It is located in the South Delta region of California s Sacramento-San Joaquin River Delta and benefits from ample low-cost irrigation water via riparian water rights. The farm may be well suited to permanent plantings and it will receive organic certification in December 018. Permanent crops in the South Delta / Brentwood region include cherries, blueberries, vineyards, and nut crops. FARM HISTORY The farm has been operated as a part of the owner s sustainable farming operation, which consists of an integrated crop and pasture/grazing rotation that is focused on maximizing soil fertility and crop yields. This provides ample, extremely affordable water to the farm. IRRIGATION & DRAINAGE Irrigation water and drainage is by way of a series of internal concrete and dirt ditches. These can be managed in a manner that allows the operator to control groundwater levels. RECLAMATION DISTRICT Reclamation District 04 provides for levee and primary drain canal maintenance. Fees are $35 per acre.

4 CELL TOWER LEASE There is a cell tower lease in place that generated approximately $11,475 of rental income in 017. Annual increases are set at 3.5%.
