2 The MRSD Tract Nestled in the forks of Alabama s two great rivers, the Tombigbee and Alabama, is this unique 8,200+/- acre block of secluded hardwood bottomland. With the Alabama River to the East and the Tombigbee River to the West, MRSD is accessed by a single gated road from the North. When you enter MRSD, you are truly at the end of the road. This remote location is as close to wilderness as you will find in the Southeast. MRSD acreage is predominantly old growth hardwood forest intermixed with younger second growth timber stands, creating a checker board effect. These forest are inter woven with a vast network of sloughs, branches, creeks, rivers, ponds and lakes. Millions of years of accumulated river deposits have made the soils on MRSD some of the most productive in the South. Studies show that quality soils are the key to both successful timberland investments and to supporting high densities of wildlife. MRSD is strategically located midway between several premiere South Alabama hunting clubs- Choctaw Bluff, Hal s Lake and Bull Pen. What could be a better reference for the Sportsman! 3 History The forks, as this region between the Alabama and Tombigbee is known by locals, was originally settled by Choctaw and Creek Indian tribes. Archaeological research indicates that Spanish explorer and conquistador, Hernando De Soto, possibly fought the huge battle of Mauvila with Indian Chief Tuscaloosa on the MRSD property near Doctors Lake. In the early 1800 s, a slave named Hal escaped to the uninhabited area of the forks and built a cabin on a lake, trapping animals and rafting the hides to Mobile. Over a five year period, about 20 other runaway slaves joined Hal until they were discovered by authorities. Hal was killed in the ensuing gun battle but the lake still bears his name. MRSD TRACT The property was owned for many years by Mobile River Sawmill (hence the name MRSD). Scott Paper Company purchased the tract in the 1960 s. MRSD is the sister tract to the nearby 48,000 acres forever wild tract owned by the State of Alabama. MRSD is about as wild as it gets!

5 Recreation The MRSD Tract has approximately 7 ½ miles of river frontage and miles and miles of pristine and private lake frontage and an abundance of cypress ponds, sloughs and creeks. This excellent habitat provides for some of the very best fishing and hunting Alabama has to offer. It has been said when fishing is hot at MRSD, it just doesn t get any better. Equally impressive is the hunting for turkeys, wild hogs, doves and squirrels. In addition, this site has the capability of developing some of the Souths most productive deer herds. Numerous green fields are scattered throughout the tract. No description of the recreational opportunities available on MRSD would be complete without mention of the duck hunting. When conditions are right, this tract may have the best wood duck hunting in the Southeast. 7 Land Use Types River Bottoms 98% of the MRSD acreage contains hardwood river bottom trees of various species and sizes. Approximately 60% of these forests are old growth (Shown in dark green on above map). The remaining 40% (Shown in gray on above map) is made up of second growth hardwood regeneration ages 1 through 35 years. Numerous cypress and tupelo gum ponds are scattered throughout the tract.

9 Lakes and Ponds Singleton Lake, Doctors Lake, Alligator Slide Ask anybody who has fished them and they ll tell you these lakes are some of the most productive fishing in the entire Mobile Delta. Bass, bream, shell crackers, goggle-eye, crappie, catfish, alligator gar. Grab your cane pole and a couple hundred crickets and hang on! It s anybody s guess what might be tugging on your line! In addition to miles of river frontage, acres of open water ponds, lakes and sloughs are scattered throughout the MRSD Tract. Hundreds of acres of flooded timber in cypress/tupelo ponds surrounded by old growth oak forests heavy with acorns- the perfect recipe for wood ducks by the thousands! Singleton Lake

11 Trees MRSD contains some of the last old growth hardwood forest in the Southeast. Forest on the property are natural, containing the same species of trees which have occupied the area for thousands of years. Red oak and white oak predominate in both the old growth and second growth timber stands. Past timber harvest practices have resulted in a checker board pattern of old growth vs. second growth stands. This has created miles and miles of excellent wildlife edge effect - the abrupt transition from thick, young stands (which provide bedding areas, browse and cover) to open stands of large, mature trees which produce vast quantities of acorns, nuts and fruits. Studies show this is the perfect combination for wildlife. Hardwood forests along the Tombigbee River have been classified as some of the most diverse natural ecosystems in the U.S. On MRSD, small Old Cypress - MRSD elevation changes throughout the river bottom create plant diversity essential to wildlife. The lowest sites scattered throughout the bottom support old growth stands of cypress and tupelo gum (these ponds are a magnet to wood ducks). Slightly higher sites contain stands of overcup oak which are very reliable acorn producers. The highest bottomland sites support stands of old growth nuttal oak, water oak, willow oak and swamp chestnut oak (the largest of acorn of the oak family). Scattered throughout the forest are green ash, maple, pecan, hickory, persimmon, elm, hackberry and other minor species important to wildlife.

12 Timber Hardwood timber stands on MRSD are among the finest in the South. The combination of highly productive soils, intensively managed old growth hardwood forest and well stocked younger second growth hardwood stands provide for an excellent timberland investment for both the investor and recreational buyer. Consistency in future income production can be realized through thinnings of crowded young stands and harvests of over mature trees in older stands. A continuation of the current natural regeneration methods will minimize capital outlay. Strong markets for all timber products are locally available and within easy procurement range. 13 Roads Access to MRSD is controlled by locked gates. Approximately 35 miles of extensive internal roads provide easy access to all portions of the property. Several miles of frontage on the Tombigbee waterway make the tract easily accessible from marinas and landings. Most of the private lakes on MRSD have ramps for launching small boats. 14 Amenities Creature comforts are supplied by two hunting camps on the property. The larger of the camps, Cypress Lodge, has approximately 5,000 SQ FT under roof and can sleep 27 hunters. It is built entirely of old growth cypress lumber. Cypress Lodge is completely furnished. Great room, kitchen, 6 master bedrooms, 4 bunks and 3 ½ baths are located on the main upstairs floor plan. The mid-level floor contains eight bunks, a full bath, garage and utility vehicle storage. Ground level is used for covered truck parking. A separate emergency generator building and skinning shed are located near the lodge. Large, wrap around porches provide views of adjacent green fields and Singleton Lake.
