1 SECTION HARDWARE SCOPE OF WORK The Architect shall specify for the provision and installation of all items known commercially as builders hardware or door hardware. This shall include, but is not limited to, hinges, continuous hinges, pivots, locks, latches, exit devices, cylinders, cores, keys, automatic or manual flush or surface bolts, door closers, overhead door stops/holders, floor stops and holders, wall stops, thresholds, weather-stripping, door coordinators and silencers. Consult the Project Manager regarding provisions for a contingency allowance to cover items inadvertently omitted in hardware schedules. Provisions for this allowance might be particularly desirable for remodeling projects in which some existing hardware is scheduled for reinstallation. Allowance stipulated should not exceed ½ of 1 percent of the estimated cost of contract subdivision for finish hardware. Permission to specify this allowance shall in no way relieve the Associate of responsibility to furnish a complete and accurate hardware schedule. Hardware must be adequate for the intended use and must satisfy code requirements, but shall not be excessively sophisticated or unnecessarily expensive. Specifications for finish hardware shall be reviewed with the University Architect, the using agency, and the Facilities Department prior to completion of construction documents. Make submittal at a time that will allow for adequate review and for making required changes before final printing. All hardware for exterior entrance such doors shall be furnished by the hardware supplier. With the exception of hardware furnished and installed by the door manufacturer, all hardware for such doors shall be furnished under this section. Specify that hardware supplier furnish, to the door manufacturer, templates or the actual items of hardware for which cutouts and sinkages are required. Lock and door hardware removals shall be coordinated with the University Lock Shop through the Facilities Department. All cylinders and cores removed shall remain the property of the University of South Alabama, and are to be returned to the University Lock Shop. USP finish may be specified for butts on exterior hollow metal doors which are not exposed to public view. Closers shall be finished to suit room decor. For all other hardware, specify US-10 or US-26D. Other finishes may be used only where necessary to match materials to which hardware is applied. QUALITY ASSURANCE The contract documents shall indicate that the installation requirements of the devices and materials in this Section shall be coordinated with work of other related manufacturers and installers (i.e. doors, windows, frames, security systems, etc.) to assure complete installation and operation. The contract documents shall require that the Hardware Supplier meet the following criteria: A recognized company with documented experience, specializing in the supply of commercial door hardware with a minimum of three (3) years in business. Be equipped with warehousing facilities within a 50-mile radius from the University. Employ an Architectural Hardware Consultant (AHC) to properly handle, detail and service hardware in a satisfactory manner. The Hardware Manufacturer should be a company specializing in manufacturing door hardware with a minimum of ten (10) years experience. Prior to building occupancy, the Architectural Hardware Consultant shall inspect and certify that all hardware has been furnished and installed in accordance with manufacturer's instructions and is functioning properly. The written record of this inspection shall be delivered in writing to the Architect and the University. UPDATED - JULY 20, 2017 Page 1 of 5
2 SUBMITTALS The Architect shall require the submission of and review all submittals, including Product Data, Shop Drawings, Samples, Quality Assurance Submittals (Test Data, Certifications), O & M Submittals, and wiring schematics and locations for power sources and electric controls. WARRANTY REQUIREMENTS Provide a minimum three (3) year warranty for all hardware items with the exception of door closers. Door closers shall have a ten (10) year warranty. EXECUTION The contract documents shall require the installation of each hardware item in compliance with manufacturer's instructions and recommendations. Wherever cutting and fitting is required to install hardware onto or into surfaces that are later to be painted of finished in another way, each item shall be installed completely and then removed and stored in a secure place during the finish application. After completion of the finishes, each item shall be reinstalled. Do not install surface mounted items until finishes have been completed on the substrate. All hardware shall specify to be installed to comply with ANSI A117.1 for positioning requirements