9 Construction Management The Construction Manager is client facing and represents the project s interests at all times Financial control and reporting is more trustworthy, with statements prepared by the CM, enabling clear forecasting and control of individual trade package budgets and commitment costs Client maintains high degree of control and flexibility on design and specification decisions throughout process based on his desire for standard and quality of finished product CM responsible for overall delivery and remains part of the client s team at all times. Priority is to act in the interests of the client, achieving best possible performance from whole team for optimum delivery and outturn cost

10 Construction Management Design, procurement, construction and cost control becomes one process with CM undertaking roles of Design Manager, Project Administrator, Contract Administrator, Cost Manager and Constructor throughout project. Reports are more informative, easy to understand & client orientated. Cost control exposes early trade package cost movements, enabling clear and focused decisions to be made at all times. Significant overlap of design, tendering and construction periods allowing considerable savings in time & cost. Change and/or scope increase can be integrated and managed later into construction without undue penalty or delay. Client retains risk but is better able to control and manage risks and their consequences through the CM. Savings made by team through managing risk are returned back to the client or can be re-invested back into the project to enhance design / specification.
