1 Contractor Information Guide Charleston Place Hotel The Shops at Charleston Place The Riviera at Charleston Place The information contained in this reference guide is intended to assist general contractors, subcontractors and other vendors/suppliers doing construction work at Charleston Place. Please read carefully and make advanced contact with the appropriate sources as your project proceeds. Page 1 of 8

2 Getting Started Prior to work beginning and before crews are dispatched to the site, please have the assigned project manager or superintendent contact: Leo Germain, Chief Engineer Charleston Place Phone: Fax: or Randy Miles, Assistant Chief Engineer Phone: Fax: Meeting Street, Charleston, SC Either available hotel contact will discuss the construction timetable and will arrange a walk-through of the construction site with the general contractor prior to commencement of construction. Thank you for this courtesy. Deposit A construction deposit of $ will need to be delivered to Leo Germain, Director of Engineering at Charleston Place, prior to the project starting. This deposit will be returned at the end of the project commensurate with the satisfactory completion of the final punch done by Hotel. Checks can be made payable to Charleston Place Hotel. Hours of Allowed Construction Normal construction work may be performed daily between the hours of 8:00 am 9:00 pm. Keeping in mind that hotel guestrooms are located directly above the retail spaces, especially noisy phases of construction (e.g. concrete drilling, use of sledge

3 hammers, power drilling, etc.) must be limited to the hours of 9:00 am 7:00 pm daily. Barricades Interior barricades, where necessary, must be constructed of ½ finished drywall. Barricade framing must include carpet on bottom to protect marble flooring. Barricade doors to be pre-hung units (plywood doors are not acceptable). Barricade exterior must be painted to match existing corridor trim color paint specifications can be provided through the engineering department. Any signage must be professionally produced and tastefully mounted. Exterior shop windows or shop fronts must be professionally screened (brown-papered) during the construction process. Demolition Sprinkler heads must be plugged during demolition. Containers/Dumpsters No on-site containers/dumpsters are allowed at Charleston Place. The recommended means of refuse disposal is twice-daily dump truck hauls. Dump trucks should abide by the Loading & Unloading section below. Loading & Unloading Commercial Loading Zones are located around the perimeter of Charleston Place. Only vehicles with commercial tags or P tags are allowed to use Commercial Loading Zones. Note: These zones are for active loading and unloading and there is a 30- minute limit to working from a zone. (Bus /passenger loading zones are for buses only!)

Note: Street parking spaces are metered.

5 Inspections In addition to City inspections conducted by the various local authorities, a Charleston Place hotel contact will monitor construction progress throughout the project. Insurance The General Contractor is required to secure and supply to Charleston Place proof of insurance with $ 2,000,000 coverage, with a job specific certificate of insurance prior to performance of any work. Charleston Center LLC must be listed as an Additional Insured as follows: Charleston Center LLC 205 Meeting Street dba Charleston Place Charleston, SC By Orient-Express Carolinas, Inc., USA its agent Safety & Protective Precautions Protect all marble flooring surfaces (interior galleries) with carpet Be mindful of heavy pedestrian traffic on exterior sidewalks and interior gallery corridors Our Safety and compliance team will make routine visits to the job site. Hot work permits and hazardous work permits must be issued before this type of work is to commence.
