2 The existing second floor of this quaint 1950s cape cod was outdated, cramped and dark. Its awkward spiral staircase from the first floor was dangerous and impractical - leaving the entire floor nearly unusable. An expansive, full scale remodel was overdue. (ALL Before: Exterior, Spiral Stairs, 2 nd floor interior)

4 NEEDS OF THE CLIENT: Enlarged Floor Space The pictures below taken from a similar view point show the expansive nature of this project. The added dormer combined with the newly renovated space. Reinvented the 2 nd floor resulting in a 65% increase in usable floor area!
5 NEEDS OF THE CLIENT: New Stair System Without the new stair system this project was not going to happen. The clients were convinced it was impossible until we showed them the first set of drawings.the rest is history! (Spiral Stairs Before)
6 NEEDS OF THE CLIENT: Craft Studio The newly retired Mrs. client is creative and talented. She was tired of using the kitchen floor as a craft table. We converted this dark unfished cubby into an airy, inspiring Craft Studio.
7 FUNCTIONAL ENHANCEMENTS: Improved Furniture Layout Built-In Storage Climate Control Lighting Control Safer Stairs Craft Studio
8 FUNCTIONAL ENHANCEMENTS: Improved Furniture Layout Prior to the remodel getting out of a chair or a bed without hitting your head on the sloped ceilings was nearly impossible. The new layout allows for a flexible and adaptable furniture layout. Built-In Storage Bench seating in the Existing front dormers was added and includes integrated storage.
9 FUNCTIONAL ENHANCEMENTS: Climate & Lighting Control Adding an energy efficient ductless mini-split HVAC unit guarantees consistent temperatures throughout the year. The previous space had ONE grossly undersized duct leaving the 2 nd floor unbearable during the dogdays of the summer and the bitter cold winter months. New hi-hats on dimmers were added throughout the entire floor.
10 FUNCTIONAL ENHANCEMENTS: Safe Stairs With grandchildren now in the family tree the treacherous spiral stairs had to go. Code compliant stairs were seamlessly integrated.
11 FUNCTIONAL ENHANCEMENTS: Craft Studio The large hobby studio is well lit and features dedicated quad outlets for hours of sewing, painting, picture framing, sculpting, lite metal brazing to name a few.
12 AESTHETIC ENHANCEMENTS: Dormer Integration Modern Finishes Color, Contrast, & Texture
13 AESTHETIC ENHANCEMENTS: Dormer Integration The new shed dormer provides continuity to the home s exterior attributes by enhancing the line and rhythm of the siding, window and roofing package.
14 AESTHETIC ENHANCEMENTS: Modern Finishes The outdated paneling and popcorn ceiling was replaced with more modern finishes: an updated door and trim package as well as clean drywall lines at key transition points make the dormer feel larger while maintaining its authenticity. 15 AESTHETIC ENHANCEMENTS: Color, Contrast, & Texture The warm smooth wall colors contrast the cool textured carpet.

18 SUPERIOR CRAFSTMANSHIP: Knee Wall Caps & Columns The open stair well is highlighted with wrapping, interconnected knee walls, custom built caps and tasteful yet robust twin columns.
19 SUPERIOR CRAFTSMANSHIP: Glass light in Craft Studio What may appear as a small detail this unique and expertly constructed interior window allows the craft studio to be flooded with natural light and provides a connectedness to the rest of the space.
20 INNOVATIVE MATERIAL USAGE: Spray Foam Insulation (Pictured Below) Custom Storage Room Access Creative Columns The superior R-value of closed cell spray foam insulation allowed us to accommodate modern energy codes in existing undersized rafters.
21 INNOVATIVE MATERIAL USAGE: Custom Storage Room Access A custom door was built and installed on the wall between the existing front dormers. The space behind it was finished typical to the room for extra storage.
22 INNOVATIVE MATERIAL USAGE: Creative Columns The columns were built to match but only one is structural. This column is the mid span support for the new ridge beam This column is non load bearing.
23 OVERCOMING OBSTICLES: Mother Nature (Described below) Existing Conditions This project was scheduled to kick off the day after a 30+ snowfall. It was a constant struggle to maintain a clean, safe and productive job site. We had to keep the site cleared for lumber and material storage. It was imperative to keep the house tarped and warm during the windy, wet and cold winter nights. However, the hard work and dedication of all the key players paid off we were able to safely complete the project on time & on budget!!
24 OVERCOMING OBSTICLES: Existing Conditions The existing framing in the floors and roof were undersized by today s standards. The actual redline drawings from the structural engineer shows the amount of additional framing needed in the first floor, second floor and existing roof systems. We even needed to install beams in the basement. We had to use our collaborative experience and creativity to pull this off without exceeding the desired budget. Mission Accomplished!!
