9 M WHY BIM? PRE-BIM Contractor must supply asset list using UWE's coding system POST-BIM Standard COBie and Uniclass coding Poor data delivery Data available on all components not just the ones needed for maintenance

10 M ORGANISATIONAL INFORMATION REQUIREMENTS OIR WHAT? Work with your stakeholder to create some statements about what they need and why. "As a <type of person> I want <some information> so that <some reason> ENERGY TEAM: As an energy manager Kirsti wants to know the energy usage of appliances, so that UWE can gain ISO50001 certification. GROUNDS TEAM: As a grounds team member, Richie wants to know the number, position and age of trees so that he can produce a planting strategy for new trees. HELP DESK: As a member of the help desk Samantha wants to know what trades person to send to fix a fault, so that when something fails the right skills are sent to site to repair.

11 M ASSET INFORMATION REQUIREMENTS AIR OIR TRANSLATION: Stakeholders have requirements for information, BIM isn t always the right answer. DATA to INFORMATION: Is there a requirement for the data to be processed: sum, average, multiplied? If not maybe the data doesn t add any value from being in the model. WHAT IS THE AIR?: The policy on what data needs to be collected in the model, who has the responsibility to record it, the format it should be recorded in and where in COBie should the info come through?

12 M EMPLOYERS INFORMATION REQUIREMENTS EIR AIR TRANSLATION: The policy written in the AIR should be written into a contractual EIR document unless the AIR is a contractual document. LEVEL OF DETAIL: Depending on how the model will be used at handover the client should specify the minimum LOD that meets their needs. WHAT ELSE IS THE EIR?: Every contractual requirement of the model from data security to file naming.

13 M BIM EXECUTION PLAN BEP PRE-CONTRACT BEP The Pre-contract BEP forms part of the tender documentation, it contains the contractors response to the client EIR. POST-CONTRACT BEP : Re-submitted by the supplier to show all relevant parties have agreed and committed to the BEP. The BEP facilitates the management of delivery of the project. The postcontract BEP will develop in detail over time as more members of the supply chain are appointed. It should include: -TIDP (Task Information Delivery Plan) -MIDP (Model Information Delivery Plan) -Methods and procedures

14 M WHY DATA? INTELLIGENT BUILDING MANAGEMENT Example: Works request WR took 0.6hrs to change a light bulb, this quite typical because the contractor has to attend site, find out what part they need then travel to the stores and return to site. With BIM information the contractor will be told what part they need before attending site, this will half the time taken. In the last two months 858 light bulbs have been 25hr this represents an annual saving of 38,610.

18 T WHAT DOES DATA LOOK LIKE? Data is both Graphical and Non Graphical Data consists of 2 categories which are Level of Detail (LOD) and Level of Information (LOI) Level of Detail is regarding the graphical representation of an object and should run in line with the RIBA stages of works Level of Information is referring to the amount of data attached to an object by which the maximum level of information available is defined by the product itself.

Must have appropriate fire rating and acoustics to provide a comfortable environment for the adjacent restaurant. Structural performance: Medium duty to BS Fire performance: 30 minutes to BS 476. Each category contains a certain level of information required such as: Power Replacement Cost SFG20 maintenance code Sub component link Fire Rating Life expectancy

29 T COBie DATA EXCHANGES DATA INPUT Step 1 Uniclass 2015 Complexes describing the project in overall terms Spaces/locations Describing different types and uses of rooms etc. Levels Describing each level of the building Elements Describing the main components (Revit system families) Systems Describing a collection of components Products Describing the individual components that make up a system (Revit component families) Products then filtered into platinum, gold, silver and bronze for UWE Asset listings.

36 M COBie to CAFM Linking COBie to Archibus Check COBie spreadsheet for errors through validation V-lookup s Data validation Use the native Revit models to link to Archibus (CAFM) software Manually check that all CAFM mapping is correct Start using the software to raise PPM s, Works Requests and Statutory Inspections

37 M Beneficial Outcomes Benefits to linking COBie to CAFM Lack of data as no established structure for collecting it Huge amount spent on collecting asset information retrospectively. No real consistency between every project or estate Poor budget, as lack of information didn t inform cost Data obtained effectively through the processes and procedures set by BS/PAS1192 PPM s managed at asset level from Revit model using SFG20 as a standard Improved standard for all future projects across the entire estate Data allows life cycle costing which improves budgeting saving money

42 T Data It s the Future Data can be delivered in a unified format Client expectations are clear, meaning lack of time wasted on delivering unusual information Data is being used rather than delivering lots of information that just sits there Time and Money is saved for the client during the operations and maintenance of a building This will have an impact on future design as data is now knowledge of how a building is working
