Acknowledge the receipt of this addendum with the bid proposal submitted. 1.1 Pre-Bid Meeting. Attached please find an agenda and a list of attendees for the (nonmandatory) Pre-Bid Meeting that was held at the site on Tuesday, July 17, Federal CBDG/HUD Requirements. The specific requirements of this project were highlighted at the Pre-Bid Meeting, as the source of the project funding is federal. [Note: The General Instructions to Bidders portion of the Project Manual is lengthier than most other City projects. Bidders should pay special attention to minority participation, governing wage rates and all other federal requirements (e.g. the note on the bottom of page 61 of 103).] 1.3 Bond Obligee. Clarification - While the Property Owner is the County of Cape May, the Client and Owner for the purposes of this contract is the City of Ocean City. Therefore, it is the City of Ocean City who should be listed as the Obligee on the bond(s) as the City of Ocean City will be the contracting entity. 1.4 Bid Proposal Form. Regarding the Bid Proposal Form (5 pages in the Project Manual), please note the following: a. Alternate #1 must be clearly indicated as either a positive or negative amount. Insert a plus ( + ) or a minus ( - ) symbol before the dollar figure. Alternately, you may clearly circle the + or symbol below the dollar figure. b. Insert 0 (zero) on the line for Base Subitem #4 for the Pavilion, as all work on

2 Addendum #1: Bayside Center Improvements - Phase 3A Project August 10, 2018 Page 2 of 3 this particular structure has been deleted from the project (see further discussion below). 1.5 Facilities. The successful bidder may use the Owner s water and electric. The successful bidder must provide a portable toilet for use by the construction staff. 1.6 Hazardous Materials. Given the age and type of existing exterior wall siding, there is a possibility that the materials are ACMs (asbestos-containing materials). Take all necessary precautions not to disturb these surfaces during construction. 1.7 Pavilion. The work requirements at the Pavilion are deleted from the Project Scope. Accordingly, drawing A300 and the description on pages and of the Project Manual (as they pertain to the Pavilion) do not apply. Similarly, references to Division 05 may be ignored. 1.8 Selective Demolition. Regarding Division 02 Site Work (and Base Bid Subitem #2), in addition to the removal and disposal of layers of existing roof shingles at the Main House, Pool House and Garage, include the removal and proper disposal of the existing gutters and leaders at the Pool House and Garage. 1.9 Masonry. Regarding Division 04 Masonry (and Base Bid Subitem #3), no corresponding section is provided in the Project Manual. However, the existing brick chimneystack is to be raked and repointed (100%) above the roofline as part of this project. Provide a $4,000 allowance for this aspect to cover the cost of materials and labor. The cost for access and staging to accomplish the masonry work, however, is to be included in Base Bid Subitem # Rough Carpentry. Regarding Division 06 Wood and Plastics (and Base Bid Subitem #5), no corresponding section is provided in the Project Manual. Therefore: a. Assume that up to 10% of the existing wood sheathing will require replacement due to deterioration. Use minimum ½ thick 4-ply plywood suitable for roof sheathing or Architect-approved equal. Shim rafters as (if) required in order to maintain uniformly flat sheathing Old and new). Applies to Main House, Pool House and Garage only. b. Provide a $4,000 allowance for additional (unforeseen) rough carpentry repairs other than wood sheathing replacement noted immediately above Finished Carpentry. Regarding Division 06 Wood and Plastics (and Base Bid Subitem #6), no corresponding section is provided in the Project Manual. Therefore: a. Provide a $4,000 allowance for in-kind finished carpentry repairs, such as roof fascias, running trim, overhangs, exposed rafter tails, and soffits (undersides of eaves). Applies to Main House, Pool House and Garage only Roofing. Regarding Division 07 Thermal and Moisture Protection (and Base Bid Subitem #7), please note:

Provide a $4,000 allowance for new straight sections of new half-round aluminum gutters and leaders in white to be installed on the north elevation of the Main House and the west elevation of the Pool House Paintings and Coatings. Regarding Division 09 Painting (and Base Bid Subitem #8), no corresponding section is provided in the Project Manual. Therefore: a. Dry-scrape all blistered and detached existing paint at wood surfaces of roof fascias, running trim, overhangs, exposed rafter tails, and soffits (undersides of eaves) directly related to the roofs of the Main House, Pool House and Garage (Pavilion not included). Use Lead-Safe Practices, including proper personnel protection, the collection of all loosened paint chips and their proper disposal. b. Clean all surfaces to assure proper adhesion of new paint. In order to insure that the wood surfaces do not become saturated with moisture, do not power wash without reviewing the procedure for doing so without the prior approval of the Architect. In addition, allow for proper drying time. c. Preparation shall include the patching of surface irregularities (openings, holes and other imperfections) with a filler where gutters, leaders and extraneous items have been removed. Use a 2-part epoxy or Architect-approved equal. d. Spot prime where wood is exposed or remaining paint is thin. Use Sherwin- Williams Exterior Oil-Based Wood Primer or Architect-approved equal. e. Apply two finished coats. Use Sherwin Williams Emerald Exterior Acrylic Latex Paint in White (Semi-Gloss) or Architect-approved equal. f. Provide 2-gallons of addition paint as attic stock Allowances. Allowances include, but not necessary limited to, the following: a. $4,000 for masonry as described above (Base Bid Subitem #3). b. $4,000 for additional rough carpentry repairs (Base Bid Subitem #5). c. $4,000 for in-kind finished carpentry repairs (Base Bid Subitem #6). d. $4,000 for new gutters and leaders as described above (Base Bid Subitem #7). In all cases the allowances are to be incorporated into (part of) the corresponding line items submitted on the Bid Proposal Form Receipt of Bid Proposals. The date, time and location for the receipt of Bid Proposals remain unchanged (by 2:00 PM on 08/21/18, as previously noticed). End of Addendum No. 1