for the handicapped. Protection & Cleaning -- After installation, the contract documents shall require the Contractor to clean all metal surfaces on both the interior and exterior, of all mortar, paint and other contaminants. After cleaning, the installed work shall be protected against damage. Final Adjustment -- Whenever hardware is installed more than one month prior to occupancy or acceptance, the contract documents shall require the AHC / the Hardware Supplier to return during the week prior to acceptance or occupancy and make a final inspection and adjustment of all hardware items. PROHIBITED MATERIALS AND INSTALLATIONS Thresholds raised above floor levels at doors to trash and receiving rooms and over ½-inch high at doors along routes that are otherwise accessible or those intended for use of persons with disabilities. Floor mounted doorstops. Doorknobs or levers containing lock cores or keying devices. Floor closers and closers concealed in door heads. Door closers with integral smoke detectors. Smoke detection systems must be made a part of the documents for fire protection work. All surface mounted and concealed vertical rod exit devices unless approval is received from the University Project Manager. Passive infrared (PIR) motion detectors at door location for request to exit on alarmed doors. PRODUCTS All hardware shall be ADA compliant. ALL LOCKING INSTALLATIONS REQUIRE A KEY CYLINDER OVERRIDE. Permanent cores will be purchased and installed by the owner. The Contract documents shall require that the Contractor provide special wrenches and tools applicable to each different or special hardware component and provide maintenance tools and accessories supplied by each hardware component manufacturer. The following information is the minimum acceptable criteria for each device. Variations or modifications to these criteria must be reviewed and approved by the University. 3 FINISH HARDWARE HINGES AND PIVOTS Provide number of hinges indicated but not less than three (3) hinges for door leaf of 90" or less in height and one additional hinge for each 30" of additional height. Provide only template-produced units. Provide Phillips countersunk flat-head or machine screws for installation of units, except furnish Phillips flat-head wood screws for installation of units into wood. Finish screw heads to match surface of hinges or pivots. Approved manufacturers are Hager, Stanley, and McKinney. Five-knuckle, wrought-steel. Specify ball bearing butts for doors equipped with closers. Butts shall be heavy duty, with 4 bb for exterior doors and interior doors over 3 feet wide; use standard weight butts with 2 bb for interior doors up to 3 feet wide. Specify non-bb for all doors without closers. Stainless steel butts must be used on exterior doors. Hinge Pins tips shall be flat button and matching plug, finished to match leaves. Hinge pins, except as noted, are to be provided as follows: Steel Hinges: Steel pins Non-ferrous Hinges: Stainless steel pins Interior Doors: Non-rising pins Electric Hinges: Non-removable pins Exterior Out-Swinging Doors: Non-removable pins Ball Bearing Hinges: Provide ball bearing hinges of the type and weight suggested by the hinge manufacturer for each type of door application. Provide heavy-duty geared continuous hinges for exterior doors, doors specified with electrified hardware, high traffic cross-corridor doors, elevator vestibules, stairwells and other applications where the doors might be susceptible to abuse. Provide only concealed leaf continuous hinges for applications involving new doors. Use of full surface or half surface continuous hinges will be acceptable for applications involving existing doors and/or frames. Provide continuous hinges with cover on the top of the gear housing so that foreign object cannot be inserted and jam gears. Acceptable Manufacturers are Hager, and Select. Electrified continuous hinges shall be either Select 10 wire accessible panel or Hagar removable panel hinges. Use of pocket pivots must be approved in writing by the USA Project Manager. LOCK CYLINDERS AND KEYING Locking devices shall be equipped with Best Lock Corp. cylinders with removable 7-pin tumbler cores. For security while the building is under construction, locks shall be equipped with temporary keyed brass construction cores furnished by the Best Lock Corporation and installed by the General Contractor. Following approval by the University Lock Shop in exchange for temporary cores removed by the University Lock Shop and returned to the Best Lock Corporation Construction of lock cylinders, housings and interchangeable cores are to be brass, bronze, stainless steel or nickel silver. Cylinders and housings shall match the lockset finish. LOCKS Locksets and latchsets shall be heavy duty mortise type with hinged anti-friction, ¾ inch throw latchbolt with anti-friction piece made of self lubricating stainless steel. Deadbolt function shall be 1-inch projection with two hardened steel roll pins. All locksets and latchsets must conform to ANSI A156.13, Series 1000, Operational Grade 1 and Security Grade 2 and be listed by UL. All locksets to be supplied by the same manufacturer. 