Lease The Fresenius Kidney Care is master-leased to Bio-Medical Applications of Indiana, Inc. d/b/a Fresenius Medical Care Southport (with Corporate Guaranty by Fresenius Medical Care Holdings) for 15 years until approximately May 31, 2032 at the initial annual rent of $190,252 per year with 1.017% annual increases. There are three five-year renewal options with 1.017% annual increases. Tenant is responsible for all property real estate taxes, property insurance, management, interior maintenance, and repair costs.
