Gründerzeit-Haus for the future feasibility study pos architekten ZT-KG Fritz Oettl arch.di.
Holitistic approach refurbishment to passive house standard integration of construction and M+E adopted for people house for young and old people quality by private outdoor space facade with extra value Scientific approach table of thermal bridges hygric simulation approved details
location:gründerzeit-building at Lerchenfelder Gürtel, useable area 2370 m² extremely exposed to traffic emissions major results of the study: create sustainable value by holistic approach of design improve significantly quality of living and indoor climate Reveal qualities of location in town by reducing immissions significantly passivehouse solutions contribute a major part to sustainable increase of living quality and security of construction.
very small but precise changes in the structure transform the 19th cty. floorplan to modern needs. All flats are refurbished to top level A separate kitchens and bathrooms meet new building standards. separating living- and sleeping area enables private sphere even for single households. direct access to privat balcony increases living quality significantly.
add green and outdoor space each flat has a balcony facing to the green courtyard. green space available for all inhabitants in the courtyard and on top of the roof. results increase of living quality compensation of the streetside immissions side effect of improved microclimate in terms of temperature, humidity and dust
Facade with excellent thermic insulation and passivehouse-windows make warm walls. interior surface temperature of 19,5 C instead of 15 C compared to noninsulated facade (exterior temperature of -13 C) air ventilation system with heat recovery takes the air from the green courtyard and delivers fresh and warm air to each flat. so otherwise ventilation via window in street facing rooms is not longer required.
Insulation and ventilation improve the security of construction in terms of mould and moisture. The exterior wall structures are kept warm and dry. the very sensitive tops of the timber beams facing to the exterior walls are not longer threatened by exposure to moisture. The ventilation takes away the humidtiy and prevents it intruding the exterior wall structure. Comparison of heat demand existing building/ version passivehouse BEFORE refurbishment 131,18 kwh/m².a - building range D AFTER refurbishment 5,42 kwh/m².a building range A++ (Austrian energy certificate for buildings)
