3 1.0 Company Background KEITEC Biowood began as an initiative focusing on the future of the forest industry in Port Alberni, British Columbia (BC). Founded by a group of like-minded, entrepreneurial business partners, the project looks at ways to develop sustainable wood fibre resources with a maximum value utilization approach at the centre of its operations and principles. At KEITEC, we seek to use forest resources in innovative ways, combining synergies to make use of wood s fullest potential by extracting high-value derivatives and clean energy from sawmill and forest residuals. Our combined experiences with a variety of forest products companies and contacts from Japan - and elsewhere around the world give us a notable advantage in making our vision come successfully to life. The management team at KEITEC has extensive experience in the forest industry and is well-versed in quality control, scalability, and sustainability of the business. Though there is a significant up-front investment cost required to set up the plant, the return expected for the business is substantial even based on conservative assumptions. 2.0 Description of Project Vision: 2 Integrated Phases KEITEC s vision commences with Phase 1: the development of a production facility designed to extract and refine the valuable extractives from the sustainable and underutilized Western Red Cedar (Thuja plicata) residuals that are available to us. The vision then expands to Phase 2: the full utilization of the basket of regional and diverse forest resources by combining synergies and proven technologies to produce a globally competitive range of products, specifically biocoal and Cross Laminated Timber (CLT). As described above, and using unique Japanese technologies, KEITEC will initiate its activities by sustainably extracting and refining Thuja plicata residuals into a valuable trio of Hinokitiol-based products (i.e., HT MIX, Residual Oil, and Thujic Acid), for use in commercial markets. The manufacturing process and technology has been proven. Importantly, the market for these products is also established and KEITEC has developed relationships, with commitments in hand, to purchase much of what will initially be produced. What follows in this document is a detailed overview of Phase 1 (see Section 3.0), along with a snapshot of our vision for Phase 2 (See Section 4.0). Section 5.0 details our proposed outline for an integrated CLT Refinery (combining Phases 1 and 2), and Section 6.0 provides a one page summary of the project in its entirety. 3
4 3.0 Phase 1: Standalone Thuja plicata Hinokitiol-Based Products Fibre: Secure Projected Annual Sales at Year 5 CDN$ 60,877,400 KEITEC will utilize the proven and proprietary Kiseitec Japanese technology to produce a trio of high quality, refined derivatives for established applications. These products are as follows: 1. HT MIX (HTM) 1 A liquid that contains a high concentration of tropolones (alpha, beta, and gamma thujaplicins). The effects of beta thujaplicin (Hinokitiol) are well-established and currently in use in a large number of consumer products. This product has been proven to mirror exactly all of the properties of the powdered Natural Hinokitiol now being marketed worldwide. 2. RESIDUAL OIL (TPI) 2 A lower concentration liquid with similar characteristics to our HT Mix product. The intended uses are where a high concentration of tropolones is not required or even desired. The lower concentration also allows for a lower cost, making it ideal for price sensitive products such as pesticides. 3. THUJIC ACID (C 10 H 12 O 2 ) A semi-solid product of very high purity in demand for many Therapeutic applications. 1 A certificate of analysis and product description is available for HTM. 5 4.0 Phase 2: Beyond One Solution Expansion to Ensure Regional Stability and Global Competitiveness As noted in Section 2.0, KEITEC s broad-based, regionally sustainable vision expands to fully utilize the basket of underutilized and sustainable forest resources available to us by combining synergies and proven technologies to produce a globally competitive range of products. In this regard, we aim to also produce biocoal through torrefaction, and to establish a Cross-Laminated Timber (CLT) plant in Port Alberni. KEITEC has chosen biocoal and CLT because of the simplicity of combining management, utility, and infrastructure synergies with the Thuja plicata extraction and refinery facility. Additionally, there is a tremendous and increasing global demand for these products. The concept of developing an integrated facility capable of producing high-valued biochemicals (i.e., hinokitiol-based products), engineered wood products (i.e., CLT), and biofuels (i.e., biocoal) is a complete and innovative response to the KEITEC vision: a vision that is particularly suited to the sustainable and underutilized resource base that surrounds Port Alberni. The image below captures a small town in Sweden that utilizes similar (though still markedly different) technologies developed by KEITEC. We envision and propose a similarly integrated facility in our own region. As the illustration above notes: one solution is not enough. 5
