Immediate and Long Term Timberland Investment Property Kingwood Forestry Services, Inc. has been authorized to manage the sale of 86 acres, more or less, located in Drew County, Arkansas. The property is being sold by sealed bid sale on Friday, October 6, 2017 at 10:00 A. M. KFS # Carpenter Tract Location: The Carpenter Tract is located.25 mile north of the Ashley and Drew County Line approximately halfway between Monticello and Hamburg. The property is described as the fractional north part of NW¼ of the SE¼ of Section 18, Township 15 South, Range 7 West, Drew County, Arkansas, containing 36 acres, more or less. Property Description: Timber stands on the property consist of approximately 12.6 acres of pine and hardwood sawtimber and hardwood pulpwood along the drains and 23.4 acres of 2013 seed tree harvest area that contains scattered pine seed trees and pine and hardwood reproduction. This property offers excellent hunting opportunities. The topography is flat. Per the NRCS Web Soil Survey the predominant soils are somewhat poorly drained to poorly drained silt loam soils with an expressed average native site index for loblolly pine of 90 feet (Base Age 50). Timber Inventory: Kingwood Forestry Services, Inc. conducted a timber inventory cruise of the property in June of The inventory cruise of the merchantable timber consisted of 10, 15 BAF sample points. Trees were tallied 1 in diameter classes by species and product. Volumes were calculated using locally accepted volume tables. Following is a summary of estimated tree counts and timber volumes. Summarized timber reports are included in the notice. 2 KFS # Panther Creek Tract Location: The Panther Creek Tract is located approximately halfway between Monticello and Hamburg. The property is described as the S½ of the S½ of the SW¼ of the SW¼ of Section 12, Township 15 South, Range 8 West, containing 10 acres more or less; and the NW¼ of the NW¼ of Section 13, Township 15 South, Range 8 West, containing 50 acres more or less; Drew County, Arkansas. Property Description: Timber stands on the property consist of approximately 18.6 acres of hardwood pulpwood and small sawlogs, 13.4 acres of 2015 pine plantation, and 2013 clearcut that has naturally regenerated and 18 acres of 2012 clearcut that is coming back in hardwood reproduction. The northwest corner of the property borders Panther Creek. This property offers excellent hunting opportunities. The topography is flat to gently rolling. Per the NRCS Web Soil Survey the predominant soils are well drained silt loam soils with an expressed average native site index for loblolly pine of 94 feet (Base Age 50). Timber Inventory: Kingwood Forestry Services, Inc. conducted a timber inventory cruise of the property in July of The inventory cruise of the merchantable timber consisted of 21, 15 BAF sample points. Trees were tallied 1 in diameter classes by species and product. Volumes were calculated using locally accepted volume tables. Following is a summary of estimated tree counts and timber volumes. Summarized timber reports are included in the notice. Method of Sale for the Brewer Family Timberlands Package 3 Land Sale The property will be sold on the basis of lump sum sealed bids. A bid form is attached. Bids will be opened at the Kingwood Forestry office at 145 Greenfield Drive, Monticello, Arkansas at 10:00 A.M., Friday, October 6, Buyers submitting bids are welcome to attend the bid opening. 3 Conditions of Sale for Brewer Family Timberlands Package 3 Land Sale Bid Date: Friday, October 6, 2017, 10:00 A.M. 1. The owners reserve the right to accept or reject any offer or to refuse all offers and sell in a manner which they determine will be most advantageous to them. 2. Offers submitted must be valid through 5:00 P.M., Wednesday, October 11, Successful bidder(s) will be notified at or before that time by telephone, fax or . Upon acceptance of an offer a more formal Contract of Sale, with earnest money in the amount of 10% of purchase price, will be executed between the successful bidder and the landowner within five business days. A sample Contract of Sale may be provided in advance upon request. Terms are cash at closing. Closing is expected to be held within thirty days of offer acceptance. 3. Only offers for a specific dollar amount will be accepted. The property is being sold in its entirety for single sum(s) and not on a per acre basis. Advertised acreage is believed to be correct, but it is not guaranteed. Offer prices are for the entire tract, regardless of acreage. The attached maps are thought to be accurate but should not be considered as survey plats. 4. Conveyance will be by Warranty Deed, subject to all previous mineral conveyances, reservations and exceptions, to any valid rights of way, easements, leaseholds and to any protective covenants or restrictions, which may have been recorded affecting the property, with title assured through a Title Insurance Policy at the seller s expense. No environmental inspection or representation has been or will be made by seller. All mineral rights that are owned by the seller will be conveyed to the buyer. 5. Seller will pay pro-rated property taxes (to date of closing) and one half (½) of the deed stamps. Seller will pay for deed preparation and one half (½) of the deed stamps. 6. A local title company will conduct the closing with buyer paying recording fees and all of the fees associated with closing services. 7. Property inspections shall be done in daylight hours prior to the bid date stated in this notice. Seller and Kingwood Forestry Services, Inc. in no way warrants the conditions of the property, including access routes, and all persons entering upon the property assumes all risk and accept said property in its existing conditions during such inspection and assume all liability and shall indemnify Seller and its agents from and against all damages to property, claims, demands, or causes of action of every kind, nature and description relating to its access to or presence on the property. Access routes provided in this notice are for inspecting purposes only and do not represent legal easements to the property. 8.
