1 Timber Sale Invitation to Bid LaDouceur Log Jam Harvest This is an invitation to place a lump sum bid for a 30 acre timber sale located on a 40 acre property located on within SE ¼ of the NE ¼ of Section 12. T22N R3W, Roscommon County, Michigan. This is primarily a black oak sale. The land is owned by Dale and Anita LaDouceur. The timber sale will be administered by Metcalfe Forestry LLC. Bids are due on Friday February 17th at 5P.M. Metcalfe Forestry reserves the right to refuse any and all bids. Bid results will be available for all interested bidders. There is deeded easement to the property via a short private gravel road to the north east corner of the property. The easement belongs to Roscommon County and provides access to a cell phone tower. The access is graveled and suitable for hauling however the easement will need to be maintained and kept clear for service vehicles working on the cell tower. The property has flat terrain. There are some wet areas on the property that have been excluded from the sale area. However, the wet areas must be crossed in order to access much of the harvest area. Although this job has Class A road access, much of the terrain is wet and won t be suitable for logging during the spring thaw. Two allowable crossing areas have been identified and flagged with pink flagging and are shown on the harvest map. Successful bidder will be required to put tops on the crossing locations and skid through those areas only. A landing location has been identified in the northeastern part of the sale (see map). The terrain in the harvest area is flat. Whole tree skidding isn t required but scarification is required. The goal of this harvest is to regenerate oak, aspen and jack pine which need exposed mineral soils for good germination. Scarification can be achieved by using tracked processers or by dragging bundles tops around the sale. Drags may also be used. The soils are sandy. Harvest operations should drive on tree tops near wet areas to reduce rutting. Exterior boundary lines are marked in Red paint. Harvest all aspen, and jack pine. Harvest all red maple that is larger than 5 inches in diameter at breast height. Harvest oaks that are greater than 8 inches in diameter at breast height with the exception of any trees marked with green paint. Do not harvest red or white pine. Do not cut trees marked with Green or Red paint Do not harvest trees in wet areas. These areas are delineated with Red Paint Timber harvesting operations must be completed by March 31, No harvest operations can occur between April 1st and July 15th due to oak wilt season and nesting season. Harvesting timber during firearm deer season is not allowed. Cleanup operations must be done within two months of the end of harvest operations, or as soon as weather conditions allow. All saplings that are severely damaged or bent over during the harvest must cut down. Purchaser will create brush piles scattered throughout the harvest area in order to improve the habitat for wildlife. Ten percent of the sale value is to be paid up front when the contract is signed. Prior to the start of any logging or road building, the buyer shall provide proof of Worker's Compensation Insurance as required by law, and Liability Insurance coverage in the amounts of $250,000 per person and $500,000 per incident. The buyer shall maintain this required insurance until completion of all logging activities on the property. The buyer will be required to provide a performance guarantee in cash, check, or an irrevocable letter of credit from a bank to be paid up front before beginning harvest operations in the amount of $ The remaining timber sale value must be paid in full prior to beginning harvest operations.

2 All volumes were determined by cruising 36 sample points with a 10 factor prism. All pulpwood was measured to a 4 top and bolts to a 7 top, conifer spec wood to a 6 top and sawlogs to an 11 top outside the bark. All measured pulpsticks and logs were 100 inches long. The tops of sawlog trees are included in the estimated pulpwood volume. The cruised volume estimate is calculated to have a statistical margin of error of plus or minus 11%. Volumes are estimates only and are not guaranteed by the seller. Prospective bidders are encouraged to make their own estimates.
