Dear Sir/Madam, This is with reference to your advertisement inviting Expression of Interest (EoI) for estimation of leasing out of proposed warehousing facility at Verna Railway Station (Goa) of Konkan Railway. 4 Notice Inviting Expression of Interest (EoI) for leasing of proposed warehouse at Verna Railway Station (Goa) of Konkan Railway. Konkan Railway Corporation Limited (KRCL) plans to construct and lease out warehouses at Verna Railway Station (Goa). The Expression of Interest (EoI) is invited from reputed companies/firms to assess the response for such warehouses. The details of the warehouse area, location is attached on Annexure-I. Those who are interested may submit their credentials including past experience in the EoI format enclosed along with the detailed profile of their company, type of goods/materials proposed to be stored in the warehouse, financial standards etc so as to reach to the office of General Manager (Business Development), Konkan Railway Corporation Ltd, Rawanfond Junction, Near Railway Station, Margao, Goa on or before 10 th March, 2014 in a sealed envelope. Terms and conditions: 1. The warehouses would be built by KRCL at Verna Railway Station premises with sufficient road access. The construction of first warehouse is expected to complete in the year The Warehouse will be leased out in as and where is condition. The monthly lease charges shall be deposited by 7th day of succeeding month in shape of DD /Bankers Cheque. 3. The lessee shall deposit 3 months advance rent as Security Deposit which shall be refunded without interest consequent upon termination of lease agreement. 4. The lessee shall be liable to pay all statutory dues to all Govt. Department /Agencies 5. The area of warehouse is approximately 950 square metre. However, KRCL reserves the right to alter / modify the area. The lessee shall not make any additional construction/modification/ alternation of the structure. 6. The Warehouse will be leased out initially for a period of 5 years with a renewal clause for next 5 years i.e. for a total of 10 years. Alternatively the lease could be for initial 3 years with 2 renewal clauses of 3 years each i.e. for a total of 9 years. 7. The Annual maintenance of warehouse shall be carried out by the lease holder. No cost towards any maintenance will be borne by KRCL. During the period of lease, the lessee shall keep the premises in good condition and attend to any repairs that are required to maintain the same in the condition it was handed over. 8. The warehouses can be used for storing bagged consignments like food grains, cement, fertilizers etc. However other commodities can also be stored duly taking necessary approval from KRCL. The Warehouses will not be leased out for the purpose of storing of banned commodities. The lessee shall not carry on or permit to be carried on any offensive trade/business on the lease hold premises during the period of lease. Signature of applicant 4

5 9. KRCL will be free to construct additional warehouses of various dimensions at adjascent locations and there will be no priority for existing lease holder in its allotment. Any number of warehouses can be allotted to an individual applicant 10. KRCL will provide water and electricity for the use of warehouse on payment basis. 11. Detailed terms and conditions will be included in the tender document and agreement to be executed before taking over the facility. 12. Those who are interested to visit the site of warehouse may contact the office of General Manager (Business Development),KRCL at Margao, Goa. 13. The Expression of Interest can be forwarded by Owner or owner s representative. Representative will have to enclose the letter of authority along with this offer. Otherwise the same is not likely to be considered. 14. KRCL may consider preparing a preliminary list from the respondents to the Expression of Interest (EoI). The selection of allotment will be based on floating limited/open tender from the eligible applicants duly verifying their credentials by a committee appointed by KRCL for this purpose. KRCL is however, not bound to accept any or all the Expression of Interest received and will not be required to give any reason for rejecting the same. 15. The lease agreement when made can be terminated by either of the parties by giving one month advance notice. The lease will also be terminated in the event of breach of any condition of the lease agreement. The lessee shall not claim any compensation in the event of termination of the lease before the agreed period. 16. The lessee shall not transfer, create any lien or sub-let the lease hold premises during lease period. 17. The Expression of Interest(EoI) format can be downloaded from the website of or can be obtained free of cost from the office of General Manager (Business Development), Konkan Railway Corporation Ltd, Rawanfond, Margao, Pin Format of Expression of Interest is to be dropped in the Drop Box kept for the purpose at the address mentioned in above, on or before 3.00 PM on 10 th March, 2014 or it has to be sent by post so as to reach on the stipulated date by the stipulated time.
