1 EXHIBIT B: SCOPE OF SERVICES The Architect s Consultant basic services shall result in a complete design for the project, coordinated with the architectural design and consultant team, complying with all current applicable codes, enforcing agencies and regulations and the AIA C Agreement. Scope of Full Design Services for Architect s Consultants should include: Drawings, reports, specifications and other necessary information to receive agency approvals, entitlements and construction. o Architectural drawings will be created in REVIT and exported for Consultant s use. o Consultant drawings must be executed in REVIT, most recent release, however the preference for all drawings to be created in REVIT. Layers, sheet border, line weights, fonts, sheet size, etc. shall follow Architect s standards. o An Outline Specification and a 3-part CSI Masterformat specification will be produced. The Consultant is responsible for providing their relevant sections following the Architect s format. Formatting for all documentation shall be completed by the Consultant well in advance of any progress set deadline. All specifications shall be submitted in electronic format. Compliance with current San Francisco CBC, MOHCD, SFDPH, PUC, SFDBI, Mayor s Office on Disability (MOD) and SFFD requirements o The City of San Francisco and MOHCD has detailed submittal requirements and review procedures. The Consultant s basic services shall comply with all City and Agency guidelines. Owner shall be retaining the services of a Construction Manager/ VE Consultant to review documentation at each design phase. The Consultant s basic services shall allow for review and response to these comments. Owner shall be retaining the services of a General Contractor to price the project at each design phase and provide constructability review. The Consultant s basic services shall allow for review and response to pricing and constructability review. Attendance at design coordination meetings with Architect and Owner. Coordination with Architect and its consultants and the Owner s consultants. Construction Administration support including site visits at appropriate stages, field observations reports, responses to requests for information, submittal review and preparations of revisions, modifications or construction bulletins. GreenPoint Certification assistance and building commissioning. LEED certification services are not anticipated. If the Owner elects to pursue LEED certification in the future, any additional work may be billed as an additional service. Deliverables: The primary deliverables include, but are not limited to, those noted below and should be provided by the Consultant, including a draft to Architect for review before each deliverable. o SD Drawings at 50% and 100% and outline specifications/ Basis of Design descriptions o DD Drawings at 50%; Site Permit Submission drawings, and at 100% full 3-part CSI specifications, Pricing set drawings. o CD Drawings at 35%, 70%, 90%, and 100% and full 3-part CSI specifications; Permit Addenda Submission Drawings o For-Construction Drawing and Project Manual Set
2 CONSULTANTS TO THE ARCHITECT: EXHIBIT B: SCOPE OF WORK Mechanical, Plumbing, and Fire Protection Engineering Consultants Mechanical, Plumbing, and Fire Protection engineering documentation, coordination and production as an integrated part of the team in the Schematic Design, Design Development, Construction Documentation, and Construction Administration phases. o Includes the design of warm shell retail. o Title 24 calculations by GreenPoints consultant. Coordination with this consultant is required. o Manage coordination with PG&E including necessary submittals, calculations and drawings for approvals and service. o Fire Protection performance guidelines including fire flow calculations, locations of FDC and analysis of whether a fire pump is required. Provide Fire Protection design build specifications and review of design build contract documents. o Design and compliance with San Francisco Air Quality Standards- Article 38 o Coordination with irrigation systems. o Thermal comfort study (3 revisions) to forecast potential future overheating. o Analysis of a minimum of three versions of building (different thermal envelopes and mechanical systems) provide utility cost comparisons. o Specifications (for integration) of solar thermal and/or solar hot water. o Test feasibility of Solar PV Installation. Electrical Engineering Consultant Electrical engineering documentation, coordination and production as an integrated part of the team in the Schematic Design, Design Development, Construction Documentation, and Construction Administration phases. o Power distribution and receptacle plans. o Low voltage systems design including Door Access, Security, CCTV, Telecommunications, Cable TV and AV Systems. o Design of Distributed Antenna System (DAS). o Telecommunications including voice and data including outlet locations and quantities Design and coordinate a new telephone company service connection from local telephone company. Design a new telephone system including telephone outlets in each room and office locations. Riser and routing pathway design Equipment room design Wireless infrastructure o Audio Visual Systems at community rooms including projector, speakers and controls. o Design a portable assistive listening system. o Lighting plans and lighting schedules. Electrical Engineer will be responsible for lighting design o Egress lighting calculations. o Photometric studies as required by the City. Acoustical Consultant
3 Review, documentation, coordination, and detail/specification production for interior and exterior code compliance design criteria and systems as an integrated part of the team in the Schematic Design, Design Development, Construction Documentation, and Construction Administration phases. Environmental noise survey. Review and provide comment and recommendations for changes to the Preliminary Specifications. Acoustical Report: o Building shell recommendations including wall and window assemblies and performance criteria to meet City and CBC standards. o Interior noise control recommendations including inter-unit noise control, verify minimum STC ratings (i.e., party wall airborne noise isolation, entry door noise isolation, floorceiling airborne and impact noise isolation). Requirements for unit sound isolation including noise generated by the first floor public, retail and utility spaces. o Details and specification review on sound absorptive finishes and wall partition assemblies. o Requirements for the public areas acoustical comfort including exterior rooftop