1 Water Efficiency 26 Critic Arlington is located in the Chesapeake Bay Watershed area and uses a sanitary sewer system to carry wastewater from buildings to the treatment facility. In order to reduce loads from the system, water efficiency is important. Currently LEED is focused on reducing the water use, but lesss involved with how to deal with problems in leakage or with what to do with the water after it is used. Suggestion Provide extra suggestions from BCA Green Mark, Singapore and BEAM, Hong Kong to try to limit the usage of water from leaks, as well as recycling gray water for toilet flushing and irrigation to reducee the loads on the sewage system. Rationale While LEED addresses water metering, as well as sub-metering, it is only implied that it could be used for leak detection. 4 29 New Construction l v1.0 Water Recyclin WEc5 l Possible 1 point Adapted from BEAM v1.2 ng 39 Intent Encourage harvesting of rainwater and recycling of grey water in order to reduce consumption of fresh water. Requirements The Client shall provide a detailed report on the system or systems installed for the purpose of recycling gray water, the details of the expectations in respect of savings in the consumption of potable water and shall demonstrate that the treated gray water is of a quality appropriate to the end use. The condensed water shall be included in the calculation of recycled gray water. Where it can be demonstrated that the expected savings in fresh water use will be 5% or more based on baseline building estimation, the credit shall be awarded. The recycled gray water will only be used for toilet flushing and irrigation, and not recycled to be potable water. Rationale LEED currently does not use its innovate wastewater technologies credit anymore because of uncertainties to whether or not recycled gray water is safe to drink. However, recycling gray water is still a reasonablee way to save water. Because Arlington is in the Chesapeake Bay watershed, it is important to reduce the flow to the sewers to prevent pollutants from running into the river. 39 BEAM v1.2, HKGBC, August, 2011, P15
5 Energy Part in LEED rating system 30 Critic Especially energy credits in LEED are categorized very superficially, since there are several guidelines embedded which are provided from ASHRAE, U..S. DOE, etc. For the easier understanding and application by the public users, those credit categories need to be divided more detail to suggest the specific way to improve the energy efficiency. In the meantime, the post occupancy monitoring and reporting of building performance to reduce a gap between proposed and measured data should be connected to the method to improve the building system and adjust the awarded credit score if necessary. Suggestion To provide more specific and reasonable guideline, the categories need to be reorganized as following the strategies of building energy performance. As shown in Figure 8, reducing the energy demand of building is the basic and most effective strategies. The building orientation, the performance of building envelope, and the maximization of passive heating and cooling with natural light and natural ventilation are able to be categorized under this. The next step is to improve the energy efficiency of building systems and appliances. Also the application of sensor and controls to building system is the additional way of saving energy. Lastly, process of metering and reporting building performance need to be connected to the education of building users for their participation in energy saving. Also even thesee suggestions are made for the green rating system of Arlingtonn VA, most of these issues can be broadly applied to other regions except the region with the extreme climate condition.
