12 Case Study 2: North Bridge Centre 20 year old Mixed office and retail building 7 year EPC with ESCO Total cost USD2.2m Took on BREEF loan for USD 1.65mil Achieved savings: 0.8 GWh/year or USD $188,000 27% reduction in energy bills Approx 11 years payback

14 Lessons Learnt EE financing not silver bullet. Incentive helps, but not long term measure. Legislation pushes EE retrofits. Needs a better catalyst.