4 All mortise locksets must have a minimum 3 year manufacturer s guarantee warranty. BUTTS Five-knuckle, wrought-steel. Specify ball bearing butts for doors equipped with closers. Butts shall be heavy duty, with 4 bb for exterior doors and interior doors over 3 feet wide; use standard weight butts with 2 bb for interior doors up to 3 feet wide. Specify non-bb for all doors without closers. Stainless Steel Butts must be used on exterior doors. EXIT DEVICES 98/99 Series EXIT DEVICES are the approved devices. The Von Duprin 33 series can be used if approved by the University project manager. No vertical or concealed rod exit devices shall be used without prior written consent of the Facilities Department. r. CLOSERS The acceptable manual closer is the LCN 4040 series only. The acceptable power assisted operator is the LCN 4600 & 4800 series. Concealed overhead and concealed floor closers are prohibited unless approved in writing by the USA Project Manager. Specify only LCN 4041, Sargent 350, or Dorma Closers shall be surface mounted, non-handed, with full rack and pinion hydraulic action. Specify very heavy-duty type with broad range of adjustments permitting adjustment of door. Open pressure of 8 pounds to 15 pounds. Covers shall be of clean line design with lacquer finish and shall be type that DOES REQUIRE removal to make adjustments. PUSH PULL / PROTECTION PLATES Acceptable manufacturers include: Rockwood, Quality, Hager, Trimco. Provide 16 gauge minimum thickness for plates. Bevel protection plates on four (4) sides. Provide manufacturers standard exposed fasteners for installation, through bolted for matched pairs, but not for single units. Provide push plates, where door stiles permit, of 8" x 16" In locations where locks are used with cylinder but no outside trim and door is reverse bevel, provide cylinder pull similar to Rockwood 90. THRESHOLD, WEATHERSTRIPPING, AND GASKETING Provide continuous weather-stripping at each edge of every exterior door leaf, except as otherwise indicated. Acceptable manufacturers are: Zero, Reese Pemko, and National Guard. Acceptable manufacturers will provide non-corrosive fasteners as recommended by manufacturer for application indicated. Do not specify adhesive backed weather-strip or gasket material where PULLS Bases for grips shall project straight out, perpendicular to face of door. No curved bases. KICK PLATES Provide plastic laminate for wood doors. Omit on steel and aluminum doors. FLUSH BOLTS Specify extension type, top and bottom; avoid the use of vertical bars, either concealed or exposed. replaceable seal strips are scheduled, provide only those units where resilient or flexible seal strip is easily replaceable from stocks maintained by manufacturer. Provide standard metal threshold unit of type, size and profile shown as scheduled. MAGNETIC LOCKS Use of Magnetic Locks is prohibited unless approved in writing by the University project manager. 5 ELECTRIC STRIKES The only acceptable manufacturers of electric strikes are Von Duprin and HES unless otherwise approved in writing by the University project manager. OVERHEAD STOPS AND HOLDERS: Size as recommended by the manufacturer. Degree of opening, as determined by building conditions. STOPS Wall mounted convex rubber bumpers, with concealed fasteners. Provide blocking in wall as required for bumper installation. EXIT DEVICES Specify Von Duprin 98/99 rim type series. STANDARDS AND APPROVED EQUALS For each item, specify and schedule products of one manufacturer as the standard and, whenever possible, name two other manufacturers whose products are PROVEN equal. A complete list of items proposed as the standards, together with manufacturers names and with the names of manufacturers whose products are proposed as equals must be included in the outline specifications for the Basic Submittal. Approval of the items must be obtained before their inclusion in the hardware schedule in final documents. Unless instructed otherwise by the University project manager, select locksets and latchsets having the following functions. Specifications or door schedules shall show both the Federal Specification Numbers and the manufacturer s numbers to aid checking of documents and reduce the opportunity for error in function. Installation: Closers for interior doors shall be installed on room side of doors and shall not be visible from corridors, lobbies, and other public spaces. UPDATED - JULY 20, 2017 Page 5 of 5
