1 Premier Inn, Wilson Street, Middlesbrough, TS1 1AE Site progress report February 2017 Site set up Currently 4 weeks in to the build the site has been cleared and hoardings have been erected. Welfare cabins have arrived including offices, meeting rooms, toilets, canteen and storage. Piling The augered piles have been cast with reinforced concrete and subsequently tested; we are currently cropping the concrete to allow for the installation on the pile caps. General Building control visited site on 16/02/2017 with no concerns raised

2 March 2017 Ground Beams & Pile caps Reinforced steel bars were pre-fabricated into cages and positioned in the trenches, a pecafil formwork shutter was then installed and the concrete cast to form the pile caps and ground breams (the use of formwork concrete shuttering significantly reduces waste which is great for the environment!). Steel Frame Once the concrete had cured the steel frame was erected and the columns bolted in placed directly above the pile caps. The Transfer deck was then fixed in place with shear bolts to create the 1 st floor. General Building control visited site on 10/04/2017 with no concerns raised

3 April 2017 Transfer Deck Reinforcing steel was positioned on the deck with the concrete levelled and cast. Drainage The drainage is now well under way, inspection chambers and manholes have been positioned and pipes bedded. SFS The first floor internal and external walls have now been erected. Bathroom The first delivery of the off-site engineered bathroom pods have arrived are being positioned into the bedrooms on the 1 st floor. General Scaffold erection has begun and the tower crane is now in place. Building control have assessed the evidence provided by site and have raised no concerns.

4 May 2017 Ground floor Works The internal drainage is now complete and the ground floor has been prepared with energy efficient insulation and steel reinforcement, ready to receive the concrete slab. The lift pit has been formed and lined with a GRP insert. Floor 2 The 2 nd floor has now been cast and levelled. The internal and external SFS stud walls are in place and complete. Bathroom pods are all in place with the service ducts now being prepared. General Building control visited site on 08/06/2017 with no concerns raised

5 June 2017 Structure The 5 th and final floor is in the process of being installed, leaving only the roof to complete the frame of the building. Cladding We have begun installing the cladding system to the exterior of the buildings frame. This building will feature 2 contracting cladding materials, the first an aluminium rainscreen and the second a unique black Brick slip system; soon both will be visible for all to see! The External walls are being heavily insulated with ultra-low conductivity PIR Insulation, this insulation will contribute to the target u-value of 0.15w/m2K ensuring carbon emissions are kept to a minimum beyond completion. We have also begun installing aluminium windows to the upper floors, which like the walls offer exceptional u-values helping reduce the buildings carbon foot print for years to come. Internal Walls & Fire Protection Construction of the internal partitions has now begun along with the 1st fix of the M&E Services. The fire protection to the steel frame on the ground floor is also underway, where we are using a combination of intumescent paints and British Gypsum Glasroc fire case for the beam encasement. Non-combustible Rockwool fire breaks are also being installed within the rainscreen cladding to ensure containment in the event of a fire.

6 July 2017 Structure The external envelope of the building is almost complete, only the roof coverings remain. Installation of the bedroom windows continues and the external cladding is now well underway. Installation of the full height glazed curtain walling to the reception and restaurant area has now begun and should be complete early September. Fire protection to the beams and columns is now also complete. Services Electrical containment and 1 st fix continues along with the installation of the air conditioning system. Dry Lining The Dry Lining to the bedrooms has now begun and the internal structure is now beginning to take shape. In keeping with the premier Inn s Good night sleep guarantee the wall are being created with multiple layers of extra dense British Gypsum Soundbloc plasterboards along with the addition of insulation and resilient sound breaks.

7 August 2017 Structure The external structure of the building is now full complete! All wall and floors are fully installed and the roof is complete and water tight. The external cladding is almost there with only the ground floor remaining. The scaffold is now coming down and the cladding is beginning to be revealed! Installation of the curtain walling to the restaurant and reception area is all but complete, just some small areas remain which will be completed once the scaffold is fully down.

8 Mechanical & Electrical The main electrical services are now complete along with the 1 st fix electrics to the ground floor, Bedrooms and common parts. The first fix of the Air conditioning system is almost complete, just a few weeks to go. 1 st fix of the vents is now complete Internals The dry Lining is fully underway on all floors with plastering in progress on floors 1-3. The joiners are now on site and the installation of the 2 nd fix Joinery items have begun (Doors, Skirting boards, architraves etc) Sample Rooms 2 fully fitted sample rooms are almost complete ahead of their quality inspection on 6 th September. Lifts The Lifts are have been delivered and are awaiting installation.

9 September 2017 Structure The external structure is now complete with only some remedial works to replace damaged panels remaining. The scaffold has now been completely removed. Mechanical & Electrical The main electrical services are now complete along with the 1 st fix electrics to the ground floor, bedrooms and common parts. The first fix of the Air conditioning system is also complete. Lifts The lifts are now installed and awaiting commissioning. Internals The dry Lining is in full flow on all floors and suspended ceiling are now being installed. Painting has begun on site with the initial mist coats starting to the plastered areas. 2 nd fix joinery is well underway.

10 October 2017 Internals Plastering and 2 nd fix joinery is complete in all bedrooms and we are in the process of snagging the finishes. Dry lining is almost complete in the common parts and painting is well advanced. Carpets are now being fitted to the bedooms and where possible the fitted bedroom furniture has is being installed. The Kitchen is currently being installed and the restaurant is beginning to take shape. The balustrades have been installed on the stairwell with the glass to follow. Fire stutter have been fitted to lift door and all fire protection is complete. Services Gas and electric have now been installed.

11 November 2017 Just a few weeks until completion and we are almost there! Internals The internals are almost done, all of the bedrooms are finished with the cleaners in the process of giving them a final sparkle clean. The restaurant is tiled and the shop fitters have installed the fitted furniture The kitchens are now fully installed. The front of house common parts are taking shape, the public toilets are being installed and wallpaper in has begun in the corridors. The back of house areas are also progressing with the offices and staff room being created. Lift The lifts have now been commissioned and are fully functional. External Works The carpark is currently being re-laid with new linear drainage being installed. The loading bay area to the Wilson street elevation is also complete with some minor snagging of the footpath to follow. Block paving to front elevation is underway and the external furniture has been installed. The totem to the front of the building has been installed.

12 December 2017 Project complete! 2 week in to December and the project is complete.
