2 GENERAL FEATURES MAIN STRUCTURAL WORKS - Excavation and leveling required for the construction, and evacuation of excess earth. - Construction of ground retaining walls as necessary. - Traditional construction using reinforced concrete, and including: - Footings - Superstructures of load-bearing walls and facades - Concrete slab or supported slab for lower level floors, insulated thermally when under living areas, left unfinished for later floor covering. - Intermediate concrete slabs between floors, left unfinished for later floor covering. - Exterior balconies with smoothed finish. - Stairways giving access to the different floors, smoothed finish. - - The sizing of all the construction works will be carried out by the reinforced concrete Design Office and will be verified by the building control surveyor. ROOFING - The roof structure will be made of pine treated with insecticide and fungicide. It will include all roofing parts, bents, purlins, rafters, various frames to be defined by the structural surveyor after approval by the Project manager and the Building control surveyor. - Roof overhangs will be made of larch treated with insecticide and fungicide, and left unfinished for natural ageing. - These will include fascia boards and soffits in planed larch planks, planed battens on roof overhangs, zinc guttering fixed on the fascia boards. - Insulation following the instructions of the thermal surveyor, using insulating panels fixed and/or rolled out on the sloping roofs or false ceilings as applicable. - The roof covering will be in a Mountain style, and will incorporate a protective barrier under PVC corrugated sheets, as recommended by the Architect and the Town Hall. 3 FACADE STRUCTURE RAILINGS SAFETY - CLADDING - All wooden elements which form the exterior framework of the roof overhangs, the balconies, and any wood cladding where indicated in the Architect s plans, will be made of larch left unfinished for natural ageing. FACADES - Exterior insulation using insulating panels whose thickness will be determined by the thermal surveyor and approved by the Building Control Office. - The panels will be attached to the facade, and finished, as in the plans, either with larch cladding left unfinished for natural ageing, a thick mineral covering (RME) in colour chosen by the Architect, or stone veneer installed with mortar. WATERPROOFING - All embedded walls will have hot-applied waterproofing bonded onto the exterior side. - All terraces will have multilayered hot-applied waterproofing, with concrete paving slabs on supports for accessible areas EXTERNAL JOINERY - Windows and patio doors made of wood, conforming to norms of air permeability, wind load and water-tightness, and of thermal insulation. French style inward opening, or sliding, as shown on plans. - Handles will have an anodized metal finish. - Low-emissivity Argon gas double glazing, complying with required standards. - Exterior blackout using electric roller blinds with insulated aluminium slats, shade to be chosen by the site architect. ENERGY EFFICIENCY The level of Energy Efficiency of the Residence is in accordance with Thermal Regulation 2012 L orée des pistes OZ en Oisans Page 3 sur 10

4 COMMUNAL AREAS ENTRANCE HALLS -The entrance halls of the buildings will be designed in accordance with the Developer s instructions. They will be meticulously finished to meet the high standards expected of the building. - Principal services: - Intercom system connected to the apartments, - Entrance in wood, opening controlled by electromagnetic locks, - Communal letterboxes to post office standard with decorative faceplate, - Durable sealed floor covering with matching skirting, - Down light and /or decorative light fittings, - Automatic lighting with presence detectors - Decorative wall covering and large mirror - Brushed carpet in the entrance halls LANDINGS & CORRIDORS ON GROUND & OTHER FLOORS - Walls decorated with paint chosen by the architect. - Floor coverings: * Ground floor corridors: tiles identical to those in entrance halls * Corridors on floors: tufted carpet for acoustic comfort. - Automatic lighting with presence detectors. LIFTS - From level 0, two lifts serve all residential floors in building A - From level 6, a lift serves all floors in building B Building B can be reached via the connecting corridor on the 6 th floor. - Interior finish using decorative panels and mirror. BIKE WASH ROOM - The bike wash room is in the basement, and has a light and a water tap. Smooth finished concrete floor, with a drain hole for the used water. 5 SKI LOCKERS - Ski locker rooms are in the following places: 12 on level 0 of building A 8 on level 2 of building A 25 on level 6 of building B - Smooth finished concrete floor, with a drainage hole. - Concrete walls with a coat of white acrylic paint. - Wooden lockers with timber bench. - Double doors, to separate owner and tenant sections, with combination key to allow sole access by the owner. GARDENS AND OUTSIDE AREAS - The outside areas are landscaped in accordance with the architect s general plan. - Reshaping of the land using earth from the excavations, and rustic style grass seeding. PLUMBING - In the service ducts each apartment will have a stopcock with by-pass for later installation of cold water meters by the commonhold. PRIVATE AREAS INTERIOR JOINERY - Anti-break-in front door, level A2P*. Painted and/or decorative panel to be confirmed by the developer. Honeycomb interior doors with carved panels, varnished finish. - Aluminium coloured door handles. - Cupboards with Sogal doors, in white melamine or similar, sliding for widths greater than or equal to 0.83 m, pivoting for smaller widths, and finished inside in white melamine panels. - Entrance hall cupboard: 2 shelves, one with hanging rail - Other cupboards : one half with shelves, the other a hanging rail L orée des pistes OZ en Oisans Page 5 sur 10

