3 1. Executive Summary Wentworth Institute of Technology has sought out ABC Construction to facilitate and complete the construction of six (6) new tennis courts. The design and approval process will begin seven weeks prior to construct, on April 12, Construction of the new courts will begin Monday, May 24, 2010 and will take eleven weeks to complete. The final project deadline is August 5, We understand that this deadline is nonnegotiable in order to complete the courts in time for the start of the fall tennis season. 2. Project Scope Statement a. Project Objective ABC Construction will construct six tennis courts within a seventeen week period. Each court will not exceed a budget of $30,000 with an overall construction cost of $180,000 (this does not include lighting, fencing, wind walls, or seating). The project, distinguished by the name, Installing the Parker Street Tennis Courts, will be completed by August 5, b. Deliverables Project Deliverable- The final product of Installing the Parker Street Tennis Courts will consist of six Rebound Ace Air Cushion playing surfaces to include court enclosure and wind barriers. Sub Deliverables- Concept and Design of structure - Requires a series of meetings and site visits Leveling and Excavation Construction of Courts -Rebound Ace Air Cushion surfaces Fencing Enclosure - To include wind barriers c. Milestones Installing the Parker Street Tennis Courts has four major milestones. The first milestone for is the completion of the concept and design of the courts. This milestone will ultimately lead into the permit and approval process. Construction of the courts will begin Monday, May 24, 2010 as the Spring Tennis Season is concluded; the completion of this task is the second milestone, scheduled to be delivered on July 23, The third milestone consists of painting the surface colors and boundary lines on the courts and installing net posts. This task will be completed on July 23, The fourth and final project milestone is the completion of the Project Deliverable, six new tennis courts with fencing and wind barriers. This will be completed for customer approval by August 5,

Limits and Exclusions This project will not include: Deconstruction of old courts Relocation of the parking lot Further development of the lot including other playing facilities and landscaping Team and Spectator Seating Student Center Project Court Lighting Other Limits include future court maintenance and court amenities. The Rebound Ace five-year warranty is completely separate from ABC Construction. Future court maintenance (with or without warranty) will require a separate work order and contract. ABC Construction will also not provide court amenities such as water rollers or score keepers. In the event that the worksite is tampered with, ABC Construction is not responsible for the cost of damaged materials or the schedule set-back. e. Estimated Costs Materials- 6 $30,000/court $180,000 for court surface Fencing to enclose 6 courts, 600 ft x 10 ft, $40/linear foot $24,000 Wind $ per roll, 2 rolls $ Net $ per pair, 6 pairs $1, $179 per net, 6 nets $1, Total Materials Costs: $ 207,328 Labor- 5 $10/hr, 12 weeks of construction $24,000 for manual labor costs Project Managers- 3 $20/hr, 14 weeks $33,600 for Project costs Total Labor Costs: $57,600 Total Project Costs: Total Materials= $207,328 Total Labor= 57,600 $264,928 4
5 3. Conditions a. Assumptions The Rebound Ace product ABC Construction chose for the Wentworth Tennis courts is designed to be installed over existing, cracked asphalt. Therefore, we are assuming that little to none excavation and leveling will need to be done, providing only one week for this task. We also assume that the equipment currently owned by ABC Construction is sufficient for completing this task. Since this project is under a very strict deadline, this schedule assumes that all materials will be on time and consistent with the order. The final assumption concerning this project is the critical cooperation of school faculty and staff, town officials, Boston Police and traffic cops, and neighbors throughout the process. b. Risks # Risk Area Likelihood Risk Owner Project Impact-Mitigation Plan 1 Delayed/ Rejected Permits Low ABC Design Team This would greatly delay ground breaking and force us to go back to the drawing board. We would mitigate this risk by understanding bylaws prior to design and applying as early as possible for permits. 2 Weather Medium Delay surfacing and drying time. This would increase labor costs, potentially forcing overtime. We have scheduled this risk by adding floating days into the timeline. 3 Neighborhood Complaints Low WIT, City of Boston, and ABC Construction Avoid risk by briefing neighbors before construction and adding extra traffic police and detours. Also, keep heavy construction within 9-5 working hours to avoid disturbance. 4 Tampering with the worksite High WIT Public Safety, ABC Construction Tampering with the worksite is very common on Mission Hill. This will not only cause increased expenses, but a delay in the schedule as well. ABC Construction will share this risk with WIT PD. We will be responsible for a safe and secure worksite, and PD will be responsible for consistent patrolling and discipline. 5 Monetary Complications Medium Wentworth Athletics Sponsors potentially stopping the project at any point could lead to a lack of funds. By constantly updating and reassuring stakeholders and project sponsors Wentworth can mitigate this risk. 5
