3 Exterior General We are proud to offer a 10 year warranty on all nhouses sold. The nhouse is constructed using Cross Laminated Timber (CLT) structural panels with exceptional strength, dimensional stability and rigidity. The unique design creates superior construction details that minimise acoustic and impact sound. The nhouse3 is 6m wide x 12m long x 7m high. Land & Groundwork We recommend an ideal site size of 15m x 25m (375m2/0.09 acre). The smallest site size would be 10m x 18m (180m2/0.45 acre) with less outdoor space. The nhouse is adaptable and can be built anywhere, it can even be set up over water using stilts. Groundworks required for your nhouse are: Foundations Ground floor slab Incoming services trench & connections from network to plot Site surface & rainwater works Before delivery of your nhouse it is important that groundworks have been finished, inspected and approved by nhouse. Clear instructions on groundworks requirements are provided in advance or alternatively nhouse can prepare the groundworks for you. The delivery route from our factory to your site is pre-planned. The sizing of each module or Quad negates the need for an HGV abnormal load. Close site access (within 10m) is required for our HGV Low Loader that we use to bring the nhouse Quads to the construction point. 4 Exterior Land & Groundwork contd... During final construction, the nhouse is connected to power, water and waste connections. Meters are installed by your utility companies within the nhouse at the time and point of connection. We need 3-5 days of full access to fix the Quads in place and finish connecting your nhouse before we hand over the keys. Garden landscaping is not included. Whilst we do everything we can to minimise disruption to the land during delivery and construction, there will be both a crane and HGV on the site. Carport The carport is not included in the price of the nhouse but can be purchased at additional cost which includes: Covered structure Parking space for 1 car Photovoltaic panels on roof of carport House/car battery Car recharge point Bike hanging racks Delivery parcel drop point (future-proofed for drone deliveries) Refuse and recycling store External tap Garden tool storage The carport is connected to the house next to the main front door. Electric heated towel rails are fitted to shower/bathroom. The hot water system is provided by a boiler, combined with a state of the art Air Source Heat Pump which reclaims heat efficiently from ducted sources inside the home. A renewables based system delivers significant savings on running costs. The system can be powered by the optional roof mounted Photovoltaic panels and back up battery that comes with the carport, delivering lower running costs. Kitchen Materials The fitted wall and base cabinets are custom designed and fabricated by our specialist joiners with a stylish, modern door design.
