3 Introduction Fred Hutchinson Cancer Research Center is one of the word s foremost biomedica research organizations. An independent, nonprofit research institution, the Hutchinson Center is dedicated to deveoping ifesaving therapies to prevent, diagnose and treat cancer, HIV/AIDS, and many other diseases. Our interdiscipinary team of word-renowned scientists and humanitarians incudes three Nobe aureates and more than 3,000 medica, scientific and administrative personne who bring a reentess passion for heath, knowedge and hope to their work and to the word. 1

4 2 Recognizing the significance of the connection between indoor environment and occupant heath, the master pan maintains a connection to the outdoors. Orientation of buidings respects the former street grid to maximize use of existing infrastructure and provides vistas to the ake and downtown.

5 Our Commitment to Environmenta Sustainabiity Our mission at the Hutchinson Center is to eiminate cancer and other ife-threatening diseases as a cause of human suffering and death. This is a mission we take with pride, passion and the utmost dedication. Conquering disease requires a hoistic approach of prevention, eary detection and effective therapies that restore peope to their maximum heath. We aso know that physica heath goes hand in hand with a heathy environment. That s why a serious commitment to environmenta sustainabiity is woven into every part of our work. We are fortunate to conduct our research with the stunning natura andscape of the Pacific Northwest right outside our doors. Our 14-acre campus in Seatte, Washington, is surrounded by beautifu mountains and water, an ever-present scenic reminder of our obigation to environmenta responsibiity. For the past 20 years we have panned, buit, expanded and operated this campus with a commitment to sustainabiity and efficient use of resources, and have been recognized with dozens of awards for environmenta eadership. In this brochure we invite you to earn more about our work, and we encourage others to expore sustainabe approaches that wi improve human heath and the heath of our panet. 6 Sustainabe Deveopment Estabished in 1975 and originay dispersed throughout numerous Seatte buidings, the Center began panning for consoidation in the 1980s. A oncebighted site aong Lake Union was seected because of its centra ocation between downtown and the University of Washington, where many of the Center s researchers have facuty appointments, and because of its ong-term potentia as an attractive, comfortabe ocation where word-cass scientists coud fourish and generate new discoveries. A mutiphased deveopment ensued, accommodating the need for high-quaity, fexibe spaces and future growth, and fostering interaction and scientific coaboration. 8 Energy Conservation Our campus has been designed and buit to maximize energy efficiency because of our strong desire to be a good environmenta steward and in order to keep our costs down thereby freeing more operationa doars for cancer research. We have reduced our overa carbon footprint by 26%. New buidings are constructed with state-of-the-art conservation equipment and processes, and existing buidings are continuay retrofitted to ensure continued savings. The Center is aso part of the City of Seatte s Cimate Partnership. The tota savings generated through a the Center s energy conservation measures coud power 1,310 singe-famiy homes in Seatte every year. 6

9 Renewabe energy In partnership with Seatte City Light s Green Power Program, the Center has instaed 12 soar panes that generate 2,900 kwh of eectricity per year, equivaent to the power needed for ighting 20 standard offices. Buiding commissioning In commissioning, systems are tested just before occupancy to ensure that each buiding operates as it was designed. Benefits incude reduced energy use, ower operating costs, better buiding documentation and improved occupant productivity. The initia performance of each buiding is augmented with ongoing commissioning to ensure optimum performance. The Center has commissioned a buidings on campus, which is particuary important in our aboratories to ensure increased energy efficiency of fume hoods and aboratory systems to ensure occupant safety by confirming proper airfow. 7

10 Highy efficient compressed air driers reduce use of compressed air. Waste heat from server rooms, environmenta rooms and other heat sources is used to preheat buidings. Variabe speed drives and chied water reset temperatures optimize chier energy. Use of outside air for free cooing minimizes mechanica cooing. 8

11 New and retrofit drives for hundreds of fan and pump motors reduce energy requirements and extend equipment ife. Boier combustion optimization contros reduce fue use. Heat recovered from server rooms is used to preheat aboratory suppy air. Deivering the codest air from cooing equipment to server room cod aises and isoating server cod aises from hot maximizes the utiization of cooing energy. 9

12 Water Efficiency With a campus surrounded by an abundance of akes and Puget Sound, we are keeny aware of water as a precious natura resource that must be conserved and preserved. The Center has taken a variety of measures to reduce water use, incuding efficient pumbing fixtures and mechanica system features such as use of groundwater. The Center s green spaces are maintained with an efficient irrigation system. A groundwater harvesting system captures, diverts and stores storm water for future non-potabe uses such as andscape irrigation. By harvesting groundwater, the Center saves 540,000 gaons of domestic water annuay. 10

