Adheres to city safety standards. Rating Scale and Definitions Standards 4.0 Performance consistently surpasses all established standards. Activities often contribute to improved or innovative work practices. This category is to be used for truly outstanding performance. Supervisor is required to provide narrative comments to justify this rating. Fully Proficient Consistently Meets/Sometimes Exceeds Standards (<4.0) Performance meets all established standards and sometimes exceeds them. Activities contribute to increased unit/department results. Employee consistently completes the work that is required, and at times goes beyond expectations (<3) Performance meets most, but not all, established standards. Activities sometimes contribute to unit/department results. This category is to be used for employees who must demonstrate improvement or more consistent performance. 2 Essential Functions (Essential functions, as defined under the Americans with Disabilities Act, may include the following tasks, knowledge, skills and other characteristics. Complete work orders as assigned and manage work order status using maintenance management software system. Narrative-type in gray boxes. Expand box by left clicking on bottom left corner below number and dragging down. 2. Inspect buildings and grounds to determine functional systems and detect malfunctions and needed repairs. 3. Perform minor electrical maintenance including replacement or repair of wall switches, outlets, breakers and light fixtures using appropriate hand, power and specialty tools. (1.0) 4. Perform minor plumbing maintenance including replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices to provide operable and efficient plumbing capabilities. 5. Perform minor painting, carpentry and masonry work including preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles to provide operable and efficient facilities. 6. Perform basic HVAC repair and preventative maintenance including, but not limited to: air filter replacements, coil cleaning, fan motor replacements, adjusting thermostats and managing the energy management software system to sustain comfortable temperatures and proper equipment operation. (1.0) 7. Remove snow and ice from assigned facilities. Page 2 of 7

3 8. Learn and implement proper safety precautions related to all work performed. Overtime Status Exempt (salaried not eligible for overtime) Job Requirements Minimum Work Experience, Education and Other Skills. Licensures & Certifications Licenses must be active and current. Ability to perform heavy manual labor required. Strenuous physical work requiring ability to lift a maximum of 100 pounds, frequent lifting, carrying, walking and standing and hand/eye coordination required. Frequently required to climb, work at heights, balance, stoop, kneel, crouch or crawl. Occasional hand/eye coordination for operation of equipment; vision for reading and preparing written reports and documents; frequent speech communication, hearing and listening to maintain communications with employees and citizens. Inside and outside work, with exposure to outside elements. Driving and walking during inclement weather required. Frequent exposure to paint, chemicals, heights (building roofs, etc.) and dusty environments. Occasional exposure to loud noise. _X_ Nonexempt (hourly eligible for overtime) High school diploma or general education degree (GED) required. Two (2) to four (4) years experience in construction or maintenance or any equivalent combination of training and experience required. Knowledge of general construction tools and equipment and safe work practices. Knowledge of methods, techniques, tools and the operational characteristics of mechanical equipment used in the general construction and maintenance of landscaped areas and facilities. Ability to troubleshoot and problem solve maintenance issues as they arise. Ability to follow set guidelines, rules and safety procedures and apply them in daily situations. This position is subject to non-standard working hours including nights, weekends, and holidays. Current Colorado driver s license with acceptable record. Page 5 of 7
