Jones Development Company, L.L.C., JDC, is a leader in industrial real estate development, specializing in build-to-suit facilities. Strategically based in the Midwest, our reach extends easily from coast to coast. Let us show you how our experience, commitment and integrity help transform our clients real estate development visions into realities.
PRE-DEVELOPMENT Good business starts with good relationships. Each project begins with a site visit from one of our experienced project managers who becomes acquainted with the area, engineers and architects. As we determine site feasibility, apply for permits, estimate construction costs and more, we develop an intimate knowledge of your needs so we can meet them on time and within budget.
PRE-DEVELOPMENT Already have a vision in mind? Our architects will work closely with you to design a building tailored to your unique needs. We ll draw upon the expertise of regional professionals who enhance your project with a local perspective.
PRE-DEVELOPMENT I want to thank you for your efforts on this project, which definitely had its challenges. I appreciate the cooperation that existed between our teams. Your daily interactions with our field staff and effort to minimize impacts on our operations were greatly appreciated. --Project Engineer FedEx Ground, Inc. From California and Colorado... to New Jersey and North Carolina...
Pre-Development Case Study Address: 65 Stults Road, Trenton, New Jersey Tenant: FedEx Ground, Inc. Year Completed: 2008 Square Footage: 220,519 square feet Acres: acres Unique Vision: JDC was presented with an environmentally challenged site, otherwise known as a brown field site. In order to develop a sound structure for our client, the site underwent a complete remediation process in order to make the site viable for our clients vision. PRE-DEVELOPMENT...our clients praise our planning skills.
CONSTRUCTION MANAGEMENT It has been said, There is no substitute for experience. We couldn t agree more. After 20 years in the industry, we ve learned what it takes to develop build-to-suit industrial facilities. We firmly believe a hands-on approach makes the difference. From negotiating a fair and equitable lease to securing the best local contractors, we invest substantial time on the front end because it sets the tone for the entire project.
Knowledgeable project managers work closely with architects, construction teams and other vendors to acquire top quality materials and services at competitive rates. CONSTRUCTION MANAGEMENT
Construction Management Case Study Address: Airworld Drive, Kansas City, Missouri Tenant: Bunzl Distribution Midcentral, Inc. Year Completed: 2004, expansion completed in 2007 Square Footage: 109,090 square feet Acres: 8.1 acres CONSTRUCTION MANAGEMENT Unique Vision: Since the Bunzl facility was not developed in an existing industrial park, JDC had to serve as the master planner for the whole site. In this capacity, JDC not only developed the site but also assisted with planning roads and utilities. Furthermore, our client was not convinced that a build-to-suit was the best option for their needs. However, after a thorough comparison of the options, JDC assured them a build-to-suit facility was a more economically feasible alternative for them than an existing building. From Oregon and Missouri... to Illinois and Florida...
JDC offers tenants the best of all worlds the control and flexibility of expanding operations with the strategic benefits of outsourcing. They allow us to focus on our core competencies while they delivered a quality facility tailored to our specific needs. --BUNZL Distribution Midcentral CONSTRUCTION MANAGEMENT...our clients rave about our superior service.
CONSTRUCTION MANAGEMENT Based in Kansas City, Missouri, our central location allows us to travel to any site within hours, which translates to seamless coordination, an efficient operational site and the ability to anticipate and prevent project hiccups before they happen.
We take full responsibility for every aspect of your project. Consistent involvement and regular reporting allow us to track construction progress and provide timely schedule and cost updates. CONSTRUCTION MANAGEMENT
I wanted to let you know that you did a tremendous job. Each issue was handled in a calm and professional manner. This clearly demonstrates the value in having the site superintendent and project manager working hand in hand. CONSTRUCTION MANAGEMENT --Facilities Project Engineer FedEx Ground, Inc. Large or small... each project...
Construction Management Case Study Address: 3935 Aumsville Highway SE, Salem, Oregon Tenant: FedEx Ground, Inc. Year Completed: 2008 Square Footage: 49,703 square feet Acres: 8 acres CONSTRUCTION MANAGEMENT Unique Vision: JDC became the lead developer in a new industrial park, Mill Creek Corporate Center, which was sponsored by the Department of Administrative Services and collaborated with the city of Salem and the Salem Urban Renewal Agency. The master plan provides for regional economic development while minimizing impacts to the environment.... sharpens our skills and increases our knowledge.
SPECULATIVE DEVELOPMENT From time to time, market demands dictate speculative development. Positioned to respond, JDC partners with local professionals to develop professional and cost-effective industrial facilities that satisfy those market needs.
Drawing on our vast experience in the Build-to-Suit market, we also take on the role of Developer without the financing aspect. Primarily focused on expansion projects, our competitive predevelopment and construction management expertise helps our clients increase the success of their businesses. FEE DEVELOPMENT
Speculative Development Case Study Address: 101 Sunridge Boulevard, Wilmer, Texas Year Completed: 2008 Square Footage: 520,000 square feet Acres: acres SPECULATIVE DEVELOPMENT Unique Vision: Due to the substantial growth in intermodal traffic in Texas, JDC seized the opportunity to develop a warehouse designed to support the growing intermodal volume in this region. As such, the facility will assist companies who rely on intermodal rail freight to export products as well as to receive imports from around the world. Large or small, each project...
We believe the true test of a business relationship comes when unforeseen events inevitably arise. JDC has always operated at the highest level of professionalism to resolve any such issues. We are appreciative of the extraordinary degree to which JDC stands behind its work. --Executive Vice President Monmouth Real Estate Investment Corporation SPECULATIVE DEVELOPMENT... sharpens our skills and increases our knowledge.
The ability to build and sustain good relationships is never more important than in financing. Financing can make or break a project, so we proactively explore creative options that simply aren t available to less experienced developers. The result? We enjoy continued loyalty from lenders that insist on PROPERTY FINANCING working with a partner that performs. For you? Ultimately, peace of mind and money in your pocket.
Whether your vision is large or small, we implement the same process to accomplish the same goal every time: an on-time, on-budget approach that helps turn your vision into a successful reality. PROPERTY FINANCING
We built the JDC team the way we build our projects with experience, commitment and integrity. -Kevin R. Jones President ABOUT JDC