gardens (i.e., minimizing excessive reverberation, mechanical equipment, traffic and echoes) o Requirement for Mechanical & Plumbing system noise/vibration reduction based on equipment selections o Requirement for trash chute & elevator noise mitigation Review and provide comment and recommendations for changes to design team drawings and specifications at end of each phase to ensure details are in general conformance with standard practice for acoustic design. Including provision of recommendations for changes to detailing, sound isolation or suggestions for alternative techniques and/or systems. Review and respond to acoustically related permitting issues. Waterproofing Consultant Review, documentation, coordination and detail/specification production for project exterior envelope as an integrated part of the team in the Schematic Design, Design Development, Construction Documentation, and Construction Administration phases. o Review and provide comment and recommendations for changes to the Preliminary Specifications. o Waterproofing Report (Details and specification review including redlines and comments): o Review of geotechnical report. o Sub-slab waterproofing at slab on grade, below grade pits (elevator etc.) and subgrade retaining walls. o Storm water planter/ filtration system. o Unoccupied and occupied roofs (includes flat and sloped). o Building envelope cladding, coatings and flashings (includes walls, windows, doors, louvers, etc.) Review and provide comment and recommendations for changes to design team drawings and specifications at end of each phase to ensure details are in general conformance with standard practice for acoustic design. Including provision of recommendations for changes to detailing, sound isolation or suggestions for alternative techniques and/or systems. Review Consultant team scope of work for waterproofing requirements. Review design/build shoring documents for compatibility of waterproofing requirements. Review Value engineering option for systems.
4 Building Code and Fire/Life Safety Consultant Provide review and consultation regarding building and fire / life safety codes on an as-needed basis. o Provide services on an hourly basis. Trash Management Consultant Review and advise development of trash management strategy during the Schematic Design, Design Development, Construction Documentation, and Construction Administration phases. o Participate in meeting(s) with trash company.
5 CONSULTANTS TO THE OWNER: Geotechnical Geotechnical engineering design, documentation, coordination and production as an integrated part of the team in the Predevelopment, Design and Construction Phases. Preparation of a Geotechnical investigation report for the proposed development. Dry Utilities Consultant Dry Utilities engineering design, documentation, coordination and production as a part of the team in the Schematic Design, Design Development, Construction Documentation, and Construction Administration phases. o Compilation of all utility information (Electric, Gas, Phone & CATV) o Review, provide comment and recommendations for changes to design team drawings and specifications at end of each phase to ensure details are in general conformance with utility requirements. o Coordinate with Owner and Owner s Representative on service plans and system design. o Coordinate with Owner s and Owner s Representative of complete, comprehensive and timely utility applications. o Detailed design documentation. o Coordination of power, gas, CATV and telephone services routes off site, and if required, on site joint trench. Emergency Responder Radio Coverage System Design System to California Fire Code Section 510, NFPA72 Standards. Provide all submittal documents. Provide all equipment and installation hardware. Provide shop drawings for electrical and alarm contractors. Meet with Customer personnel to clarify responsibilities. Interface system to customer supplied alarm panel. Provide dry contacts with labeled wire pairs to the alarm company, alarm contractor to make connections to alarm panel. Power up and test system, conduct commissioning test prior to AHJ test. Conduct acceptance test and issue final report. Conduct final inspection with AHJ. Provide system documentation upon completion. Energy Analysis/Title 24/ GreenPoint Rater Review, documentation, coordination, and specification production for GreenPoint rating as an integrated part of the team in the Schematic Design, Design Development, Construction Documentation, and Construction Administration phases. o Review, documentation, coordination, production for Title 24 Energy Modeling as an integrated part of the team in the Design Development, Construction Documentation, and Construction Administration phases. o Kick-off / scoping charrette with the Consultants and Client. o Design Team Deliverables Action List for targeted points. o Review, documentation, coordination, and detail/specification production for MEP systems as an integrated part of the team in the Design Development, Construction Documentation, and Construction Administration phases.
6 OSHA/ OPOS Exterior Building Maintenance System Design Consultant Design and document exterior building maintenance (EBM) equipment and system for window washing and unscheduled building maintenance as an integrated part of the team in Schematic Design, Design Development, Construction Documents, and Construction Administration phases. o Design meeting with Architects and ownership to discuss different options for the building. o Conceptual roof lay-out in CAD format outlining equipment types and locations, as well as method of access to the different roof levels and elevations. o Coordination with architect on EBM equipment locations o Collaborate with project s Structural Engineer regarding load requirements once conceptual lay-out is approved by project team. o Written performance specification to accompany the drawings. o If needed, design meeting with Cal-OSHA, to request for a possible variance. (Should be scheduled prior to going into full design and engineering. Telecom/Data/Low Voltage See MEP/FP scope for items pertaining to Low Voltage/Telecom scope Specifications Writer Provide specification writing services as an integrated part of the team in the Design Development, Construction Documentation, and Construction Administration phases. o Create Table of Contents including sections provided by cons o Create Specification Outline for Schematic Design o Full specification draft at 100% DD, and 70% CD and final at 90% o Deliver editable Word format files of all o Verify with Owner s Specifications and Design Guideline standards