13 Non-chemica water treatment system for cooing towers Traditiona condenser water systems require thousands of pounds of organic chemicas to prevent equipment from corroding. These chemicas are continuousy bed to municipa water systems and must then be repenished, a process that requires additiona city water for the fushing process. The Center has instaed a non-chemica water treatment system that uses a specia water softener to eiminate the use of 2,000 pounds of chemicas annuay, aso saving more than 530,000 gaons of city water each year. Water-efficient gass washers New gass washer design and technoogy increases quantity of gassware washed in each oad and minimizes the use of water for rinse cyces. Innovative Wastewater Technoogies De-ionized water production efficiency, saving 3.5 miion gaons annuay. Washer waste water is reused, thus offsetting city water, saving 825,000 gaons anuay. Heat recovery/water reduction from washers, saving 3.1 miion gaons annuay. 11

14 Recycing Program Recycing has ong been a way of ife for most Northwest businesses and homes. In addition to the now-common practices of carefuy marked recyce bins for paper, cans, gass and pastic, the Center savages and reuses many chemicas used in research. The Center aso trains a personne on universa waste issues and encourages peope to reduce environmenta impacts across the organization which means more than 591 tons of materia are kept out of andfi annuay, a 47% recycing rate. Approximatey 146 tons of food waste is recyced each year, working with the City of Seatte in an innovative food recycing program, where it is composted and resod as yard compost. Poyethyene terphthaate (PET) bottes are recyced and poypropyene pipette tip boxes are shipped to recycers, returning 11 tons of pastic to the manufacturing process. Recyced content materias are given preference in purchasing, and we arrange refi and take back poicies with companies that send research materias in reusabe containers such as pastic foam ice chests used to deiver frozen sampes. Additionay, the Center sends unused ab products to deveoping countries, serving both a recycing and a humanitarian purpose. Further encouraging efficiencies among individua abs, the Center manages a surpus program for furniture, medica equipment and computers, ensuring the maximum usabe ife is obtained from every asset. Damaged meta furniture is recyced to a meta scrapper. 12

16 Transportation One of the major conservation advantages of the Center is its centra ocation in downtown Seatte, accessibe by various modes of transportation. With incentives for empoyees to reduce CO2 emissions by ridesharing, mass transit and other aternatives to singe-occupancy vehice commuting, the Center has set a high standard for other Puget Sound area organizations. More than 200 empoyees commute daiy by bike and take advantage of bike racks and secured bike cages provided at a campus buidings, as we as ocker rooms, showers and towe service. These empoyees are exceent roe modes for persona and environmenta heath. Additionay, we participate in Bike to Work Day, offer biking workshops, and provide financia incentives for bike tune ups to those who bike to work at east three days each week. 14

17 Additionay: The subsidized Hutch Pass is activey used by 1750 empoyees as an incentive to ride pubic transportation. The pass is vaid for service on pubic transportation providers Metro, Community Transit, Pierce Transit and Sound Transit Carpooers receive reduced parking rates Vanpooers park for free and receive a subsidy toward monthy vanpoo fare The Center s transportation office faciitates carpoo and vanpoo formations Numerous dedicated buetin boards around campus promote transportation opportunities and aert empoyees about commuting, traffic and ridesharing issues For meetings, teaching, testing and treatments, many peope must go back and forth between the Center, Seatte Cancer Care Aiance, University of Washington Medica Center and Chidren s Hospita and Regiona Medica Center. Staff, patients, famiies and caregivers may a take advantage of our free shutte service, eiminating the need for individua cars and reducing an estimated 81,413 pounds of carbon per year. 15

18 Environmenta Quaity Word-cass scientific research and discoveries that save ives can ony be accompished with the very best peope, working together with the best possibe resources in the best possibe environment. That s why the Center has, since eariest inception of the campus master pan, devoted so much attention to the quaity of the work environment. Center staff expressed the need for interna community aong with high-quaity, fexibe aboratories and other spaces that provide for effective coaboration. The resuting campus incorporates a series of buidings with uniquey attractive work, ab, meeting and resting spaces, inked by wakways, bridges and andscaped courtyards. Low VOC-emitting materias such as adhesives, seaants, paint, coatings, carpet and wood have been used throughout, providing an overa superior eve of indoor air quaity. Research thrives when it happens in an engaging, upifting setting. Access to natura ight and views of the city and Lake Union are provided through dayit ab, work and socia spaces. Dayight harvesting aows for ighting systems to automaticay adjust to ambient ight eves. The Center incudes severa tranqui outdoor courtyards with a combination of grass, trees, waterfas and seating areas where facuty and staff can reax among the peacefu eements of nature. Edson Park, on the Northwest corner of campus, is aso avaiabe for the pubic s enjoyment and heps enhance our South Lake Union community. Labs are designed with arge windows that maximize use of natura ight and provide researchers with private work space, often with views, away from ab benches. 16

19 This roof deck provides researchers and other staff access to fresh air, sunight, and stunning views. Many stairways in the Center s buidings are not dark and hidden away, but instead are peasing architectura eements and atriums that make maximum use of dayight harvesting. 17

20 Awards and Recognition We are proud that the Center has achieved more than 35 awards for energy conservation and environmenta eadership, yet equay proud that our empoyees embrace a phiosophy of conservation and sustainabiity. In fact, we coud not make such significant progress without their eager invovement.
