Re:build has been designed to keep local residents surrounding Trafalgar Place regularly informed, providing consistent and practical information from Lend Lease about the progress of construction so that you are always aware of what s happening and when. We ask for your patience and understanding as we undertake this building work and we assure you of our commitment to doing it in a manner which seeks to minimise disruption and inconvenience to you. 3 ABOUT CLT Lend Lease has a strong reputation for delivering safe and innovative projects. We are always striving to use the most sustainable and safest materials in construction. At Trafalgar Place we will use Cross Laminated Timber (CLT) to build part of the development. CLT is a sustainable construction material that s made from FSC certified wood and is produced in a factory that reuses all waste material, so the only CO 2 emissions associated with CLT are in its transportation. CLT acts as a carbon sink as each tonne of CLT locks in 1.6 tonnes of CO 2. CLT is a safe and quick method of construction, panels are prefabricated off site and assembled on-site by a skilled team. Assembly of the panels on site is a cleaner and less noisy method of construction than traditional buildings. Once each floor is complete, work on the interior and exterior can quickly begin. Sustainable We promise to use CLT wood in the construction of elements of Trafalgar Place. CLT is a safe material, both in construction and in longer term use it is approved by the BRE and NHBC and has met or exceeded required standards in the UK, Europe and Australia. In the event of a fire, solid wood chars progressively and creates a layer of charcoal on the surface which slows the rate of combustion meaning that CLT performs well in fire. Further protection is provided through additional layers of fire rated plasterboard. Once complete and people move in to a CLT home, it will appear the same as any other new development. Lend Lease CLT construction in Melbourne However, it has enhanced performance in heat insulation meaning that homes require less heating and use less energy over time compared to traditional new build development.

4 Trees and Trafalgar Place LEND LEASE IS COMMITTED TO ENSURING THE CAVAT 1 VALUE OF THE TREES ON THE SITE OF TRAFALGAR PLACE IS IMPROVED AS A RESULT OF THE REGENERATION. We will do this by planting 74 new trees on-site and 30 new trees in the surrounding streets and parks. Over the coming weeks, as part of the development works a number of the existing trees will be removed from the site in line with the Planning Permission. New trees to be planted Site boundary The first of the new trees will be planted in the locations shown on the map, planting will happen in September as autumn is an ideal time for planting new trees to ensure they have the best chance to adapt and settle in to their new location. We are developing a programme with the London Wildlife Trust to reuse the trees felled on-site and to work with local people in the planting of trees off-site. If you would like to be involved in either of these programmes please get in touch on CAVAT is the method by which trees are assessed for their value to the community and expressed as environmental capital.

5 CONSTRUCTION UPDATE: SAFETY FIRST Lend Lease understands that local residents will have concerns about how the construction of Trafalgar Place may affect their daily lives and routines when construction begins on-site. A process of meticulous planning began long before Lend Lease arrived onsite. We are committed to working with Southwark Council and the local community to ensure that we minimise our impact during the construction process. Safety is our number one priority and Lend Lease operates an Incident & Injury Free culture on all of its sites. All Lend Lease sites are registered with the Considerate Constructors Future We promise to think about the bigger picture Scheme, a national scheme that sets high standards that each construction site must achieve and Trafalgar Place will be no exception. Should you have any concerns, you will find the contact details on the meet the people page of this newsletter or the hoarding on-site, which will provide you with direct access to a senior member of the construction team on-site and your query or concern will be dealt with immediately.

