4 Project Background Workforce Housing Grant had been written a year prior and had a transit shelter component Met with Consultant who wrote the Grant to obtain funding caps and Grant guidelines

5 Funding: Workforce Housing Grant $80,000 Town will fund the balance (estimated $3,000 to $7,000)

7 Prefab or stick built? What is the structure? Project was stick built so this story has to with specifics of that.

9 What will you need? 1. Site plan 2. Architectural plans 3. Structural plans 4. Contract documents 5. Lighting plan 6. Property access (encroachment)

10 Town Business Prepare for a building permit open dialog with your building division ask questions clarify uncertainties learn the permit work flow

11 Outside agency business Caltrans (land owner in this case, need encroachment permit) Neighboring businesses Land owner ( right of entry) Regional Water Control Board (if required) County (if required)

13 Creating the Plan s In house plans: Does you jurisdiction have qualified staff? Getting approval for use of said staff Hiring a consultant: Include all civil, topographic survey work and soils reports Create base map in AutoCAD for project design Create site plan to include shelter, stop and bus turnout Coordinate with Caltrans & the encroachment process

14 While the Civil Work is being developed: Get the Architect on board ( include lighting design and integrate with civil work being performed) Get the Structural Engineer on board Start work on your contract documents

15 Once the encroachment permit is submitted Know you district staff; they are a great resource! Keep your eye on your calendar and don t be afraid to call them for status updates (squeaky wheel) Don t forget; yours is not the only encroachment application that they are processing.

34 Cool things I learned: Truncated Domes Asphalt can be corrected when its poured to high and a light control box will not open! Reading plans- know the project, make a resident Engineer your friend! Solar lighting extremely efficient-great for stops! Transit stops are graffiti & grocery cart magnets
