1 EMP Museum Administrative Office Building SEATTLE, WA 52,520 GSF EMP is a leading-edge non-profit museum dedicated to contemporary popular culture. The client had special and unique requirements for the interior spaces in their administrative office building, including street-level public space and secure areas for exhibit construction and staging. Our design balances the client s need for privacy and security, while also creating a visual and emotional connection to the main EMP Museum building. The new five-story building houses the EMP Museum administrative offices and workshops and provides secure storage for the museum s art/artifact collection. The building program occupies three of four above-grade floors well below the zoned 85 height limit. The small floorplate affords excellent efficiency with a noncentral building core. The vertical circulation and building support elements are in a compact linear arrangement along the south edge of the building. This edge core provides an important privacy buffer between building program spaces and adjacent residences. Excavation of the existing basement allowed a cost-effective solution to locating an environmentally-controlled vault below the building. By utilizing this level below grade, the overall height of the structure was kept compact and reduced the impact to neighboring residential unit views. The exhibit shops are situated adjacent to loading / receiving to minimize vertical lifting of materials. The administrative offices and their support functions are on the elevated floors above, providing better views and access to daylight. The fourth floor is currently a warm shell for future tenant. The design also accommodates an existing elevator connection to the below-grade garage to the south. The building deploys a number of sustainable strategies. These include rain water collection, green roof areas, rooftop photovoltaic panels, exterior shading devices, pervious site paving, and operable windows throughout. The project is slated to receive a LEED Platinum rating from the US Green Building Council and received Salmon-Safe certification by exhibiting that no detrimental impact to the habitat were caused during site development. 7 Site Plan Building floorplate at 10,000 sf fills the majority of the urban site, but also allows for an 18 wide exterior open space to the south between this project and neighbor. 11 Design Process INSPIRATION Initial studies focused on refurbishing the existing structure believing that strategy to be the most environmentally-intelligent response. The age of the envelope and building systems, as well as dense structural column spacing, led the design team to follow a path toward the final design a new building with new character. 12 Design Process MASSING STUDIES PROGRAM ADJACENCIES Although zoning height limits and FAR would have allowed a taller structure, the Owner's desire to minimize impact to neighboring residences kept this design compressed. First massing options pursued fitting the user program requirements into a five-level building (one level subterranean).