6 VEHICLE SAFETY Lend Lease is committed to ensuring all construction vehicles operate safely when delivering to and from the site. We will ensure all suppliers and contractors operating Heavy Goods Vehicles (HGVs) achieve a minimum of a bronze standard with the Freight Owners Recognition Scheme (FORS) along with the Safe Urban Driving (SUD) training course, both operated by TfL prior to accessing our construction site. RESIDENTS CHARTER OUR COMMITMENT: We will operate an Incident and Injury Free environment both on and around the site We will respect all residents and be considerate during sensitive times We will keep noise and dust to a minimum We will erect hoardings and fences to safeguard residents and the public Workers will access the site using public transport and car parking will not be provided for them be safe We will ensure all deliveries are staggered during working hours only and limited during school opening and closing times We will inform residents of disruptive operations COMMUNICATION: We will provide updates on progress in a regular newsletter We will inform you of any disruptive works via mailouts We will attend community meetings when requested Lend Lease has your safety in mind at all times and take all precautions to secure our site from unauthorised access. We kindly ask parents to please remind their children not to enter the building site at any time and to warn them about the dangers that exist. PROUD TO BE PART OF IT This is an exciting time for the Elephant & Castle and the Trafalgar Place team are delighted to be working on such a fantastic project; our scheme will not only set new standards across the industry but leave a lasting legacy for the local community. 7 QUESTION ANSWER QUESTION 1/ What are the main transport routes the construction vehicles will use and why were these chosen? If you wish to find out more please contact Lend Lease on To develop a safe and appropriate construction vehicle route, we worked with Southwark Council to look at which options would have the least effect on the highway network, impact the least number of residential properties and have the least number of potential conflict points between vehicles, pedestrians and cyclists. In order to mitigate construction traffic as much as possible, we have, in consultation with the Highways department, agreed to set up a one way access through the site for the majority of the construction programme. To enable this, we will install a temporary crossing over Rodney Road into the site. This new site access will be fully controlled by qualified traffic marshalls. This new route will minimise the number of vehicle movements on Balfour St and will enable us to manage the construction most efficiently. Vehicles will exit from the site on to Balfour St where a temporary pit lane may be used at busy times to hold and unload vehicles. This will be fully marshalled in order to ensure pedestrian and cyclist safety and will only be used during site hours. Southwark Council and Lend Lease have also considered the wider development activity across Elephant & Castle. There will be increased traffic related to the demolition of the Heygate Estate (from September 2013), construction of One The Elephant and the leisure centre (from June 2013) and construction of the housing development on the Stead Street car park (from June 2013). The construction vehicles for these schemes are all using New Kent Road, Elephant & Castle and Heygate Street as their primary access routes. The One The Elephant/leisure centre joint site access through Newington Butts will exit via Oswin Street which will prevent any direct conflict with these other construction vehicles and help prevent traffic build up on key bus and cycle routes. 8 QUESTION 2/ What hours will the site be operating? If you wish to find out more please contact Lend Lease on Construction activity will take place at the site between 8am and 6pm Monday to Friday and 8am to 1pm on Saturdays. The site will be open from 7am (but will not be operational until 8am) and will close at 7pm, after cleaning up in the last hour. The site will be closed on Sunday. Site deliveries will not be accepted from 8.15am 9am and 3.15pm 4pm during school term. In exceptional circumstances it may be necessary to undertake some work outside of these hours. In such cases an out-ofhours working request will be made formally to Southwark Council and residents will be notified in advance.

9 CONSTRUCTION MILESTONES we have been busy ENSURING WE ADDRESS ALL planning conditions, finalising supplier contracts and preparing to begin construction of TRafalgAr Place but we also have some exciting construction milestones on the horizon. SUMMER 2013 Start on site enabling works including site set up, installation of tree protection, installation of hoarding, installation of haul road, site welfare and temporary cross over to access the site from Rodney Road. Excavations for underground drainage and attenuation. Construction commences to form the tower crane bases, raft foundations and works to the substation. AUTUMN 2013 Opening of haul road to enable one way access across the site from Rodney Road, exiting on to Balfour St. Erection of tower cranes and superstructure works to Rutherford Heights commence. Erect scaffold around the frame and commence installation of building envelope including windows. WINTER 2013/14 All ground works complete and façade works begin behind monarflex screen at the peak, there will be up to 40 bricklayers on-site working on the facades. We also begin to install the CLT structure to Morris and Stockham Court, facing on to Rodney Road. Fit out of the first building also begins at the 4 V I C T O R Y P L A C E 2 6 R O D N E Y R O A D ground floor of Rutherford Heights. Substation becomes operational. SUMMER 2014 First building structure and façade complete. Throughout mid to late 2014 the fit out of each building will progress on a rolling programme and the first scaffold will be struck in June. 1 P A R A G O N R O W Capell Apartments 2. Stockham Court 3 H E N S H A W S T R E E T B A L F O U R S T R E E T SPRING/SUMMER 2015 The site is getting ready for occupation, practical completion will be in early summer 2015 including all of the landscaping works.

10 MEET THE PEOPLE At the peak of construction, (JUL DEC 2014) there will be up to 450 people working on-site. The most labour intensive jobs include the façade and fit out works, but there are many jobs on-site. To see who is on-site and what they do we will profile a worker in each issue of Re:Build. We will provide many exciting job opportunities for local people throughout the construction process. Martyn Fennell / Project Director Martyn has worked in the residential construction industry for almost 40 years and led the regeneration of Edmonton Partnership Initiative delivering over 1,000 homes. Dave Regan/ Senior Construction Manager Dave has also been in the construction industry working across all sectors for nearly 40 years. Dave recently worked on the King s Cross regeneration leading on the safe integration between site traffic and public access. Ade Griffith/ Construction Manager Ade, a local Southwark resident who joined Lend Lease in 2009 through the Be Onsite scheme, has worked on various Lend Lease projects as a trainee Construction Manager. After completing her HNC in construction in 2011 she qualified as a Construction Manager in Walid El Faour/ Construction Manager Walid joined Lend Lease in 2011 at the Burntwood School project. He is a qualified Structural Engineer and will prove invaluable for constructing the foundations and concrete frames at Trafalgar Place.