6 5.0 Biocoal Fibre Secure: Projected Annual Sales at Year 5 Cdn$ 17,000,000 Biocoal is a proven and innovative technology that produces through torrefaction a highly energy efficient biofuel for producing cleaner energy. Importantly, biocoal has handling, milling, and co-firing capabilities that are far superior to other solid biofuels. This technology will enable KEITEC to direct all residuals left over from the extraction of biochemicals and the production of engineered wood products into revenue-generating production. The Asian market is our key target for this product. General product description: Energy/Density: Biocoal pellets contain 15 GJ/m 3 and 23 GJ/tonne. Wood chips with a 50% moisture content contain only 3 GJ/m 3 and 9.5 GJ/tonne Standard wood pellets contain 11 GJ/m 3 and 17 GJ/tonne Fuel/Properties: Purification: Biocoal is brittle and can be easily milled and co-fired with bituminous coal, (thus eliminating the need for dedicated biomass equipment like hammer mills, silos, feeding systems, and burners). Because it is hydrophobic, biocoal is significantly less likely to degrade and requires little or no protection from the elements during shipping and storage. Biocoal can be used for water, gas, and gold purification, as well as metal extraction. When used for this application, biocoal is referred to as activated biocarbon. Biocoal can also be used in soil amendment and soil remediation. 6
7 6.0 Cross Laminated Timber (CLT) Fibre: Secure Projected Annual Sales at Year 5 CDN$ 35,490,437 CLT is a known, globally-proven product that fits perfectly with the small diameter, sustainable, and underutilized softwood forest resources that surround Port Alberni. It is a perfect fit to be included in the industrial infrastructure proposed as part of the overall KEI-TEC vision. CLT Advantages: High strength to weight ratio Great thermal insulator: twice as much insulation as concrete by weight Better acoustic attenuation than reinforced concrete and normal wood construction Resists long-term warp and shifts that have made largescale wood buildings difficult to design Can reduce footprint space in buildings by 15% Manufactured in highly efficient, off-site controlled setting where variables are minimized Provides a new use for BC lumber by competing with concrete in ways wood has never been able to before CLT Benefits: 18 Reasons to Use Wood 1. 9 8.0 Introduction to Management Terry Charlton Terry Charlton is the owner and president of Tarlyn Consulting specializing in performance management, special projects and sawmill consulting. He has extensive experience in the coastal forest product industry holding various positions including mill management of four different large scale sawmills. He has been involved in all aspects of management and operations. He has over 40 years industry experience and has lead large scale capital projects. Currently, he is focused on extracting the highest value from the forests. Masahiro Higashi Masahiro Higashi is the founder and President of Kiseitec Co., Ltd. He established Kiseitec in 1996 and has built the business using innovative technology and approaches to derive natural chemicals from Japanese tree species. He is a leading researcher having worked in the Osaka Organic Chemical Industry s research team for almost 30 years. He holds several patents and continues to research and develop novel approaches. He is passionate about developing the next generation. He leads Kiseitec and ships natural products on a global basis. Ron Molander Ron Molander is the founder of the Crestwood Group of companies and has played a leading role in the development of several joint venture projects including sawmilling and remanufacturing. His expertise is in manufacturing, global sourcing and marketing. He has extensive experience in Japan Ron has 40 years of experience in developing companies and leading business development. Tom Sundher Tom Sundher is the founder and CEO of the Sundher Group of companies which includes L.S. Sundher, Coast Clear Wood, and Sundher Timber. These companies are leaders in producing and selling high value wood products into export markets including China, India, Japan and the United States. Previous to estabilishing the Sundher Group of companies, Tom was responsible for managing a hemlock sawmill on the coast of BC. The Sundher Group of companies has been recognized for its business excellence twice by the Exporters and Manufacturers of BC and Tom has been awarded the Business Person of the year by the Surrey Board of Trade. Kazuyuki Uchiya Kazuyuki (Kaz) is the CEO of United Arrow Inc., a Japanese trading company that was founded in Previous to joining United Arrow, he worked with Morinaga Co., Ltd in Japan specializing in sales and marketing of their products. He has extensive international experience in sales and marketing and with United Arrow is a global supplier of essential oils like Hinokitoil.
