6 Get a detailed floor plan To take your new kitchen from dream to reality requires taking your ideas from a rough sketch to a detailed set of drawings. You will need plans and elevations that indicate precise placement of cabinets and appliances and exact measurements. 7 Storage and organization Homeowners often say that one of the reasons they want a new kitchen is to increase or improve their storage space. In this section, check off those organizers that will be most helpful. DESIGN Do you plan to move, remove or add any walls? Will any electrical or plumbing systems be moved? Will the kitchen footprint change, either with a room addition or a conversion to an open floor plan? Those decisions will impact where the refrigerator, sink, range and other appliances may be placed. Will the new kitchen include an island? If so, your designer will make sure there is adequate clearance space on all sides of the island. Remember to account for whether the island includes seating. A kitchen designer can calculate the space needed. Will windows or doorways be replaced? 7

8 Budget One of the first steps is to determine how much a new kitchen should cost. Consider the full scope of project and all the options. For instance, a project which includes removing walls, relocating plumbing or electrical, will need to have the labor and materials for those items factored into the planned spend. If the appliances are relatively new, perhaps replacements won t be necessary. Experts recommend that a full kitchen remodel should be budgeted at 10 to 25 percent of the home s value. This is especially important if the home is to be sold within the next few years. If the remodel costs more than 25 percent of the home s value, the return on investment may be lower if you sell. If the remodel costs less than 10 percent of the home s value, the kitchen could lack the features potential buyers want. Unless you are planning to do all the labor yourself, the window of availability for your contractor will be the single biggest factor in your timeline. 11

12 Key information to organize and schedule contractors General Contractor (if applicable) A general contractor will handle getting permits, hiring the required subcontractors and many of the logistics of your remodeling project. They can create the required mechanical drawings and provide an overall project bid. Many homeowners serve as their own general contractor and do the work themselves or hire subcontractors for the specialized work. Electrical Contractor (if applicable) An electrician may be needed to add, replace, remove or relocate your electrical wiring including wiring in new walls or additions, as well as wiring through walls you want to remove to create an open floor plan. They will also install lighting, plus add, remove or relocate outlets and electrical service for new appliances. If you are adding a new appliance, like an induction cooktop or vent hood fan, there may be different electrical requirements than the previous appliance and an electrician will make sure your service meets the appliance manufacturer s specs. Plumbing Contractor (if applicable) A plumber may be needed to add, replace, remove or relocate your water lines including those in new walls or additions, as well as plumbing lines through walls you want to remove to create an open floor plan. They will also add, remove or relocate your sink, faucet, pot filler, or garbage disposal. If you are adding a refrigerator with an icemaker or water dispenser, the plumber will run the water line to supply that feature. They will also add, remove or relocate your dishwasher. Some plumbers may hook up the gas lines for gas appliances or they may refer you to an HVAC contractor. Heating, Ventilation, and Air Conditioning Contractors (HVAC) (if applicable) You may need an HVAC specialist to add, replace, remove or relocate air ducts for heating and air conditioning units. They will also make sure your range hood ventilation is properly rated and installed as well as add, replace, remove or relocate air ducts for appliances. The HVAC specialist may also work with you to set up any gas lines that are needed for appliances. 4 CONSTRUCTION Countertop Fabricator A fabricator will be needed if countertops are made of quartz, granite, marble or other natural stone. 12

13 Tile Contractor If your tile selection is complex, with special cutting required, then you may want to call in a professional tile setter to do the work for you. If you re comfortable using spacers to get a precise line, and don t have extensive cutting to do, then this may be one for do it yourself work. Flooring Contractor Regardless of the type of flooring you ve selected, it is worthwhile to bring in a professional flooring installer to do the work. A professional will carefully level any transitions between flooring types, and if you ve chosen hardwood floors, handle the sanding, staining and sealing on-site for you. Painter Many homeowners choose to do their own painting. If you don t have the time, ability, or are not sure that you ll get sharp straight lines with no drips, then you may be better off bringing in a professional to do the job for you.
