1 SECTION ALTERNATES PART 1 - GENERAL 1.1 RELATED DOCUMENTS A. Drawings and general provisions of the Contract, including General and Supplementary Conditions and other Division 01 Specification Sections, apply to this Section. 1.2 SUMMARY A. This Section includes administrative and procedural requirements for alternates. 1.3 DEFINITIONS A. Alternate: An amount proposed by bidders and stated on the Bid Form for certain work defined in the Bidding Requirements that may be added to or deducted from the Base Bid amount if Owner decides to accept a corresponding change either in the amount of construction to be completed or in the products, materials, equipment, systems, or installation methods described in the Contract Documents. 1. The cost or credit for each alternate is the net addition to or deduction from the Contract Sum to incorporate alternate into the Work. No other adjustments are made to the Contract Sum. 1.4 TIMING A. Selected alternates shall be accomplished within the same time frames established for the Work as defined in the Division 01 Section Summary. B. Where indicated in alternate schedule, some alternate prices may be required after contract award. For each alternate so indicated, include in the amount proposed on the bidding form, costs necessary to hold the alternate price for time period indicated. Agreement shall include provision to allow Owner to elect, and include in Contract sum by Change Order, such alternates within time limits indicated. 1.5 PROCEDURES A. Coordination: Modify or adjust affected adjacent work as necessary to completely integrate work of the alternate into Project. 1. Include as part of each alternate, miscellaneous devices, accessory objects, and similar items incidental to or required for a complete installation whether or not indicated as part of alternate. B. Notification: Immediately following award of the Contract, notify each party involved, in writing, of the status of each alternate. Indicate if alternates have been accepted, rejected, or deferred for later consideration. Include a complete description of negotiated modifications to alternates. C. Execute accepted alternates under the same conditions as other work of the Contract ALTERNATES

2 D. Schedule: A Schedule of Alternates is included at the end of this Section. Specification Sections referenced in schedule contain requirements for materials necessary to achieve the work described under each alternate. E. Each prime contractor shall consider each alternate and provide a response on the bid form as indicated on the bid form and instructions to bidders. If a bidder indicates Not Applicable and the Owner accepts that alternate, the prime contractor indicating Not Applicable shall support the alternate scope without change in contract sum or time. F. GC shall include in his base bid, any administrative and overhead costs (including project management and scheduling work) for the largest and most expansive scope as defined by any combination of Alternates. This includes any Alternates for MC or EC work that is exclusive of General Construction work. PART 2 - PRODUCTS (Not Used) PART 3 - EXECUTION 3.1 SCHEDULE OF ALTERNATES A. Alternate No. 1: Add Asphalt Re-paving 1. Base Bid: Retain paving in the front of the site. Repair, seal cracks and seal coat area. Provide new paving shown outside the welding area. 2. Alternate Bid: Mill, overlay and line stripe area of parking lot in front of the building. B. Alternate No. 2: Add Site Sign 1. Base Bid: No new site sign at the entrance to the main building. Provide power and data to future site sign. 2. Alternate Bid: Provide power and data plus electronic site sign. C. Alternate No. 3a: Add Entrance Site Wall and Entrance Canopy Extension 1. Base Bid a. Outside Entrance C-01: No exterior masonry screen wall. Canopy at new main entrance limited as indicated for Base Bid condition (approximately 8-0 ). 2. Alternate Bid: a. Outside Entrance C-01: Construct masonry screen wall and bench as indicated on the drawings. Provide extended canopy extension as indicated on Drawing for Alternate. 3. Reference Drawing A2.1 D. Alternate No. 3b: Add Masonry Site Wall at Welding 1. Base Bid: Outside Welding, construct Bottle Farm. Provide chain link fence from Bottle Farm to building. 2. Alternate Bid: Outside Welding: Construct masonry screen walls as indicated on drawings. 3. Reference Drawing A ALTERNATES

3 E. Alternate No. 3c: Add Masonry Site Wall outside Building Trades area. 1. Base Bid a. Outside Construction Trades: No masonry screen walls. Provide chain link fencing in lieu of wall. 2. Alternate Bid: a. Outside Construction Trades: Construct masonry screen walls as indicated on drawings. F. Alternate No. 4: Ornamental Fencing 1. Base Bid: Provide 8 chain link security fencing and gates across the front of site and around the Construction Trades work area. 2. Alternate Bid: Provide 8 ornamental security fencing and gates across the front of site and around the Construction Trades work area. G. Alternate No. 5: Add Foundation System for Future Storage Building 1. Base Bid: No Foundations. 2. Alternate Bid: Provide foundation system and concrete floor slab for future storage building. 3. Reference Site and Structural Drawing H. Alternate No. 6a: Roof replacement on the Horticulture / Large Animal Building 1. Base Bid: Coat existing flat roof with Fluid Applied Protected Membrane Roofing. Reference Section Alternate Bid: Replace existing flat roof with new EPDM Membrane Roofing as per Section I. Alternate No. 6b: Add Sloped Roof on Horticulture / Large Animal Building 1. Base Bid: Coat existing flat roof with Fluid Applied Protected Membrane Roofing. Reference Section Alternate Bid: Construct new sloped roof including trusses, decking and standing seam metal roofing. Reference Elevations on Sheet A3.3 and Section 29 and 30 on A4.8. J. Alternate No. 7: Add New Entrance Vestibule at Dental 1. Base Bid: No vestibule construction. Replace existing glazing system with new system as shown on Base Bid Drawing. Modify layout of Dental Lab Casework as indicated on Base Bid Plan. 2. Alternate Bid: Construct Entry Vestibule as shown on drawings. 3. Reference Plan Sheet A2.4 K. Alternate No. 8: Coating of Existing Concrete T Sections 1. Base Bid: No coating system. 2. Alternate Bid: Coat exposed exterior concrete surfaces on the Annex building. This includes T Sections roof elements around the building, roof canopy and exposed columns and columns and beams on the lower level. 3. Reference Exterior Elevations and Specification Section Rehabilitation of Concrete L. Alternate No. 9: Add Bakery Store ALTERNATES

