4 THE HISTORY OF CANE MILL dates back to the pre Civil War era. Originally a part of Gillionville Plantation, the property was established by Alfred Colquitt (a later Governor of Georgia) in the 1850s.In the 1880 s, the plantation transitioned from cotton to quail when it was purchased by Walter S. Gordon of Atlanta. Since this time, the property has been actively managed with a focus on wild quail, sustainable forestry and agricultural production, making it one of the oldest, continuously operated quail plantations in the state of Georgia. In 2003 a modern lodge facility was constructed on the property and includes 4 bedrooms, 3 1/2 baths, great room, den, and mudroom. The lodge is situated in a natural grove of ancient oaks that create a stunning backdrop.
5 Cane Mill is being offered as a turnkey hunting facility. In addition to the main lodge, the property also includes a manager s house, a well designed and constructed 8 stall horse barn, an equipment barn, kennel facilities, and horse paddocks. It is important to note the true underlying value associated with purchasing a turn key plantation. The kennel contains field trial grade dogs alongside exceptional horses and mules. All hunting on Cane Mill is conducted in the traditional manner of a mule drawn wagon with additional hunters on horseback.

8 With regards to wildlife management, wild bobwhite quail are clearly the focus on Cane Mill. A strict regiment of fire, feeding, and predator control come together to create one of the area s most productive quail properties. This year has posted record numbers, with an average of 7 coveys moved per hour across 6 established quail courses. That being said, the property s wildlife is as diverse as the landscape itself with trophy deer and turkey habitat found in the mature hardwood bottoms along Mud Creek. The upland fields offer prolific dove while natural wet weather ponds are excellent wood duck roosts. The proximity of other neighboring plantations sharing the same management ethic contribute to the abundant wildlife and totals over 25,000 acres of contiguous habitat.
9 Cane Mill has also been successful in maintaining an impressive timber and agricultural component to the property. The property contains approximately 200 acres of irrigated farmland in addition to approximately 225 acres of dry land agriculture. The area s fertile soils are ideally suited for row crop production and the plantation maintains a large portion of the property in grain crops which benefit the wildlife while helping to offset management expenses. Cane Mill also offers very good pine and hardwood timber reserves, which further diversify the property while creating significant revenue streams. Currently no conservation easement exists on the property, whereby creating the potential for substantial tax credits for the future buyer. All of these factors combine to make Cane Mill the best opportunity within the Albany Plantation belt for the sporting enthusiasts looking to purchase a legacy property.
10 ABOUT THE AREA The Red Hills region of North Florida and Southwest Georgia is a distinct American landscape. These private, scenic lands from Albany, Georgia to Tallahassee, Florida, and from the Aucilla River to the Ochlockonee River, form an ecologically rich area protecting some of the last remnants of great Longleaf pine forests in our country. During the Victorian era, many wealthy northern socialites and sportsmen traveled South by rail to enjoy the area as a premier winter resort. Attracted to the mild climate and bountiful game, many made the Red Hills their winter home and built grand retreats.
