1 INTRODUCTION Welcome to this Public Exhibition Ask Central Ltd (a subsidiary of Ask Real Estate Ltd) welcomes you to this public exhibition of plans to develop an exciting mixed use development bringing new homes, offices and public space to this part of the city centre. Ask Real Estate is a Manchester based developer responsible for some of the largest regeneration schemes delivered and under construction in the city centre in recent years, such as First Street (including HOME Manchester) and the Greengate area opposite Manchester Cathedral. The proposals provide a remarkable opportunity to deliver a high quality residential development that will add value and variety to the city centre s housing offer; marketleading office space to support the city s economic growth; and shops, bars and restaurants to enliven the streets around the site. The design team is currently working on the detailed designs for the scheme. Plans and images of the current proposals are on display in this exhibition and we are on hand to answer any questions and takeaway comments you may have about our proposals. The site comprises the land between Manchester Central Conference Centre and Castlefield Deansgate Metrolink Station, including the former Bauer Millett Showroom and car parking at street level and the service deck on top of the viaduct.

2 SITE CONTEXT Site Context MANCHESTER CENTRAL LEISURE BOX The site is identified as a key regeneration priority for Manchester City Council as part of the adopted 0 Civic Quarter Framework and the draft Great Northern, Manchester Central and Castlefield Quays Strategic Regeneration Framework area. Key objectives for the site set out in the draft Strategic Regeneration Framework are: Create legible, accessible and generous pedestrian connections leading from Deansgate Interchange into the adjoining city centre neighbourhoods. Improve eastwest connections along Great Bridgewater Street and in particular underneath the existing bridge. Create significant new areas of high quality public realm at viaduct and street level within this part of the city centre. Deliver the optimum scheme that protects and enhances the heritage assets on and adjacent to the site, whilst delivering the public benefits of development. Create a collection of tall buildings to complement the existing Beetham Tower and bring Manchester Central back into the heart of the city centre. 3 CONCEPT & DEVELOPMENT Concept & Development Ask has assembled a highly experienced design team led by SimpsonHaugh & Partners Architects, PlanitIE Landscape Architects and Stephen Levrant Heritage Architecture. The current proposals are the product of an iterative design process over the past nine months. The design team has engaged closely with the planning authority and other key stakeholders throughout this period to develop what we consider to be the optimum development proposal for the site. The current proposals will deliver on the objectives set out in the draft Strategic Regeneration Framework, whilst respecting the important heritage assets in and around the site.
