Newsletter February 2012 Dear Jody, In This Issue Over the past 3 years we have all experienced several false starts to an economic recovery. I don't believe many people thought the recession / depression would last as long as it has. While I don't want to proclaim the end to the recession, we certainly have experienced our own recovery over the last several months at Watkins Landmark. While I am confident our growth has a lot to do with the persistence and determination that is built into our company culture, it is pretty clear as well that this latest start of the recovery has roots. Either way, I feel Watkins Landmark has caught the first wave of the recovery. We plan to ride it for sometime before coming into shore. Our featured article is on our Guard House and Gates project in Fairbanks Ranch. Dean Schumacher, our project manager on this project has written the article. While guard houses and gates wouldn't appear to be a complicated project, this one has some significant earthwork and traffic control challenges. Off to a Quick Start at Fairbanks Ranch Random Notes... Random Notes... Watkins Landmark is wrapping up our renovation of the Burbank Extended Stay apartment complex for Warren Properties. Below are some pictures of our work at the project: We have also updated our Random Notes section with the latest news tidbits at Watkins Landmark. There are updates and pictures on the construction at the SBPC Preschool tenant improvements, San Luis Rey Crossing TI, Alliance Charter Schools, and Burbank Extended projects. We also get to introduce a couple new employees at Watkins Landmark as well as another LEED Green Associate. 2 Jody James Watkins CEO / President Watkins Landmark Construction, Inc Jody James Watkins Perimeter landscape around the extended stay project Phase 1 of the preschool tenant improvement project is wrapping up at Solana Beach Presbyterian while Phase 2 is getting underway. So far the project has been running smooth thanks to our project team of Chris Eagen, Dan Poulton and Kristian Burchat. By Dean Schumacher Our Fairbanks Ranch Gates and Guardhouses project is off to a great start. Fairbanks Ranch is one of the most secure and exclusive neighborhoods in the country. This project is very important to the residents, neighbors, and even County of San Diego. In a recent newsletter put out by Fairbanks Ranch, the Board of Directors reports that "Watkins Landmark has been selected as the General Contractor...due to their construction and engineering expertise." This project involves the complete demolition and reconstruction of the 2 main entry gates in the Fairbanks Ranch Community, expansion of San Dieguito Road including the addition of 2 deceleration lanes, and extensive other improvements. Watkins Landmark worked closely with the Fairbanks Ranch Association in planning the construction and phasing of the project and determined that a complete closure of the 2 gates, and routing of traffic through the secondary gates, would allow construction to proceed in the most effective manner, shorten the schedule and save on cost. This turned out to be a win for all parties involved. Hallway in the first phase of SBPC
3 Parking lot in the first phase is nearing completion With the keyway adjacent to the wetlands, ground water has been one of the many challenges WLC has had to overcome. After demolishing the existing guard houses, one of the first orders of business was to build the retaining walls that will allow for the widening of San Dieguito Road. Due to the proximity of the wetlands, and the existing soil conditions, Leighton Consulting has designed a stabilized rock blanket as the foundation for our Mechanically Stabilized Earth (MSE) walls. A Verdura wall, designed and built by Soil Retention, Inc has been selected for this wall based on the performance record of zero structural failures, aesthetics, and cost. The larger retaining wall on this project is 4625 SF and will be constructed in approximately 7 days. This is about one-third the time required to construct a standard masonry or cast in place wall. Watkins Landmark has mobilized at our Alliance School project in Los Angeles. We have teamed up with Bouma Construction to build this project. It is our 3rd Charter School project with Bouma. WLC trailer at the Alliance Charter School project Once the groundwater is removed, Koloa Pacific needs to work quickly to place the keyway in preparation for the soil retention wall. The next phase of construction will involve encasing an existing sewer line, and re-routing the existing water main at each gate. The large water mains are 16" and 8" in diameter and service over 500 homes in the development. To limit disruption of service to the residences, Watkins Landmark is subcontracting with Schilling-Paradise Corporation who lay and prepare the new pipe prior to disconnecting the existing line. The cut-over activity will result in a water outage of less than 8 hours for a minimal disruption to the neighborhood. Entrance at the Alliance Charter School project. WLC and Bouma prepare for the export process. Warm shell for Starbuck's at San Luis Rey Crossing obtained substantial completion. Watkins Landmark completed San Luis Rey Crossing in Watkins Landmark was awarded the Alliance School CRAHS #5 project by Bouma Construction. This will be the 4th Alliance
4 School project we have partnered with Bouma Construction on. Demolition of guardhouse 6. Demolition is always a fun scope of work in the construction process.