6 DIVIDING WALLS LINING FALSE CEILINGS - Interior lining of exterior walls with glued thermal insulation boards, thickness and positioning to be decided by the thermal engineer. -- Partitioning of rooms in each apartment with insulated Placostyl walls. - Plasterboard false ceilings and soffits for cabling and pipes suspended on metal studding, layout as in architect s plans. - Insulation in false ceilings, thickness decided by thermal surveyor. PLUMBING - TOILETS - Hot and cold water supplies in copper or PVC reticulated pipes. - Waste water drainage by PVC pipes connected to the main drains. - White toilet fittings, specifications as in the plans : * BATHROOM - Extra thin shower tray 170 X 75 cm with glass screen, thermostatic mixer and shower bar with 3 jet head - Decorative unit with basin, mirror and integrated lighting - Mixer tap on basin * WASH ROOM (if applicable) - E xtra thin shower tray, dimension as on plan, with glass screen, and shower bar with 3 jet head. - Decorative unit with basin, mirror and integrated lighting - Mixer tap on basin - T hermostatic mixer on shower and bath * TOILETS - Suspended WC in polished porcelain with soft close toilet seat, and dual flush mechanism with water economizer 3L/6L * KITCHEN - Kitchen fitting according to the plans. The choice of cupboard doors and work surface will be from the range offered by the developer. - Kitchen equipment to comprise : o Vitro-ceramic hot plate o Extractor hood o Catalytic oven and microwave, or combined oven and microwave in the smaller apartments (studio and T2) o Dishwasher L orée des pistes OZ en Oisans Page 6 sur 10

7 MECHANICAL VENTILATION o Fridge-freezer o Resin sink - Central mechanically controlled ventilation system operating in each apartment, in accordance with standards in force. - Air input by inset self-regulating vent HEATING & HOT WATER - Combined electric heating, communal frost protection system plus backup inertia convectors with thermostat and pilot wire for programming. - The number and dimension of the radiators to be determined by the thermal engineer s office. - Electric heated towel radiator in the bathroom. - Thermodynamic hot water production (by heat pump) with storage tank in control room, distribution loop to each floor, and supply to each apartment via individual meters installed by the commonhold. - Renewable energy produced by photovoltaic panels. - As on sale plan, an individual front opening chimney flue for future installation of a fireplace or wood burner. ELECTRICITY AND OTHER CABLING Installation in accordance with standards in place (NF ) and EDF regulations. Equipment will be ALVAIS /SCHNEIDER ELECTRIC or equivalent - Supply in embedded ducts of range of power sockets & central light fittings for ceiling or wall lights, with standard DCL sockets. Individual meter for each apartment in private box. Television connected via aerial and Residence satellite. Each apartment has a doorbell on the landing, and an intercom system linked to the front door in entrance hall. Each balcony has an exterior power socket and switched light fitting. Lounge Ceiling light fitting, as in plans, with single, two-way or remote control switch One socket per 4 m2 with minimum of five 16A sockets. Television/FM socket Telephone socket. DECORATION Floors - Ceramic floor tiles, 45 x 45 cm and/or 60 x 60 cm, to be chosen from the wide range selected by the Developer, laid on sound insulation in the hall, lounge, kitchen, WC, bathroom and adjoining cupboards, and tiled skirting. - Stratified floor covering laid on acoustic felt in the bedrooms and adjoining cupboards, with matching skirting. 9 - Wall tiles: size 25 cm x 40 cm in the wide range selected by the Developer. 15m2 of wall tiles to use in Type T2 and T3 apartments 25 m2 of wall tiles to use in Type T3 (if 2 bathrooms), T4 and T5 apartments. - Oil-based paint on frames, pipework and various metal fittings. Two coat satin finish. - White satin velour paint. One colour to be chosen for one wall in the main rooms (lounge and bedrooms). - Vinyl paint inside cupboards, oil-based on frames, pipework and various metal fittings. Two coat satin finish. - Aged pine boards on one lounge wall. Ceilings - White mat paint on ceilings in all rooms - Aged pine boards on sloping ceilings. PRIVATE ANNEXES BALCONIES AND TERRACES ON LEVELS - Balcony floor of each apartment will be in smooth finished reinforced concrete. Safety: Railings in larch left unfinished for natural ageing, as in architect s plans. Fittings: Equipped with light fitting. ACCESSIBLE TERRACES - Terrace floors will have small NAPOLI or STRADAL concrete or gravel paving slabs, set on supports. - Safety: Railings in larch left unfinished for natural ageing, as in architect s plans. - Fittings: Equipped with light fitting. 10 PARKING - One parking space is available per apartment in the Alpette covered car park by way of a 15 year long term, automatically renewable subscription. - Numbered spaces. A covered link will be built between building A and the Alpette car park. This outline specification is produced for general guidance. Some of the above details may be altered for technical reasons, or due to changes of suppliers, without affecting the level of quality in any way.
