2 office tower North and South and existing building, Amsterdam General description The New Atrium is located in the centre of Amsterdam s rapidly-developing and largest international high-quality knowledge and business centre, called Amsterdam Zuidas. This is the commercial district that hosts the headquarters of legal offices such as Houthoff Buruma, Boekel & de Neree, Baker & Mackenzie, WTC Amsterdam and the ABN AMRO and JP Morgan Chase banks. Easy accessibility by car and excellent parking facilities and public transport make the area an attractive destination. The Atrium complex consists of a trio of existing office towers and two newly built towers (North and South towers). A new underground parking garage has also been realised. The exterior of the existing building is characterised by a combination of natural stone and aluminium curtain wall facades. The new towers are fitted with a slender aluminium curtain wall with floor-to-ceiling glass and a high insulation coefficient. The materials of the external shell were chosen to be as maintenance-friendly as possible. The five office towers have a surrounding awning. The central facilities, which include hospitality amenities, a fitness centre and the restaurant, are located on the ground floor. The first floor is the central connecting axis running through the entire building. The reception and meeting facilities are located on this floor. The offices are situated on the second floor and above. BREEAM rating and score G&S Vastgoed and Icon have drawn up all the explanations and burdens of proof and have presented them to the assessor. The BREEAM-NL design certificates with the Excellent rating were received for the South Tower on and for the North Tower on For the three existing office towers, the objective is BREEA-NL In-Use with a Very Good rating.
3 Environmentally-friendly design measures The materials, such as glass, wood, concrete and metal, are authentic and are treated only with environmentally-friendly materials. The entire structure is made of concrete in which recycled additives are used. The building is heated and cooled using its own thermal energy storage system, with a connection to NUON s district heating system as a supplement for peak periods. Above the installation space on the roof, almost 1,200 m2 of photovoltaic panels have been installed. This significantly reduces CO2 emissions and results in a comfortable interior climate. The daylight-dependent lighting is fitted with high-frequency ballast equipment and is regulated by means of presence detection. The lifts are powered by energy-efficient motors and a system that recovers released energy and returns it to the electricity grid. Only water-saving sanitary fittings are used in the buildings. For the water and electricity supply, the building has a number of individual meters that can be read digitally. All the floors can be freely arranged and flexibly subdivided. The specified measures yield an EPG value for the South and North towers which are around 15.1% and 15.7% higher, respectively, than the Building Decree. The ground floor will have a storage area for recyclable waste, and the entrance lobby will have a travel information point with a dynamic traveller information system for public transport. During construction, the following steps were taken to reduce the environmental impact A wide range of measures were taken to prevent any pollution of adjoining areas Lighting on the construction site was screened off from the surroundings The vegetation that was chosen for the site requires no extra irrigation Energy consumption on the building site was kept to a minimum using a variety of measures, such as energy-efficient lighting and the automatic switching off of idle equipment Energy and water consumption was monitored during construction The use of non-toxic and easily recyclable materials was encouraged All the wood used in the construction has an FSC hallmark All the building waste was separated for removal and processing. Ambitions BREEAM Excellent. The design team designed the building so that it meets the requirements of the BREEAM Excellent sustainability qualification. Despite the modern transparent design with a great deal of glass, the team didn t lose sight of the sustainable and energy-efficient character of the building. The well-thought-out design, the implementation of innovative energy-efficient systems, and the prime location in a dynamic commercial environment contribute to a pleasant and enjoyable working climate. Project information The building is intended for the multi-tenant rental of service spaces on the ground floor and of office space on the floors above. The building is located in Amsterdam s Zuidas district and was designed by MVSA Architects. The consultant for the technical installations is ARUP.
4 BREEAM.NL Costs/benefits BREEAM, the acronym for Building Research Establishment Environment Assessment Method, is an assessment method that was originally developed in Britain by the Building Research Establishment (BRE). The method is used to determine the sustainability of buildings where, depending on the degree of sustainability, one of the following classifications can be attained: Pass, Good, Very Good, Excellent or Outstanding. Because the Dutch version is used here, NL has been added to the title. BREEAM.NL categories The performance level is subdivided into main groups: Management; Health; Energy; Water; Materials, Waste; Land usage and Ecology and Pollution, where each group has been subjected to its own qualitative assessment. The sustainable items that are taken into account in the project s design or used in the project include: Good daylight provision and view; thermal energy storage (WKO); energy-efficient building EPC > approx. 15.1% and 15.7% respectively better than the Building Decree for the South and North towers; high-quality insulation; energy-efficient lifts; energy-efficient interior and exterior lighting; installation of photovoltaic panels on the roof; CO2-regulated ventilation in areas with variable occupancy; individually adjustable temperature; individually adjustable lighting system; good accessibility with public transport (train, tram, metro and bus); covered and lockable bicycle storage space; ecological work protocol; management plan for flora and fauna; water-saving taps, toilets; installation of urinals; FSC-certified wood; CO2 monitoring of construction traffic and materials; organisation of the building site and roof vegetation which is not dependent on watering with drinking water. During the building s development phase, a number of the original basic principles were adapted, partly due to the results achieved in the assessment design phase. For example, the original intention was that the structure would be built using traditionally poured construction beams. This has now been implemented using pre-stressed raised strips, so that much less formwork, reinforcement and concrete is required. The costs are higher, but they will largely be compensated by the shorter implementation period. Tips for subsequent projects Based on an evaluation of the project, it is important to ensure that the basic principles of the design phase are maintained if the design is being adapted during the preparation and realisation phases. Building site visits and design team meetings The tenants and owner of the complex will be regularly invited to visit the building site, after which the results will be recorded in the reports of the building team meetings. Tenants will also be updated by means of a weekly newsletter, an app and The Atrium s website. Building/design team meetings will be conducted regularly with all new tenants. As far as possible, all discussions will be held in the site offices or on the construction site or in the existing Atrium.
5 Status of the project The underground parking garage is now in operation.
