Special features: Porch, Chimney 21. General architectural description: This 1½-story, rectangular-shaped, house is supported by a low concrete foundation. Its exterior walls are clad with painted yellow horizontal weatherboard siding, with painted forest green 1 by 4 corner boards, over wood frame construction. The dwelling is covered by a moderately-pitched side-gabled roof, with wood shingles and with painted yellow and forest green boxed eaves. A brick fireplace chimney is located on the north elevation, while two skylights penetrate the north-facing roof slope. A painted yellow wooden front door, with an oval-shaped upper sash light, enters the center of the originally symmetrical façade on the west elevation. This door leads into the house from a large porch/deck with a painted red wood plank floor and a painted forest green open wood railing. A gabled roof, with knee brace supports, is located over the entry door. A tall evergreen tree grows through a cutout in the porch floor. The original home s windows are primarily 1/1 double-hung sash with painted forest green wood surrounds. A gabled addition to the west (front) end of the south (side) elevation measures approximately 6 N-S by 16 E-W. A glass-in-white-metal-frame atrium door enters this addition s south elevation. A larger, tall, 1½-story gabled addition is located on the east (rear) elevation. This addition is supported by a concrete foundation, and its exterior walls are clad with painted yellow horizontal weatherboard siding, with painted forest green 1 by 4 corner boards. The addition is covered by a gabled roof with wood shingles and with painted yellow and forest green boxed eaves. A stained natural brown wood-paneled door, with one upper sash light, enters this addition s east elevation from a small shed-roofed rear porch. Canted bays are located on this addition s south and east elevations. Otherwise, the addition primarily features casement type windows. 22. 3 23. Landscaping or special setting features: This well-maintained property is situated on the hillside above (east of) High Street, in the block north of Adams Avenue. 24. Associated buildings, features, or objects: Shed A wood frame shed which measures approximately 18 N-S by 14 E-W is located directly east of the house. The shed is supported by a wood timbers on grade foundation, and its exterior walls are made of unpainted vertical wood planks. It is covered by a steeply-pitched side-gabled roof, with rolled grey asphalt roofing material laid over 1x wood decking and 2x wood rafters. A vertical wood plank door, side-hinged with metal strap hinges, enters the west elevation. Two single-light windows penetrate the south elevation. One single-light window is located on the east elevation. Privy A wood frame shed which measures approximately 4½ feet square is located directly east of the shed. It has a wood timbers on grade foundation, and its exterior walls are clad with horizontal wood planks with faded green paint. The privy is covered by a shed roof, with rolled black asphalt roofing material laid over 1x wood decking and 2x wood rafters. A side-hinged vertical wood plank door is located on the south elevation. Playhouse A narrow trapezoid-shaped playhouse is located northeast of the house. It has horizontal wood plank walls, and a flat roof with a wood railing made of painted black 2x lumber. A wooden ladder on the east end of the structure provides access to the roof. An entry door is located on the west elevation. Two single-light windows, with painted purple wood frames, penetrate the south elevation. IV. ARCHITECTURAL HISTORY 25. Construction history (include description and dates of major additions, alterations, or demolitions): Summit County Clerk and Recorder records reveal that the original portion of this dwelling was constructed in David Green, its original owner, was a carpenter, and was thus likely the home s builder. Historical background: Frank Alby (Albee?) sold this lot in the Yingling and Mickles Addition to local carpenter David Green in Green was a retired veteran of the Franco-Prussian war of the early 1870s, and he fought on the victor's side. Green died in 1913, but his estate was not settled until 1941 when the property sold for back taxes to Kathryn B. Theobald. The Theobald family ran the Theobald market on Lincoln Avenue at the turn-of-the century. In 1948, Kathryn conveyed this property to Fred Theobald. He sold it to Cecil B. Roberts in 1959, who maintained the property through the late 1950s or early 1960s. More recent owners include the Scorberry and Meier Families. 36. Statement of significance: This property is historically significant for its association with Breckenridge s residential development dating from the time of its construction circa It is also architecturally significant for its early twentieth century American architectural characteristics which represent the beginning of a transition from Victorian era styles This home s basic rectangular plan, and lack of different wall materials and ornamentation reflect this transitions. Despite some loss of integrity, this property retains sufficient integrity to rate as a contributing resource within the Breckenridge Historic District. 43. Assessment of historic physical integrity related to significance: This property displays a slightly less than ideal level of integrity relative to the seven aspects of integrity as defined by the National Park Service and the Colorado Historical Society, location, setting, design, materials, workmanship, feeling and association. The historic house s integrity has been diminished by the construction of an addition to the east elevation. The addition, though, is to the rear of the original building, and its exterior materials match those of the original. VII. NATIONAL REGISTER ELIGIBILITY ASSESSMENT 44.
