1 2010 NATIONAL BUILDING CODE
2 2010 NBC The 2010 Building and Fire codes will be adopted and in place as of September 1 st, There are many changes to both codes. Due to the number of changes this presentation will not be able to address all aspects but provide only a general overview There are multiple changes to Fire rating, Limiting Distance, allowable opening and construction requirements. A building identical to one built last year, may now have higher requirements in regards to construction. (Combustible or NonCombustible, Fire Ratings, cladding and windows or other openings). The new code makes allowances in regards to what is required for the construction of a building when sprinklers are installed Construction requirements for all building types including houses are lessened when a building includes sprinklers.
3 2010 NBC Care and Detention Occupancies have been changed from 2 classifications to 3 B1 Detention Occupancies include Jails, police stations, prisons and other similar uses B2 Treatment Occupancies include Hospitals, convalescent homes and similar uses B3 Care Occupancies include care facilities w/o treatment, Group homes, Children s custodial homes and similar uses There are many changes to the requirements for Fire Alarms, sprinklers and other ancillary emergency systems. A new section deals with the protection of electrical conductors for emergency equipment. All Smoke detectors in any type of Building must now have a temporal signal, (no beep,beep, beep), be hard wired and have battery backup
4 2010 NBC Smoke alarms are now required in each sleeping room, in a hallway adjacent sleeping rooms and must be hard wired, have a temporal signal and battery back-up For all buildings except detached garages on residential property. Eaves/Soffits may not be closer than 0.45m (1 6 ) from a property line or another building Eaves/Soffits within a 1.2m (4ft) setback from property line or another building May Not have any openings and shall be enclosed by 0.38mm Steel, 12.7mm Gyproc, 11mm plywood, 12.5mm OSB or 11mm Lumber
5 2010 NBC All operable windows in in residential suites (Condo/ apartment) shall be protected by a guard at 3 6 mm high or restricted to a 4 opening unless the window is 3 6 ½ above the floor level or less than 1.8m above grade Exit signs now must be the green pictogram style, the EXIT text is no longer in use and the code now recognizes the use of photo luminescent exit signs in some instances. New Section requirements specific to the Ventilation of Laboratories There are now maximum window allowances for houses that are unsprinkled and within 2m of a property line The requirements for the type of sprinkler system that may be installed, has been lowered for houses and care occupancies with 10 occupants or less
6 2010 NBC - Houses Openings are not allowed within 4ft of a corner of a ICF foundation wall, all openings >900mm (3ft) require a minimum 8 concrete (No openings to top of wall) The code does now carry provisions for foundation walls to 3m in height Non load bearing walls running parallel to joists shall be blocked below with 38x89 mm lumber at 4ft apart Braced wall panels section added to code to provide for minimum bracing and cladding of walls New requirements maximize the number of windows that may be used in the wall of a building that is within 2m of a property line (unless sprinkled)
7 2010 NBC Windows, doors and skylights in houses must now be certified under AAMA/WDMA/CSA 101/I.S.2/A440 North American Fenestration Standard/specification for doors, windows and skylights and be selected as per A440S1-Canadian Supplement to the above standard We are in Zone C U-Factor Minimum = 1.7w/sq.m.k (Metric/SI) Minimum Class is R This is the type of label and the information we will be looking for ensure that your installer does not remove stickers prior to inspection.
8 Housing Minimum performance level for Doors/windows/skylights shall be Class R Exterior wood doors shall conform to Can/CSA and shall meet a Grade 10-Security Level (45mm Solid Core or Rail and stile with 19mm panels) Windows within 2m of grade shall meet requirements for resistance to forced entry New Requirements For House Windows
9 Housing Minimum clear height over ramps and landings shall be 1.95m for dwelling units and 2.05m for all others Bed and breakfast dwellings used as lodging houses with more than 4 bedrooms shall have 45 minute separations between suites Limiting distance (which determines fire rating and construction type) will be doubled for any building wherein the fire department cannot respond within 10 minutes unless the building is Sprinklered Smoke alarms are now required in each bedroom, in a hallway and one on each level and be wired-in, interconnected and complete with a battery back-up Carbon monoxide alarms are required in each bedroom or in each bedroom hallway: they shall be hard wired, interconnected
10 2010 Housing All requirements for Radon must now be met: Health Canada has lowered accepted levels from 800 Bq/m3 to 200 Bq/m3 Perimeter sealing of foundation floors from radon is now required New section dealing with the installation of a sub-floor depressurization system (now required in all dwelling units) Rough in required inlet, outlet and poly (100mm pipe) New requirements for sump pumps and sump pump covers Seal all penetrations
11 2010 NBC - Housing Floors must be anchored to foundation walls as per listing in a new table Prior to a final inspection, the department will require that the form attached to your permit application, verifying minimum standards for plumbing and ventilation be completed and signed by the installer. Dryer vents must be metal and must vent to the outside
12 2010 NBC Secondary Suites The NBC now specifies requirements for secondary suites Secondary suites are allowed to be up to a maximum size of 80m.sq (860sq.ft) and they may not exceed 80% of the Floor area (i.e. A house 1000sq.ft on the main level can have a 800sq.ft suite) An upper level story that shares an entrance with a secondary suite shall have a second entrance/exit If any dwelling containing more than 2 main units (i.e. Duplex) has a secondary suite incorporated it shall be separated from the adjacent dwellings by a firewall (in essence if any combination creates greater than 4 dwelling units, they shall be separated from any other units by a firewall)
13 2010 Secondary Suites Ventilation and heating systems for a secondary suite shall be independent of those in the main living area In a secondary suite in an existing house, separate heating controls shall be provided for each suite The separation between suites no longer requires a 45minute rating This presentation has provided a limited over view of the changes that come into effect with the 2010 National Building Code as of September 1 st, Please be advised that we will be enforcing the Code as of that date, and like you we will be learning some aspects as time moves forward.