4 1. Base Bid: No walls, glazing, or doors associated with the Bakery Store. Lobby will be larger and will consume the area of the former Bakery Store. Mechanical systems will be constructed to accommodate the Bakery in the future. Reference Drawings A2.1 & A Alternate Bid: Construct wall, glazing, doors, casework and lighting as shown on the drawings. Provide Dual Temp Bakery Case Reference Drawings A2.1 & A6.1. M. Alternate No. 10: Add Interior Work for Classroom Base Bid: Replace doors into Classroom. Replace, data and mechanical systems. 2. Alternate Bid: Add casework, new sink, lighting, power, recessed motor operated projection screen and electrical / data floor boxes. Provide new flooring, ceilings and paint. 3. Reference Drawings A1.1, A2.1 and A6.1. N. Alternate No. 11: Add Interior work for EMT Lab Base Bid: Room remains in its current condition with existing flooring, lighting, data. No interior walls will be constructed. Room will not be painted. Room will receive new mechanical and power systems based on the layout indicated as part of the Alternate Bid. 2. Alternate Bid: Construct interior walls, lighting, data and finishes as shown on the drawings. 3. Reference Drawings A1.5, A2.5 and A6.5. O. Alternate No. 12: Add Mill and Top Tech Area floors in Transportation Cluster. 1. Base Bid: Existing exposed concrete floor finish to remain. Patch as indicated on drawings. Perform topping work indicated in Construction Trades Alternate Bid: In Diesel Lab 208 series, Auto Body 209 series, Auto Mechanics 210 series and Small Engine Lab 207 series, sandblast existing slab to remove existing epoxy paint and prep existing slab. Apply Hydraulic Cement Topping. Alternate applies to main lab plus associated and attached spaces as indicated, including but not limited to Labs, Tool Rooms, Storage Rooms, Changing Rooms and Material Rooms. Alternate includes Rooms 207, 207.2, 207.3, 207.4, 207.5, 207.6, 207.7, 207.8, 208, 208.2, 208.4, 208.5, 208.6, 208.7, 209.1, 209.4, 209.5, 209.6, 209.7, 209.8, 210.1, 210.2, 210.3, 210.4, 210.5, 210.6, 210.7, 3. As specified in Division 03 Section Hydraulic Cement Underlayment and Topping. P. Alternate No. 13: Improved Corridor Finishes 1. Base Bid: Provide basic improvements of paint, lighting, new ceilings, mechanical, etc. 2. Alternate Bid: Provide GWB on furring channels in corridor system of Main Building as indicated on the Interior Elevations. Patch terrazzo at indicated areas (outside cafeteria) and refinish all existing terrazzo surfaces in the main building. No terrazzo refinishing required in the Annex. 3. 5 Q. Alternate No. 14: Alternate manufacturer of Water Treatment Equipment. 1. Base Bid: Provide Water Treatment Equipment as Manufactured by S & G Water Conditioning, Inc. Contact: Jim Steele Jr. Ph Alternate Bid: Provide Water Treatment Equipment as Manufactured by any approved manufacturer, including the one listed below. 3. As specified in Division 22 Section 4000 and Drawing P8.1 R. Alternate No. 15a: Alternate manufacturer of Plumbing Fixtures and Manual Flush Valves. 1. Base Bid: Provide Plumbing Fixtures and manual flush valves as manufactured by Toto 2. Alternate Bid: Provide Plumbing Fixtures and manual flush valves as manufactured by any approved manufacturer, including the base bid manufacturer. 3. As specified in Division 22, Section 4000 and Drawing P8.1 S. Alternate No. 15b: Alternate manufacturer of Plumbing Fixtures and Automatic Flush Valves. 1. Base Bid: Provide Plumbing Fixtures and automatic flush valves as manufactured by Toto 2. Alternate Bid: Provide Plumbing Fixtures and automatic flush valves as manufactured by any approved manufacturer, including the base bid manufacturer. 3. As specified in Division 22, Section 4000 and Drawing P8.1 T. Alternate No. 16: Alternate ATC Control Manufacturer 1. Base Bid: Provide new ATC Control Systems as manufactured by Johnson or Honeywell. 2. Alternate Bid: Provide new ATC Control Systems as manufactured by any manufacturer listed in the specification as an approved manufacturer; Johnson, Honeywell, Seimens, CM3, Trane, Carrier or other manufacturer added by Addendum. 3. As specified in Division U. Alternate No. 17: Alternate manufacturer of Auto Collision Spray Booth. 1. Base Bid: Provide Spray Booth as Titan 28P-V10as manufactured by Accudraft 2. Alternate Bid: Provide other Spray Booth models and manufactures listed in the specification. 3. As specified in Division END OF SECTION ALTERNATES
