars for a single client, sometimes hundreds of thousands, and they usually recur every few years as leases renew. Professionals who do what we do - negotiate leases on Class A and B Office space (the high-rises that you'll see in the Business District), or Class A & B warehouse space (the big distribution centers that you can see from the interstate) are all generally paid very well. One reason that we're paid so well is that it's tough to get started. It requires an intense training period, and a firm willing to disclose their strategies and proprietary methods while absorbing the overhead as a new candidate ramps up. The cycle time of a transaction (from when you are hired by a client until that big commission check comes through the door) averages about 9 months. A fast track project might happen in 5-6 months, and a large project with a healthy six-figure fee can easily extend over a year or longer. Because of this intense training period and long cycle time, most companies in the industry 1) Won't spend successful consultants time training newcomers, and 2) Won't support the office overhead for the candidate. If you doubt this, simply visit any of the big commercial real estate firms, ask to see the manager, and explain that you've got no direct experience but will work for free until commissions come in if they'll provide you with training. Be sure not to let the door hit you on the way out. If you can convince us that you've got what it takes for success, TRIPP Commercial, LLC is willing to train you and provide office support while you ramp up and until the commissions come in. You're on your own for living expenses in the meantime, so you'll either need to have savings, family or spousal support, a second job, or otherwise access to a line of credit that doesn't include us. That last sentence eliminates

3 about 95% of the people who think they would like to break into our industry and creates the barrier to entry that lets those that do make it enjoy higher compensation. If you've got a burning desire, you will find a way to make it work. If you don't, it's not the right industry for you anyway. All of the staff in our office did it that way, and you can too if you have commitment. In this industry, the person who works the hardest, and with the most intensity, is the person who will go the farthest and have nearly unlimited earning potential. If that doesn't sound like you, save us both time and stop reading now. The Position Here's what we'll do for you: Provide you a mentor who will teach you corporate real estate cost reduction strategies that will provide real value to businesses. Show you how to identify and qualify prospective clients. Provide sales and marketing tools and training to reach out to these prospective clients and demonstrate to them our value proposition. Walk you through all of the steps for completing a commercial lease transaction: Determining requirements, market research, requests for proposals, financial analysis, lease document negotiations, space planning, construction cost estimating. Help to minimize the risks or surprises that can happen in a commercial transaction for both you and the client. Provide you with an exciting place to work where you will learn new things almost every day, talk with executives in a wide array of industries to understand their facility/location issues, and have both the resources and freedom to build your long term career. Act as your coach to reach success in this business and allow you to become a part of a team of peers that works together with synergy to help clients and be rewarded accordingly. Duties and Responsibilities Study the TRIPP Commercial, LLC marketing vision and strategy Apply that strategy and contribute ideas and suggestions for continual improvement Manage, build, and support our experienced, marketing team to over achieve set goals Work collaboratively with our sales team to ensure goals, deliverables and expectations are aligned and met Identify potential clients via telephone and communication such as and social media, and conduct research to identify best ways to assist in satisfying their needs Build relationships with prospect companies in an effort to generate new clients Define and deploy best practice prospecting methodologies and processes across all aspects of the marketing workflow Take responsibility for assigned territories and gather data through phone and contact and site visits to various properties Develop specialized marketing campaigns through segmentation; understanding how to target key audiences Implement tracking to help optimize and improve conversion (like lead scoring) Employ nurturing strategies to expand relationship with prospects who are early in the demand cycle Measure and report effectiveness of lead generation strategies and areas for improving strategies to maximize opportunities Monitor and report on goal attainment on a weekly, monthly, quarterly and annual basis Stay abreast of and educate the team on industry leading best practices and methodologies, and ensure these are adopted as appropriate into our lead generation processes Act as a role model within the company to positively influence change by leading by example Encourage organization-wide knowledge sharing and leveraging existing research whenever possible To succeed in this role you must be: Highly motivated self-starter driven to exceed targets & expectations A creative, analytical thinker who is quick to understand new businesses and articulate enough to explain how client would benefit from our services Ability to manage teams and vendors to meet deadlines Willing to go the extra mile Able to map through a company's organizational chart to separate decision makers and influencers from gatekeepers Tenacious, persistent, & driven at all times Prepared to commit to succeed in a competitive industry Charismatic & engaging
